B&B host, Lyn was very friendly and welcoming.
The garden was lovely and the B&B was clean and nicely decorated.
A healthy continental breakfast was served daily.
The B&B is close to a main road, so there was some traffic noise. However it was within easy reach of the town centre.

Our hosts were excellent and made sure our stay was really enjoyable. They catered to all our needs and gave us really useful information about the area. The room and facilities were clean and tidy, and everything was very comfortable. The room lacked a desk, however we were able to work in the conservatory which was peaceful with a nice view to the garden. There was tea, coffee and hot chocolate provided, and as a huge bonus there was good breakfast provided. The choice of fruit, cereal and bread with yogurt and jams was a very nice addition. Each room had an allocated parking space at the property so this avoided problems with where to put the car. It is a small guest house which meant we could also interact with other guests which was also very interesting and useful. The location was very handy for walking into St Austell and was very close to the beaches.
Minor point was that our room faced a busy road. Closing the windows at night meant the noise was minimal but it was a little hot inside. A fan was provided so we were still perfectly able to sleep.

Lynn was extremely welcoming, we loved our cosy room and our stay was excellent. The breakfast was very yummy with great continental options and the towels were changed everyday which was great. We couldn’t fault our stay and everything was closeby, would highly recommend to anyone. Lynn recommended Charlestown for food and we would highly recommend this to anyone visiting.

The property is situated in a good location, it is decorated to a high standard and both Lynn and Martyn were lovely. The bed whilst being a little high for people like me and my partner who are frankly pretty short 🤣 was really, really comfortable. I slept so well the entire time I was there! I really loved this place and would stay again in a heartbeat if ever in St.Austell.
There is nothing not to like, lovely place and lovely people, who care ☺️

Lyn is the best hostess you can imagine. The house is very clean, furnished with lovely details and has everything you need. The breakfast was excellent. The location of the lodge is also great, close to the bus stop. We had a great stay.

Welcoming hosts Lyn and Martin. The personal touch and showing an interest in their visitors without being intrusive. Fresh milk and bottled water readily available. Pleasant garden and chairs available for relaxation.
Provided excellent advice regarding the local area - where to visit and find restaurants.
Cathy's warm and chatty continental breakfast service and extra pot of tea and biscuits when arriving back tired from a day out.
Excellent location for visiting Lost Gardens of Heligan and Eden Project plus several picturesque coastal/harbour villages.
Made for a delightful 3 nights break.

Everything was of a very high standard. Lynn, Martin & staff were very friendly, they clearly love hosting and the attention to detail was exceptional. The conservatory was made available to guests at all times, including a small fridge and wine chiller.

the only small fault I could find was in the twin rooms the beds were small, I think 2ft.6 instead of 3ft.

Bradleigh Lodge is a charming property and our hosts Martin & Lyn made our stay an exceptional experience.
There were not any negatives.

Breakfast was good, coffee great, staff very friendly and always had time for a chat.
Only little downside was the size of bathroom. I had a painful knee and struggled to have a shower.

The apartment was very stylishly decorated and was furnished with everything you needed for your stay. All you need to bring with you is your clothes and personal toiletries because everything else had been supplied.
There is also a beautiful garden that had we had the weather we would of spent many evenings sitting there.
We can't think of anything that would of made our stay better as we had a very enjoyable stay.

Upon arrival we were immediately made to feel at home and given information on the area and places to eat etc. When I booked on line I didn’t realise I had booked room only, but they provided cereals fruit yogurt, croissants toast and tea or coffee anyway.
The room was excellent, and The staff were very friendly and couldn’t do enough for us.
Couldn’t think of anything I didn’t like.

Lovely staff, very cosy and well decorated, peaceful, room was lovely and finishing touches really appreciated. easy to find and park at. very nice of them to let us check in slightly late. breakfast was great. our room had its own entrance which was nice. TV and wifi good. Would stay again!
Very few downsides - could only say I didn’t get much hot water out of the bath and had to top up with kettle, and not many delivery options in the area as we decided to eat late.

Very warm welcome, Martin recommended visiting Mevagissey and getting the ferry to Fowey, which was great- we even saw some dolphins.

The garden area was lovely to sit in. Having bottled water and milk in the fridge was great. Being told that if we wanted a takeaway to help ourselves to plates and cutlery from the dresser was a lovely touch .

A little quirky, in a good way. Very friendly owners and staff. Very relaxing atmosphere and good location for exploring the area.
Bradley Lodge met all expectations. Our only down side was St. Austell town. It is run down and seems to have been left to rot. - However, you don't have to go far to find the Cornwall of your dreams. It's a good base to explore from.

There was no cooked breakfast as cook was not available but good continental breakfast so no complaints and it was free Room and Bathroom finished to a high quality. Plenty of tourist info and a pack of offers in room.owner said Charlestown was nice and ten minutes away some nice bars and restaurants. Ideal base to see all of Cornwall.

The staff were very welcoming. The on-site dedicated parking was helpful and the gardens on the premises were lovely. Fabulous breakfast included I’m the room even though not stated.
