About this apartment rental

These beautiful three story condos are designed as vacation rentals to comfortably accommodate 10-12 guests. Can accommodate large groups up to 22 people if our 392 Franklin and 394 Franklin condos are both rented. Please see listing #2220679 for details regarding our 394 Franklin condo.
Ground Floor: 1 enclosed car garage, large open bedroom with a full bathroom, washer/dryer
Second Floor: Living room, fireplace, dining room, kitchen and 1/2 bathroom.
Third floor: Two bedrooms with one full bathroom.

Our 392 Franklin condo has beautiful ocean view balconies on the 2nd and 3rd floors. Convenient beach access right down the street and a beautiful and comfortable walk to downtown Pismo and pier.

Excellent location with easy access to beach. Parking for one regular car in garage and one car in the driveway. Slightly dated condo, steep stairs that can be hard to lug suitcases up and down. Excellent restaurants in town make up for missing kitchen equipment. Good for large groups

We are really glad to have stayed at this place! Our family of 13 found the condo to have everything that we needed. The condo is super clean inside and out, the rooms have plenty of sleeping space, everyone liked the two balconies with a good view of the ocean. The location is great, just 1/2 block from the beach and we didn't have to cross a street to get there. The 101 Freeway is nearby the noise is minimal and no one had any trouble sleeping. It was truly a pleasure to work with Kelly, our property manager. Her VRBO listing is very accurate. She answered all my questions, kept us in the loop with all the info that we needed as the rental time drew near and is s super sweet person to deal with. We look forward to staying here again!

Kelly was very responsive. The home was just lovely and although close to the freeway in a great location close to everything. The home was spacious and comfortable.

Kelly's Pismo Beach condo was a wonderful location to spend our family Thanksgiving. There was easy access to the beach and the two ocean view patio sitting areas off one of the upstairs bedrooms and the common area were a big plus. The common space was nice for our family to gather and the beds were comfortable.

The home was very clean and had everything that was in the listing. But - 1. The property manager wants you to sign a four page agreement before you check in. It was very inconvenient. 2. The upstairs bathroom doesn’t get hot water or pressure. Since there are only two bathrooms that was a problem for our group. 3. The utensils are quite old. Overall great place but needs some updating and fix the bathroom.

We spent one night here - plenty of space for six adults, two kids, and one infant. Very short walk to the beach and nice views of the sunset. Close to downtown area. Some road noise at night as other reviews have mentioned. Looking forward to visiting again!

This condo was a great location - was visiting SLO for a bridal shower with friends & decided to stay on the coast. There were 7 of us - slept comfortably and had plenty of space. Nice & convenient to SLO, Pismo, Avila Beach. Wish we could of stayed longer - but it was a quick weekend trip.

This was the perfect condo for my husband’s 70th birthday with our kids and grandkids (9 total). Typical residence that shows it’s age in an ocean environment. Kitchen is well supplied, plenty of comfortable sleeping arrangements, plenty of seating for dining, large living room area, and a convenient set of stairs to the beach (steep, over 100 steps, but we had no problem). Partial view of ocean and beautiful sunsets. A bit noisy from street during the day, but quiet during the night. We all slept very well. We highly recommend, and we’ll be back.

Really enjoyed our stay. Property was really a quick walk to the beach. And the boardwalk is a nice stroll away so if you do not want to drive you do not half too. Property was cozy and comfortable. I would totally recommend this property and VRB host was very responsive when ever we had questions.

We stayed here for the weekend to attend a family wedding with my parents, brother and his family (2 children under the age of 5), another brother, and my husband and two adult children. There was plenty of space for all of us. The location of the house is perfect. Every morning we walked downtown for coffee and breakfast. The runners in our group ran down to the beach and then on the beach every morning. One morning, we walked downtown for breakfast, walked to the pier, and then walked back to the house via the beach and up the stairs from the beach. The house is very well stocked with blankets and towels. We especially appreciated the kitchen - there was an over abundance of cups, plates, and silverware for our group of 11 people. The host Kelly was very responsive and helpful. There are a lot of stairs to access the house and stairs within the house, but this is stated on the listing. My parents are in their late 70s and active, and the stairs were not a problem for them.

