The property is more of a pit stop if you need to sleep on the way to somewhere else. It is located in a small village without any amenities. Do not expect any pizzerias or restaurants nearby. The closest is a 15 minutes drive towards the coast. The property has decent rooms good enough for a good nights sleep. Anything more would be a challenging affair. The people you meet are nice enough when you meet them with respect and politeness. I saw someone with a lesser degree of respect talk to the staff, obviously they were not treated well. It might come from the place of big expectations. Do not have big expectations. It is a stop on the road. They have a room which the call “The Bar”, it is basically 16 square metres of fridges and a tabletop where you can buy a beer and sit somewhere else. Do not expect a nice bar, think school cafeteria. No matter what, despite it’s basic appearance and dated look and feel, I liked the people, I think they know they are working in a road cross motel and try to ease the experience.The breakfast was ok.
First I must say, I did not like that there was no restaurant,even if the description of the place said so. I chose this place because of it. I was driving to the north of Europe and planned to eat after an 8 hour drive from Santa Maria di Leuca. I was told to drive out of town to get a pizza somewhere else. Please remove your restaurant offer, it is not correct. If I was to stay more than one night I would ask for my money back because of this misinformation.

We used the hotel by chance only for transit overnight, but it was nice experience. The houselord and the staff make good effort so that the clients feel well here.

Very nice Italian breakfast served in one of the reception rooms of the old villa. Comfortable room.
I had booked a budget room and it was over the bar and entrance. Not too noisy though - you could ask for a room further away or book one with a view of the park.

The location is very beautiful on a hill with views of the sea and the beautiful gardens. The rooms are extremely spacious with tiled floors, high ceilings and 19th century shutters. The breakfast room, where a good Italian=sweet breakfast is served, is very elegant and offers beautiful views. The restaurant is supposed to be very good. Unluckily it is closed on Mondays so that we had to go to the associated restaurant 4 km down the hill. There we had an excellent fish dinner at a very reasonable price.
That the website said that the restaurant was open EVERY day. This was a reason why we booked the place because we didn’t want to drive after a long trip. But we were rewarded by the delicious dinner in “I’ll Capriccio”. So nothing to complain of!

The house and property was distinctive. It was lovely to be able to walk up to the top of the town.
While the restaurant had great food and attentive service, there was a party of 30 unsupervised teenagers who were extraordinarily noisy and somewhat out of control. Their music was loud too, and they didn’t seem to care there were other patrons. This dampened the ambience of what would have been a wonderful first night in Italy.

The location is wonderful, nice breakfast, restaurant food is excellent but service is to be improved.
Room are not as promoted. We had 3 singles bed the first night then the maid changed them into a double bed and one single. Swimming pool is very nice but it needed a better cleaning.

Beautiful view, nice pool, very nice people. The garden is big and makes a relaxing walk. Good breakfast, good coffee, very good wine. The house itself is an experience to stay in.
Food comes in small portions and price is a bit expensive. Beds are not especially comfortable.

My car was full of gear because I played a show in Senigaglia. Because of the location and private parking, I didn't worry about theft of my valuable instruments.
The bed was not as comfortable as we would have liked. A wedding party was noisy until late in the evening.

-Nice garden with sea view and the old building gives one that "special" atmosphere
-The restaurant serves really good food, big helpings to an affordable price
-Breakfast good and the staff made it "compatible" with my diabetes
-Very easy to reach from autostrada
-Private parking okay, but not the "biggest"
I had a nice, nearly "magical", dinner outdoors where the staff had placed tables at the swimming pool, offered very good food, with attentive service and tried comply with my wishes due to my diabetes.
I hope to return another time (hopefully without the COVID19 situation).
The cleaning could be improved a little, and the garden needs to be maintained a little more, but overall nothing!

Wonderful well located historical property with large garden, perfect for those travelling with dogs. Nice pool and restaurant on site, in case you don't want to go anywhere one day. Spacious bedroom and bathroom with decent clean linen. Breakfast is good but could require some fruit or vegetables included. Staff super nice an accommodating. A must if staying in the area of Ancona and or it's surroundings.
