Breakfast was lovely with plenty of choice. Merlin the dog was beautiful, friendly without being overbearing and perfectly behaved. The dining room was warm and friendly. The host Nikki was very friendly and welcoming. The bedroom had all that you needed for your stay. Bathroom was spotless with all you needed. Fridge a bonus and as much as you needed for hot drinks.
Parking was tight and the incline up to it was steep and narrow, anyone with a larger car would risk scraping it on the low wall up to the parking and on exiting the property due to the wall and hedge causing a tight exit onto a busy road. The bedrooms could benefit with updating, noted mould in places including the wall and TV wire, wallpaper pealing off and room was cold on our return from a day out. possibly conserving fuel. We feel this B&B is still a work in progress but will be amazing eventually with such a lovely host.

Cooked breakfast. Clean.
Cramped, dark room, very small cramped shower/ bathroom. Bed had big sharp corners to catch legs on. Bird feeders attached to window attracted birds at 2:30am onwards bashing into window waking us t.out night. Could not open windows so room stuffy. Steep staircase. Old house, rather "doggy" tho dog was well-behaved.

Nikki was really friendly and knowledgeable about the local area. Breakfast was to die for, and Merlin is the softest German Shepherd I have ever met. The house is a beautiful old building which has been tastefully looked after, and every room is full of interesting antique furniture.
Overall, this was a perfect place to stay for my little weekend away, and I'd highly recommend it to solo travelers, couples or business people in need of a cozy bolt hole by the coast... :)

Nikki and Merlin were very welcoming! I stayed in the green room which was beautifully decorated, with a lovely 4 poster bed and comfy pillows. I pleasantly surprised to find a wide selection of vegetarian breakfast options, which were delicious!
Was about a 8 minute walk to the bus stop to the Eden Project and The Lost Gardens, so ideal for my travel needs :) also the wifi was fast.

Home from home. Warm friendly atmosphere and a lovely breakfast. Merlin is such a gorgeous dog, gentle and so well behaved. Plenty of tea and coffee in the room. The bathroom was very nice and looked newly refurbished and the shower was really hot. There was shower gel, shampoo and conditioner. The wifi was free also.

It was exactly as described on booking.com:
A friendly well-trained dog (my kids had fun), a narrow steep path from the street to the building (not too narrow for my SUV, but I loved the challenge anyway) and a friendly, communicative, well-cooking host. We all really enjoyed our stay. Thanks again for the nice and friendly service! Oh, and everything was clean and tidy, well prepared and the rooms and beds were comfortable. I regularly don't empty my suitcase, I just lay it on the floor somewhere and literally live out of it and the rooms had enough space for that strategy.

Nikki is an excellent host. We enjoyed 6 nights at Arches and loved every minute. The bed was extremely comfortable, the location was good, the breakfast was magnificent, and meeting Merlin was a delight. Highly recommended.

The room was good, Nicci the owner could not have been more helpful and the breakfast was very good.
The shower was rather snug, but adequate. It was the first time we had done a B & B and it was good, but we have recognised we are more hotel types.

Nikki is very friendly and accommodating; I had an amazing breakfast in the mornings and enjoyed meeting the lovely Merlin. The B&B is really close to the town centre and not far from where I needed to be from work. The room was great - comfy bed, clean, and had everything I needed. Fantastic stay!

My only criticism was the parking which was tight on entry and exit but was acceptable in view of the positives.

The host bent over backwards to help at every opportunity. The breakfast was tasty, and the dog was vey well behaved.
The only thing I didn’t like was the chairs in the room, but that was a personal preference nothing to do with the chairs themselves.

Great communication leading up to the booking explaining the parking and if I had any questions or requirements. You can find the B&B easily using either Google Maps or Waze, and is best to reverse up to the parking. Nikki greeted me and explained all about my stay and introduced me to their sweet and well-behaved dog, Merlin. The room had everything I needed, clean and even had a bird feeder on the window to watch the birds which was a nice touch. Restaurants were only a 10 minute walk away which was handy, and the view of St Austell on the walk is amazing too. The breakfast was really nice with a variety of vegetarian options. Really enjoyed my stay and will definitely come back if I visit Cornwall again :)

Comfortable bed, nice room, dark curtains, quiet, and the attention to detail such as a fridge and a bird feeder outside of window. Very good value. Excellent vegetarian breakfast. Owner very welcoming. Merlin a lovely well trained dog.
