We’ve stayed at this location for the past 4years now. It’s perfect for our family of 8. Very comfortable. The owners have been wonderful and are very good about communicating if we have any questions.
We look forward to more stays in the future.

Once again, 5 years going now, we thoroughly enjoyed our stay at the Heineman House. We especially appreciated the improvements made to the kitchen with new quartz counters, new painted cabinets, workstation sink and wall paint that lighten the space up. Love it!

The house was ideally located within walking distance to Mansion Beach which is great for families with little ones to come and go as needed. The property was beautiful with a great yard and deck to enjoy when not at the beach. Outdoor shower is always a family favorite. A few things families with babies and toddlers might want to be aware of are the open cabinets in the kitchen as well as no bathtub and a glass coffee table. Otherwise plenty of room for the whole family. We had a great week and would recommend this property.

We have stayed at this property for multiple years now and the location is truly everything... an easy 2 minute walk to Mansion Beach! The kitchen has been updated with a more efficient layout and great new appliances, everything you need for all of your cooking needs, and there is an extra fridge in the garage. (Both fridges have efficient ice makers.) The wrap around deck is spacious, lots of chairs, large dining table, great grill, and a stong gate to contain little ones. Fantastic outdoor shower. The spacious upstairs suite is private and comfortable...you can hear the waves crashing on the beach at night! The downstairs bedrooms are perfect for famlies with 2 baths to share. There are a lots of fans provided as it can get warm in the heat of the day. The hosts are incredibly responsive to any questions we had during our stay...great Wifi and outdoor speakers on the deck were a big plus. The yard is gorgeous, lots of shady spots on a hot afternoon and room for games and for kids to run around. We cannot wait to go back next year!

Once again, we had a perfect vacation! The house has everything you could need. The beautiful, unspoiled, beach is a three minute walk. If the surf is too high, the Great Salt Pond is a three minute drive.
To sit on the deck listening to the waves crash while having coffee or cocktails is heaven. The only thing better is to fall asleep to the sounds.
The property is private, but close to town; equally close to Clay Head and some of the best hiking on the island: and Andy's Way, with the best clamming (make sure you get a permit). BTW, the clam rakes are in the garage...
A special place. One that my family looks forward to every year.

This was our fourth year staying at this fantastic home on Block Island. It has become such a wonderful tradition for our family. My 3 kids look forward to this vacation every year. The home couldn’t be more perfect. It’s warm and welcoming with an amazing deck to watch the sunsets while listening to the waves at the beach just a short distance away. The home is situated at Mansion Beach, which we consider the best beach spot on the island, and is tucked away in a nice quiet part of the island (but still just a short distance into town). The owners are so nice and have thought of everything from the kitchenware (we make pancakes most mornings) to the beach ware (chairs, games, etc.). I also love the music setup with bluetooth and indoor/outdoor speakers. You can tell you’re walking into a well loved home when staying here. We couldn’t be happier with the setup and the amazing time we have when visiting.

This is the third year we have stayed at this property and I cannot say enough about how wonderful it has been for our family! I think I say every year... location, location, location! "Walk to Mansion Beach" does not do the description justice as this year my 'now-one-year-older' grandchildren remarked that the path to the beach seems sooo much shorter! It seriously takes minutes! Ann and Scott know what a family needs for the perfect Block Island beach stay and have provided it all... boogie boards, beach chairs, beach toys and towels, and a very cool wagon to carry it in! The kitchen is well appointed, we never said "I wish they had this or that..." and we loved eating all our meals on the spacious outdoor porch. My grandchildren call the outdooor shower their "summer shower" and almost no one showered indoors. There is a very large, flat and private yard for games, etc, and room for kids to run around. The upstairs is very spacious with a private bathroom and king bed that is quite comfortable, and all 4 of the other bedrooms are roomy with dressers and places to hang clothes. New washer and dryer and extra fridge in the garage make it quite easy for a large group. Everyone we encountered in the Minister's Lot neighborhood was so friendly and shared a great love for the area. If you want a house that feels like your very own beach cottage, this place is for you!

We've been going out to Block for about 20 years and have stayed in several different places over the years. This was our 4th year staying at this location and it truly is a perfect fit for our 3 generations of family. The house is very comfortable and the 5 minute walk to Mansion Beach is ideal. It's always been one of our favorite beaches. Ann and Scott have always been wonderful to deal with. We're already looking forward to next year...

Excellent property, well kept and clean. All things worked. The location was a tranquil place which we enjoyed after racing.

This is the second time my family had stayed at Ann and Scott's wonderful home. It was as perfect this time as last year!
It's about the best location on the Island – three minute walk to a beautiful, sandy, uncrowded beach; minutes from the Clay Head trail where you can test your strength and endurance with a hard workout, or take a leisurely stroll looking for Block Island Orbs.
Everything you need will be provided. Beach towels, clam rakes, beach chairs and anything else for a day on the beach.
The kitchen is fully stocked for cooking, a six burner grill is on the deck. Washer and dryer are downstairs, with a full-sized refrigerator for extra storage.
Best of all, as you will I down night go to sleep, you can clearly hear the waves crashing on the beach. There's no better sleep aid in the world!
Thank you, Ann and Scott, for allowing our family to have a week of perfect. It's something they look forward to every year!

Three generations sharing a perfect hideaway
Our family has been renting this cozy home, ( just a short walk down a quiet path to the peaceful Mansion Beach), for many years....and, every year, even months before coming to B.I., the anticipation builds to be together again in our home away from home!

Life is a beach!
Our third stay at the Heineman house was as dreamy as in the past. So close to the best beach on Block and a space planning wonder to have 5 bedrooms and 2.5 baths in such a compact home. Back next year! Thanks Ann and Scott!

