Our properties are meticulously cleaned and disinfected before and after each use. Our staff is trained to use protective measures recommended by the health authorities. All of our properties are also contactless, and self-check-in. The staff will not enter the properties during a guest’s stay unless it is with authorization and will do so with strict hygiene measures.
Wi-Fi, Smart TV, bed linens, beach & bath towels are all free during your stay.
We provide a few bath essentials like toilet paper, soap, shampoo & some bottled water, but please note that these are not replenished during your stay. If you need more, you’ll need to purchase more.
There is no daily housekeeping but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.
Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

Our stay was enjoyable. We did have a few maintenance issues, one was resolved, the other was not. We enjoyed the private pool patio area. Great place to enjoy the day

Overall the place was amazing! There was a power outage the whole day after we checked in however which ruined our plans with our private chef…however the private pool came in handy for that. It’s a breathtaking place, we felt very safe in the neighborhood as well. It was very convenient to have a 7 eleven literally 1-2 min walking distance away as well. So the only reason for 4 stars is due to the power outage. Definitely would recommend this place to anyone

We had a wonderful stay in Tulum, the Oceano has a lovely private rooftop equip with a grill, bathroom with shower and lounger. At one point we encountered some issues which were immediately addressed by the host and property manager. Everyone was truly wonderful, helpful and we will definitely book with them again.

OUR KEY DIDN'T WORK, thankfully the lock worked and no one tried to break in!! The place was really nice but it had a mildew sort of smell that bothered my sinuses really bad. There was also a stain on one of the pillows in my room. Besides that it was a really nice place to stay. I also wrote Becky one day and she never got back to me and that was really disappointing.

Loved the stay. The place was clean and the host was very responsive. We left a day early due to hurricane coming in and the host was very communicative and understanding during the whole process. Will definitely stay again. definitely do encourage brining mosquito spray for your visit to any of the area of Tulum lol

Me and my girlfriend loved the stay at this villa, it had a nice sense of privacy with the private pool on the rooftop. It was an easy process checking in with simple instructions. The villa wasn’t far from the Main Street (not walking distance) but a bike ride or simple taxi ride away. I would definitely stay here again

We had a great time with our 2 small children. The roof top patio/pool is absolutely stunning and the perfect place to spend your days relaxing and making meals.
The location was away from the Main Street which was what we wanted. The neighbourhood was quiet yet had a selection of restaurants and a 7 eleven very close. Seems like there is a lot more coming into the area as well.
The dishwasher wasn’t working during our whole stay which was a bit unfortunate, especially with small children for a week. They did say they would be replacing it though so hopefully it’s in for the next guests.
I would also suggest requesting a few extra hand towels and face cloths, there was only one of each which doesn’t go very far with 4 guests.
Overall we had the best time ever and we would highly recommend it to anyone.

Overall the space itself is very nice and roomy! Just as pictured in listing minus a couple pieces of outdoor furniture - no biggie. Need more basics in the kitchen. We stayed a week intending to cook some meals so we didn’t have to leave every day, and could have used some Tupperware, foil, etc. to keep leftovers. Also, there was an odd smell coming from the blankets covering the couch, so I don’t think they get washed after each stay.

Our stay was fantastic! The condo itself was gorgeous, the rooftop private pool was perfect to cool down in the hot weather. The condo itself was as listed, lots of space, laundry, both rooftop private pool and community pool were readily available. Only con was the stairs, worked a little too hard for vacation (just kidding). Beside the small maintained issues we had the first 3 days of our stay, our host Becky was all over it the next day. Id definitely recommend this place if your looking to explore the town of Tulum and avoid packed resorts. A rented car is definitely necessary to get around.

Great base for exploring Quintana Roo
Great apartment. Stylish decor. Aircon much appreciated. Very quiet block and peaceful neighbourhood. Was great to have the terrace and plunge pool (though it was mostly too hot up there for us to use it during the day). Communal pool was great too. Appreciated having our own washing machine and dryer so we could pack clean clothes for the next leg of our trip. Kitchen was basic - only a small selection of utensils, pots, and dishes - fine for preparing simple meals, but probably not suitable for keen chefs. Big filtered water dispenser was great for refilling our water bottles for days out. Beds very very firm - was great for me, but could be a bit hard for some.
The area seems quite recently developed - on the edge of town. It doesn't feel like you're really in Tulum - more sanitised, not really any locals - so if it's a more authentic experience you're after, maybe stay in town. There are a couple of shops and restaurants within 2 mins / 1 block of the apartment - we enjoyed the coffees and gelatos at Campanella Cremerie.

