Beautiful 6 bedroom villa, with marble floors, air conditioning, private swimming pool with private Garden located near the prestigious Pinecliffs La Falesia location. Large fully integrated kitchen looks out onto the private pool close to bars and restaurants.

Villa Pinecliffs is an attractive villa for those who wish to relax in a quiet setting but benefiting from most of the amenities of the 5 star Sheraton resort and Golf club, as well as the bars and restaurants located within a short walk. Falesia Beach is a short walk away. Famous for its sandy beach that stretches along the Algarve.

As you enter Villa Pinecliffs through the solid wooden door the living room is to the left, this benefits from 3 Large leather sofas, coffee table, SMART TV with satellite channels . The living room leads out onto the pool and Garden area via large sliding glass doors.

The dining area is located beside the sitting room, open plan, and looks onto the pool through large sliding glass doors.

The kitchen is beside the dining area. This is a large room with fully integrated appliances, (dish washer, fridge freezer, electric Hob and oven. Granite worktop with modern solid self closing oak doors. There is a breakfast bar and breakfast table.

Bedroom 1: Located beside the Kitchen, has twin beds, integrated wardrobes, en suite shower room.
Bedroom 2: Located beside the Kitchen, has twin beds, integrated wardrobes, en suite shower room.
Bedroom 3: Located beside the Kitchen, has twin beds, integrated wardrobes, en suite shower room.
Bedroom 4: Located on the 1st Floor, has a double bed, integrated wardrobes, and shared en suite facilities
Bedroom 5: Located on the 1st Floor, has a double bed, integrated wardrobes, and shared en suite facilities, also benefits from a private terrace that looks onto the pool
Bedroom 6: Situated next to the lounge has a double bed and fitted wardrobes.

There is a separate WC located beside the kitchen with a huge mirror & glass bowl sink.

All windows and doors have shutters or bars that can be used for additional security.

As you enter the property there is a driveway to the left of the house, the property is surrounded by grass, mature plants, and high bushes.

The villa is located on a no through road, with very little traffic, on a corner plot overlooking the grounds of the Sheraton resort.

The pool is located on the right hand side of the property, south to North facing to enjoy the sun throughout the day. Beside the pool is the BBQ which can also be easily accessed via the kitchen.

Just outside the living room and dining area there are 2 covered areas if you wish to enjoy being outside without direct sunlight.

There is a table tennis table located outside beside the swimming pool in the garden area.

If you wish to proceed we would 25% deposit with the remaining amount 6 weeks prior to arrival.

I think many of the previous reviews come from single gender or all adult groups ? Our taxi driver transfer driver confirmed our opinion. Our biggest disappointment was not being able to heat the lovely pool.. It was far too cold for the young babies and infants. This was one of the main reasons we booked. This news was only available to us when it was too late to cancel.The Villa could be much more comfortable with better maintenance and some of the fixtures and fittings and lighting replaced. The site and area is excellent close to everything you need for a great holiday.

Me and 10 friends have just returned from our 4 day hen do at the Villa. The pictures do not do this place justice! The Villa is huge! The garden and pool are beautiful and the Villa has everything you need! Lots of sunbeds, a ping pong table, wifi, light up mirrors in all bathrooms, a spacious kitchen.. Location is perfect, with some shops and a few bars / restaurants within walking distance. We got Ubers into old town and to the strip which were so easy to get! We couldn’t of enjoyed our trip more! I’m so glad I chose this Villa, all of us will be recommending this! Jim has been very helpful and has always been quick with responses to emails and I’ve had no concerns what so ever! He even arranged our transfers to and from the airport. We all can’t wait to come back and I’d most definitely love to stop here again! Thanks again!

Huge thanks to Jim for everything in this booking process. He was helpful, attentive and went above and beyond to make sure we had everything we needed. The location was perfect. Walking distance to some reasonable and delicious restaurants (Salt & Pepper do amazing Kebabs with a special hot sauce which was my favourite!) The Villa was great but a little tired. Sadly the pool heater was broken beyond repair before our stay so our experience of the pool was super cold meaning some party members refused to use it at all. Kitchen had utensils but no kind of basics like washing up liquid or anything. The safe instructions didn't match the safe however we worked out we could lock it with a key on the front door keys so were still able to use it. A lovely stay in a nice villa, with some minor improvements it could be amazing.

There were 9 of us on a hen party for my daughter. We found the villa ideal for our needs. The villa is large and well laid out. The lounge area is comfortable and the outside is pleasant with a lovely pool, terrace and numerous clean and comfortable sun loungers. As it was mid May only 1 of us ventured into the pool as,unfortunately, the pool heating was broken - the property manager had made us aware of this a few weeks before our trip. The surrounding area is lovely and there is a small supermarket, chemist, pizza all within 5 - 10 minutes walk. Communication with the property manager,Jim, was excellent.He was extremely helpful and any queries were dealt with very promptly. Transport to and from the villa was arranged by the Jim which made the whole process very easy. A good experience all round.

We had a great holiday at Villa Pinecliffs. The property is really well located, with easy access to the local beach, for a relaxing. Equally, when looking for slightly livelier nights, it is a short car journey away from busier areas in Villamoura or Albufiera. The communication with Jim was great throughout the process as he was always quick to respond to any questions or concerns we had. If anything the photos undersell elements of the property.

The property manager before hand was great with communication but the Villa was not at the standard we thought it would be. Here is a fair list of pros and cons: Pros: Able to check in with key lock. Lots of space. Quiet neighbourhood with restaurants at a walkable distance. Good pool area. Cons: No one met us at the property on arrival as expected. Pool not heated as arranged. Tv old and damaged. Whole property needs renovation as very dated. Pest problem: beehive on front door, ants in house, cockroach found in house. No sofa beds as listed but instead two stained single foldaway beds. No locks on doors. Everything quite rusty. We had a good time as we had each other for company but otherwise I wouldn’t confidently suggest this villa. Even a 3* hotel would be better.

It’s a nice, very clean house in a great location. The online photos are a bit dated and the walk to the beach is closer to 15 minutes due to a newly constructed wall that requires renters to walk around the Pinecliff restore. Great location

There is extensive construction being done across the street so if you are looking for peace and quiet this is not an ideal location. However once the construction is completed and home is updated it will be fabulous. Great location for walking to restaurants and beach. We also had to pay for WiFi at time of check in.

We stayed her for the first week in June 2016, there were 8 adults and 3 children, 6 gorgeous bedrooms and four bathrooms there was plenty of room. We paid extra to have the pool heated and it was worth it! the kids were in the pool all day. The villa is near some lovely local restaurants and has two lovely supermarkets near. The beach was 15 mins walk as its stunning. Booking was quick and easy with Jims the owners help, and he answered my never ending stream of questions. Once we arrive Miguel looked after us and was so helpful and kind and arranged transport to villemoura and abulferia for us. Would not hesitate to recommend this villa and location.

The house is good situated near the beach (access via Pine Cliff Resort or by car) and all facilities (supermarkets, restaurants in Acoteias). The pool area is well equipped to relax. But the house isn't equipped if more than 8 people want to dine together, neither in the living room or the kitchen, nor outside (not enough chairs, no table which is big enough). The kitchen is poorly equipped for more than 8 (coffee machine for only 6 cups, only one baking plate). Even scissors, mixer or juice squeezer is missing. It was disappointing that some of the problems already mentuioned in threads/user feedbacks haven't been resolved like: - ant problems in the kitchen (o.k. that happens in southern regions) - sink problem in the shower Unfortunately in 2015 construction area with truck traffic just in front of the house