Our family has been going to Pismo for over 40 years and the place we normally stay was not available this year so I found this condo on VRBO. Overall, it was a good place to stay and no major problems. 8 adults; 3 teens Pros and the things that mattered the most to us: *walking distance to the downtown area for meals *steps (they are steep) at the end of the block down to the beach *partial view of the ocean from the 2 balconies (although you couldn't hear the ocean) *Beds were comfortable- 4 beds plus 2 sofa couches that made into beds. *kitchen and bathrooms (2.5) were all in working order *parking for 3 cars plus lots of street parking Cons- things that could have been better *alot of the lights didn't work *thick layer of dust on the ceiling fans *outside door and balconies needed to be swept off or hosed down (lots of cobwebs) *consensus from those of us over 40 was that the couches were super uncomfortable to sit on and 2 of the chairs were super low to the ground *kitchen table sat 8 but it was so close to the wall and counters that you couldn't get out unless everyone on the living room side moved- no way to use the bar stools if everyone was at the table *lots of street noise *the address we were emailed was a different condo on the other next street and we ended up there first and had to dig through our reservation and emails to find a second address which was the right one Overall, we had a good time and the host was very responsive for the few questions I did ask. One suggestion- there seemed to be a transformer on the power line that was sparking one night. Probably a good idea to provide a fire ladder to the 3rd floor in case of an emergency. $50 on amazon. Although there is a "secret door" on the 3rd floor that leads out to the other side of the condos.

Great location, nice accommodations, and great communication with the property manager. The beach access was a long flight of stairs - we were motivated to get down to the beach so not a big issue, even for the kids. Easy walk to town as well. We will definitely consider this rental for a future trip!

Hosted a small bachelorette and had the best time! Beach was easily accessible by stairs on the next street over! An easy 20 minute walk to the heart of Pismo beach! Home was clean, check in/out was so easy, and communication with the property manager was great! I highly recommend this home! We had a great time!

This condo has a nice location near a long stairway to Pismo Beach, but feels more like a "rental" than a vacation home. The kitchen has only very basic tools (we had to buy a whisk, for example). We had to search cabinets to find floor mats for the bathrooms. The big dining table plus bar is nice for seating a large group but the space is so tight that you have to get in and out of the chairs "in order", Overall, a completely serviceable place to stay but lacks a homey- touch.

The property exceeded our expectations. Location was great, close to the pismo pier where all the action is at. There’s a beach access behind the property and the views from the main bedroom was awesome. Kelly is a wonderful host. Looking forward to another stay.

Overall this property was as expected. Very good for large groups. The owner was very responsive and quick to answer any questions and easy to get ahold of. The TV was a challenge as it only had aps on it so couldn’t watch live tv. The location is closer to the Main Street than the ocean so we heard traffic more than the ocean waves. But a quick walk down the culdesac and there some amazing views. There are several stairs that lead down to the beach on the culdesac right behind but if you have trouble walking it’s a bit of a workout. My only recommendation would be to upgrade and update the furniture.

Nice place! We'd stay there again, but maybe not with our older family. It has a lot of stairs for troubled joints. Location is good, and the rooms comfortable. The place had everything we needed, including beautiful sunsets!

A vacation HOME should have a refrigerator. No compensation was offered for my troubles and when I asked for a modest refund the manager offered to pay for ice only. A VACATION HOME SHOULD HAVE A REFRIGERATOR.

The condo was very clean except for the living room rug which was well overdue for a deep clean or replacement. The hosts responded immediately to any requests or questions we had. The condo was conveniently located close to the beach and we were able to walk into the center of Pismo beach easily.

This condo is in a great location. It’s a short walk to the beach; but, it’s located on a bluff so there are a lot of stairs down to the beach. There are many beds and three rooms so you can fit quite a few people in this condo. The owner was very helpful and nice and we had no trouble checking in. It could use more updated pots and pans and other kitchen items.

The manager was great and responsive, the location is awesome and few minute walk from the beach and motels. The beds in the main bedrooms were comfortable but the sofa beds were very uncomfortable. There were not enough extra clean sheets and comforters for the sofa beds. The carpet needs to be washed and sofas in the living room are old. Nice view from the living room corner balcony and third floor bedroom. Our overall experience was pleasant.

Very nice property. Kelly, the manager, very helpful. Great location. The unit is 3 stories so might not be ideal for the elderly. Easy Beach access a block way. Lots of stairs to get to the beach.
