A really lovely property centrally located. Plan your parking in advance!

Beautifully decorated and maintained. Superb central location. Smart bar and dining area.

Unmanned reception and ten minute wait to find anyone, especially as we had given our arrival time. Lack of any parking spaces and lack of advice about where to park. We also disliked the intrusive and dictatorial online “pre-registration form”.

Two days well spent with helpful, smiling staff.

The breakfast menue offered 5 plates, I tried and enjoyed 2 of them (traditional and salmon). The location in town center excellent, ideal for travellers using public transport, bus stops within 2 minuits walk.

The water in the jug, the local water not boiled might be sickening for guests arriving from farther away.

Very clean and lovely room. Staff were all very pleasant and helpful.

That the bar shut at 5pm on Easter sunday. Was lovely surroundings but had to go elsewhere as shut early.

It was way overpriced. The room was very dated and certainly requires a serious upgrade in the bathroom.

Perfectly met my needs for an overnight in North Berwick

Very cosy well equipped bedroom, friendly staff, lots of tea and hot chocolate in the room.

Stairs might make it tricky for the less able traveller

Very nice and relaxing

Husband wanted more bacon didn’t realize till last day we could have asked for more my scrambled eggs and salmon was excellent. Location was 10/10 perfect

Coming in the Summer would have been nice but we were lucky it was dry for the 4 days

Hangover busting shower !!!!!

location was perfect. shower was amazing.

When I asked for more sugar at breakfast I was given two more sachets which equates to 1 teaspoon .

Fab little spot

Tastefully decorated and exceptionally clean bedrooms. Lively bar/bistro serving great breakfast dishes (didn't have chance to sample dinner). Lovely owner/manager and breakfast waiter (manager's son?). Proximity to beach.

Single room very small and almost too warm to sleep in this hot weather, fan would have been great.

Everything, staff were super friendly. Room was terrific apart from the stairs and the bathroom being a little on the small side. Beautifully furnished and fab location. Beer Garden, Breakfast would throughly recommend if your looking for a great hotel in North Berwick. Our thanks again, we will be back👍😎🏴󠁧󠁢󠁳󠁣󠁴󠁿

It was our first time in north berwick we loved our stay at no12.The food was excellent and the staff were very pleasant and helpful.The room was nicely decorated and a good size nice comfy bed.we'll be back again

Only issue I had was lack of carparking .the hotel doesn't have its own carpark had to use the carpark behind the hotel hard to get a space

Great boutique hotel

Room was spotlessly clean,bed was very comfortable & ample tea &coffee provided. Staff was very welcoming &pleasant.We were impressed with the staff who were eager to help. We slept in for breakfast but we were facilitated with a smile.Cooked breakfast was very taste. I would definitely recommend this hotel due to the friendliness of the staff . Location was excellent.

Really enjoyed my stay and look forward to the next time.

Friendly helpful staff. Tasty breakfast using good quality produce. Wide variety to choose from. I'm fussy about cooked food arriving hot and I wasn't disappointed. Everything well presented too. Superb shower in room. I could see Firth of Forth and Bass Rock from my room. Central location - minutes from harbour, beach, The Lodge Park and main shopping area. I parked my car on arrival (parking free of charge) and had no need to move it until I left as everything is on the doorstep or in walking distance.

Nothing I can think of so I deduce it's continually reviewing its accommodation and service.
