About this cottage rental
Broyle House is a bright and well-presented family house close to the heart of the historic city of Chichester, West Sussex. With views over one of the city's well maintained parks, it is great for anyone looking for a comfortable holiday home within walking distance of many of the great shops and amenities in Chichester and a base from which to explore the area.
On Entering Broyle Road you are met with a spacious stylish living area equipped with a large TV with Netflix, perfect for getting cosy under the blanket and watching all your favourite TV programmes in front of the log burner. Along from the living room is a large kitchen with everything you could possibly need to self-cater during your stay including a kettle, dishwasher, cooker, fridge, freezer, microwave, toaster, washing machine and tumble dryer. There is also a downstairs WC.
On the first floor are 2 double bedrooms, one bedroom has a small double and a large wardrobe, the second bedroom has a super king bed and a TV with Netflix and an en-suite including a free standing bath and a shower room (this is the main bathroom for both bedrooms).
This property has WIFI and 2 parking spaces.
Broyle Road is located just to the North of Chichester city centre and is within a short walk all the shops, restaurants, bars and amenities the city centre has to offer. The history of Chichester dates back to beyond Roman times, but it is perhaps now most famous for its imposing cathedral, which itself is over 1,000 years old. The renowned Chichester Festival Theatre is also just a short walk away, which offers a great selection of shows throughout the year.
Other local attraction include the Goodwood Estate, known around the world for both its horse racing and the Glorious Goodwood week, as well as its motor racing events that include the Goodwood Festival of Speed and the Goodwood Revival. One of the best beaches on the south coast is located at West Wittering, to the south of Chichester. With the excellent road and rail links, it is also easy to visit the cities of Portsmouth, famous as being home to the Royal Navy, and Brighton, which has a wonderful array of shops and bars. London is also less than 2 hours away, with direct trains from Chichester to London Victoria.

It took a little while to get comfortable. But after some adjustments we settled in and could enjoy our stay. It was easy to get on foot to the city centre. The house has all necessary equipments.

Very well placed and equipped. 10 minute walk to the centre, 5 minutes to the Festival Theatre. Private parking excellent. On a main road, living rooms and main bedroom are quiet. Would visit again

We were very disappointed with the cleanliness and overall condition of the property.
There were clumps of dust and hair on the carpet, bits under the kitchen table, dust and grime on the blinds and lampshades and mould in the bathroom.
The house was tatty with wallpaper peeling, the shower head was hanging off the wall and kitchen worktops were mouldy. On arrival to the property we were faced with a dead christmas tree on the drive, before having to walk through an overgrown garden to the door, where the grass had not been cut since last year. We have 2 small children and part of us choosing to stay at Broyle House was because there was a garden. However it wasnt easy to use the space as it was so overgrown.
I contacted the office the following morning and they sent out a cleaner. However the cleaner only seemed to sweep the kitchen floor as all the other issues remained. The cleaning manager came out to assess the property. She returned the next day to complete the cleaning. This was 3 days into our holiday of 5 days. I was shocked to find such a dirty property which was supposed to have had deep cleaning between guests during a time of covid regulations. I have since had an email from Henry Adam's to say that they are addressing some of these issues (too late for us) but having read previous reviews now, these are not new and were reported last year and nothing had been done. We were offered a small refund of our booking fee (£45) as compensation but 2 weeks on and we still don't have it.

Walking distance to town centre. Chichester has everything you need and more.
The house is well equipped if it was mine I’d want to do some minor repairs but the peeling wallpaper/paint doesn’t spoil your enjoyment and it’s not everywhere (I’m fussy). Smart TVs in lounge and bedroom. Plenty of comfy seating. 2nd bed a bit small and they need to use the downstairs shower room. It was my second stay so none of the above bothered me. It’s a cut above some places I’ve stayed and it’s location is fab and parking for 2 cars a really good selling point.

Great stay in Chichester
We called Henry Adams with regard to the cleanliness and they immediately offered to send their new cleaning team. So all good. However we had 3 kitchen power cuts during our stay. The first was a problem as there is no welcome pack to explain anything. We eventually found the kitchen consumer unit in a top cupboard behind some pots and pans. Obviously we had phoned the emergency line but got no response so left another voicemail cancelling the first once we sorted it. The owner does need to do some maintenance to the house especially the downstairs clock room. However for all the niggles we enjoyed our month in Chichester.

Beautiful house...with some significant issues
This house has a great location - a 5-minute walk to the Festival Theatre, about 10 minutes to the city centre, and 20 minutes to the train station by foot. The house is clean, has been decorated beautifully, and is equipped with a modern, bright kitchen. It is a comfortable, convenient, and attractive place to stay while visiting Chichester.
There are, however, issues that need more attention from the management company.
1. Preparing house for guest arrival: The first day of my stay was terribly uncomfortable. The house interior was 10 degrees Celsius when I arrived. (The thermostat was set to just 5 degrees.) It took until bedtime to heat the house to a temperature warm enough to remove my coat.
2. Safety: The smoke detector battery in the main room/stairway was not working (beeping a low battery warning) when I arrived. Thankfully, Amazon.com was able to deliver an appropriate battery the next day so, I had only one night without smoke detection.
3. Maintenance: Many light bulbs in the house were burned out. In the kitchen, 4 of the 8 recessed lights in the ceiling did not work. These were all over the sink and work area, making cooking and washing up in the evening a bit challenging.
There was usually no hot water in the kitchen sink in the evening, so I boiled the kettle to do the washing up.
4. Cleaning: Almost all of the glass mugs, cutlery, and a few bowls had coffee stains in them when I arrived. I was able to remove them with a little elbow grease, but having dishes left in the cupboards and drawers in a stained condition is disappointing for a property of this quality.
There is one issue for which I don't believe there is a solution and which would prevent me from staying in this property again on holiday. The house is located on a busy road with heavy traffic. While the owners have taken successful measures to reduce traffic noise inside the house, one can still feel the traffic. I was awaken every morning by the physical rumble of lorries passing by. The tremors began as early as 5:30 and happened with such frequency, sleep was nearly impossible once morning traffic began. (Sunday was the exception, with less traffic.) I did not get used to this even after being in the house for two weeks, so it was not a very restful holiday.

Great spot for short break for 2 mums
The house is wonderful. Modern and nicely decorated. Comfy beds, comfy sofas and a wood burner. Just 10 min walk from the city centre.
Henry Adams agency was very helpful and efficient. Thank you to the team for organising our holiday.
We'll definitely stay again next time we're in the area.