This property was perfect for us! It looked just like the pictures, the location was 10 minutes from the beach and the center by car. We rented a car and that was perfect. It was clean and cozy. The host was great, kind and responsive! Would surely recommend.

Stunning condo, very comfortable
The modern condo was amazing and beautiful, especially the rooftop area with large lounging area and plunge pool. There is not the jungle setting with a lot of new condos being built all around but this neighborhood is much quieter than the beach resorts with partying all night but close to everything. Host was responsive and professional.

Stylish getaway in Zama
Oceano Condo was a good base for our family of four to make our exploration trips from. In the heart of Aldea Zama neighbourhood, it was super close to shops, restaurants, yoga studio and all other amenities.
The property management was accommodating and responded to any of our requests/concerns.
While the condo itself seemed slightly small, the stunning roof terrace had been a great place to take a dip in a pool, lounge, sunbathe, have barbeque dinners & enjoy the sunsets.

Amazing location
LOVED this condo. Beautiful apartment, nothing lacking. Washer/dryer, iron, blow dryer, full kitchen, even purified water dispenser, all linens. Don't bother packing or purchasing before you arrive. Beds a little firm. No elevator. Pool on top was not as private but wasn't an issue. Great star gazing while floating. Wifi good. Taxis always available outside (200 pesos to town). Easy walking distance to many shops and restaurants. Safari was good.
Management quickly responded to any issues. Recommend La Taqueria. Kan Tours for all tours-smaller groups and local to tulum. Coba w/cenote was the the best!!!! We'll be back.

Great Central Location in Tulum!
We went here for our honeymoon and had a great time! It is half way between beach and downtown area making it a perfect location to stay. Also it was one of the nicest and safest neighborhoods that we saw during our stay as well. Our host Mariano from the Moskito group was the best. He helped us get acclimated when we first arrived and marked all his favorite spots/restaurants/shopping/swimming/etc on a map for us. He also handled any questions or request that we had. We both really appreciated how great Mariano was and he made our trip more special. Great spot, great vibe, and lil personal pool was legit vacation hero. Thank you for the great honeymoon.

Great location!
This property was the best choice we made for our trip to Tulum! The communication with Laura was great, she really helped us and answered all our questions throughout our stay. The property was clean and the beds were really comfortable. It had everything you would need for your stay. It had an extra room that we did not use since it was just my partner and I. Our favorite part was definitely the rooftop, we used the mini pool everyday and relaxed by the tanning chairs. They did have a community pool that seemed great but we didn’t really take advantage of this. The location was also amazing. We were in between both Tulum Centro and the beaches. The bikes came in handy if we wanted to go to either one, but we decided on renting scooters to move around since it was more time efficient for our short stay. All in all, our stay was everything we hoped for! We would definitely book again if we are ever in Tulum!

Great spot, great service.... with a few rough edges
The Oceano is an 8-unit building in the Aldea Zama development, currently in phase 1 of construction of many new condo/apt. units. It is a beautiful area between the old city and the beach area. The development is first class with all roads built to very nice standards and it's own security team on duty 24/7. There must be architectural guidelines in place since all of the projects are very contemporary and 3-4 stories height. As an architect I love the design aesthetic of the development and of the Oceano project. There is significant construction activity in the area including concrete framed buildings going up directly beside and behind this building. It will end some day sooner than later but sleeping in is not easy with all of the hammering next door. I actually kind of enjoyed seeing it in action and we were out the door doing activities most days, anyways. Our unit, #7 is on the top floor and has an outdoor patio and small pool that are awesome. So fun to hang out there in the mornings and evenings, even used the gas grill while there. Service was very responsive by Mr. Roger when we needed something. We would have liked to have the missing canopy covers in place on the patio for shade but they were damaged in a storm so the whole building was without them. We also found it odd that bedroom #2 didn't have an air conditioning vent, requiring that the door be left open at night to get cool air from the main room. But, these issues aside, we really enjoyed our stay in Tulum - so much to see and do - and at Oceano, a really nice accommodation in a beautiful growing area.

Surrounded by construction, not ready to host
We arrived to the Oceano penthouse and were completely shocked by the amount of construction completely surrounding this unit. The pictures are accurate in representing how nice the place is inside, however completely ignores the huge buildings and dozens of workers making noise in all directions, which for us was a deal breaker. In addition, the AC was malfunctioning. The reason for still giving 3 stars is that Roger, the manager, was very understanding and friendly and was able to work with us to find a better apartment. In addition, he helped ensure we got a refund for the difference in price. This unit will be very nice one day, but is not suitable to be hosting guests at this time.
