Very average and not worth $295 a night for sure ☹️

Great location near beach and restaurants

Didn’t get room we actually booked due to a plumbing issue, wasn’t told until returned to reception after getting key and seeing it wasn’t room we had booked. No apology, flippant reply shouted from another room, no real concern for us shown by staff. Was tired so didn’t argue but wish we had as the room we got I had deliberately not chosen on the website as it didn’t appeal to me. Room had damp smell, was freezing on arrival. Shower not fully enclosed so not great for chilly Phillip island mornings in July! Toilet awkward and antiquated plumbing so left you feeling uneasy using it. Spa ok difficult to get in and out, towels near spa damp with musty smell, awful. Couch and chair small and uncomfortable. Would not recommend the garden spa room at all. Not sure if other rooms any better but host not very welcoming so wouldn’t recommend or return.

I thought the room was charming. There was also a patio just for our room.

Nice looking place. Pleasant rooms made inviting with chocolates and lighting. Twin chesterfield sofas in common lounge was a bonus. Shared fridge and tea/coffee also good.

Had to bend to fit into shower and water ran hot and cold. Staff seemed to have some internal issues going on which made me leave the lounge. One-off I'm sure.

Close proximity to town and beach

Tap handles in Shower keep falling off, needs attention Aluminium strip at ensuite door needs trimming to floor tile leve,l hurts when stood on Door to Balcony needs to be accessible for air, no windows, could secure Wire Door to avoid access too, Balcony while under re- build. Would be nice to have small Fridge in Room Trimm outside plants where exiting drive way so you can see what traffic is approaching, very dangerous exiting property

not worth the money spent.

the property was good sized. the spa in the bathroom waa pretty good too.

the property was not well maintained and not clean enough. there were bugs and furniture was broken.

Gorgeous setting and quaint, comfortable room

The barking dog of the owner was a little off putting. also a slight mustiness throughout the accommodation

A perfect sanctuary to enjoy a restful holiday !

Clean, comfortable, quiet, very welcoming feeling because it's so homely. The place is charming and beautiful! The staff are friendly. Location is very good.. less than 10mins from bus station. I highly recommend this place to friends.

A tranquil, old world setting with all the mod cons.

I loved the way we welcomed by jenni, the room was lovely and the setting was amazing, beautiful gardens. We loved it.

I would have liked to have a hair-dryer in the room but it was not a huge inconvenience.

ideally located only a short walk to the centre of Cowes

being an old building it was a little noisy, ie stairs creaked and could hear talking from other rooms,

Disappointed with the room.

bedroom was cramped and floorboards squeaked badly. curtains were just thin pieces of fabric didn’t keep any light out. I was disappointed after the rooms looked beautiful in the pictures online.

Curtains inadequate for light and privacy. Parking inadequate, needed to park on street. Property somewhat ruin down.