Truly home away from home
My wife and I have been utilizing extended-stay accommodations for years now. We've generally been pleased with the quality of these accommodations. But I have to say that this was the first time we felt that we were staying in a home, rather than a house. That's because it is Scott and Ann's home, and their love and care for it shines through.
The location is perfect – a literal two minute walk to Mansion Beach, but down far enough from the public access that it is always uncrowded. It's a five minute drive or 10 minute bike to Old Town and New Harbor, and literally across the road from Andy's Way and the best clamming on the island.
The home is big enough to accommodate large families, with King, Queen and twin beds enough for 10. All of the beds are comfortable, and everyone will be able to fall asleep to the sound of waves crashing on the beach. The kitchen (and grill) have everything you need, and there are large dining tables inside and out.
Speaking of out, the wraparound deck is perfect for relaxing with a morning cup of coffee or an evening drink. Don't be surprised if deer stroll through the spacious yard (be careful coming out of the outdoor shower, you might startle each other).
My wife and her daughters, who accompany us each year, were unanimous that this was the best place we had ever stayed "on island". I agree wholeheartedly. Thanks to Scott and Ann for allowing us to share their lovely home.

Perfect spot for a family vacation
This was our 3rd year renting this house and we couldn't be happier with our experiences so far. The house itself is perfect; plenty of bedrooms, bathrooms and communal space. Kitchen has everything you need for the week. The deck off the living area is huge. With an outdoor dining table, couches and grill we end up spending a lot of time out there.
The BEST part of this house is it's location. Tucked back on a quiet dirt road it is far away from the hustle and bustle of the island. Just driving on the road to the house gives you the feeling of getting away from it all. There are no other visible houses once you're on the property.
From the house it's a 2 minute walk down the road and down a path that opens on to Mansion Beach - maybe the best beach on the Island. The proximity and privacy of the road makes it feel like your own private beach (minus the other beach goers of course). And when you are done with the beach the outdoor shower at the house makes life much easier and gives the perfect beach house feel.
All of this combined with Ann's (the owner) hospitality and communication make it the perfect getaway spot.

Wonderful...
This was our 2nd year at this wonderful house. It really is just a few minutes walk to Mansion Beach. The house is very accommodating with nice spaces and outdoor decks. It's very quiet. Not a lot of traffic goes by, and it's just a short drive to town. Ann and Scott are very easy to communicate with. We look forward to returning next summer.

Block Island bliss
This was our second stay at the Heineman house and we have already have booked for next year. We love every aspect of the house, property and it’s location. In fact, the only way you could have easier/better access to the best beach on Block is to have a multi million dollar property that borders the beach! Ann and Scott are wonderful about everything . It is so well equipped for everything you need for life at the beach. The deceptive size of the house does encompass 5 bedrooms and 2.5 baths. Naturally, none of the spaces are expansive, expecting the master bedroom/ bathroom suite, which is more than generous in size. It’s bank of windows and skylight make you feel like you are in a tree house in the Sycamore tree, especially when the many birds kick in prior to sunrise. Delightful in every way! Thanks Ann and Scott for sharing your home!

Location location location
Fabulous place for a real beach vacation on Block Island. Steps from Mansion beach meant that we (and the kids) could come and go anytime - for a quick dip, for a full day, or just for coffee on the beach (which we pretty much did every day!) The house sits on a lovely, secluded, wooded lot with gorgeous sunsets. Living area was a little on the small side for 5 adults/4 kids, but ample room in the bedrooms, plus yard and deck gave everyone enough space. Bonus points for the extra fridge and ice machine in the basement and the commercial grade washer/dryer.

Charming, campy, comfortable... perfect
We've been traveling to BI as a family for years. Our group has grown as we've married and had kids. Now, with 3 generations in one house, it's tricky to find a place that works for everyone. But everyone loved this house. The property is a true 2 minute walk to the beach. It's comfortable, clean, and very laid back. It's not fancy or posh; it's homey, and has every amenity a beach house should have. I love that the Heinemans provided a pile of boogie boards, beach chairs, toys... even a wagon to walk it all down to the beach. USB plugs in every room, a bluetooth connection to a great whole-home stereo, real cookery in the kitchen... it's all this sort of stuff that makes a VRBO home a pleasure to stay at. Did I mention the relaxing deck with the sweet view of the reeds and pond? It feels like home already and we can't wait to return next year.

Great views, a nice yard and a 2 minute walk to Mansion beach
This is a great house in an ideal location. It is well-equipped and the owners want you to enjoy their house. Having a garage to store our bikes, separate icemaker for filling our cooler, plenty of beach towels and chairs and a beautiful deck were icing on the cake. The main room does get warm in the afternoons but the owners have supplied plenty of fans

Location, Location, Location
If you know anything about Block Island you would know that Mansion Beach is the the best beach on the island. Although this house isn’t beachfront it couldn’t be closer to Mansion Beach.
All beach chairs, towels, boogie boards, umbrellas and cornhole boards are provided,
We were able to get a shellfish permits and enjoyed claming with provided clamrakes. Andy’s Way where you are allowed to get clams is very close to the beginning of the dirt road that leads to the house.
The house is well equipped and we had a fantastic time.
Looking forward to our return trip!

Block Island Breeze
Loved every minute of our stay. The home is clean and well kept and it’s location on the beach is perfect!!! Big yard for the kids to play and beautiful wrap around deck with views of a fresh water pond. But most of all, the owner’s are super responsive and want nothing more than for you to have a great time! We will definitely book again!!!

One of the Best on the Island!!
Lovely, cozy, well-equipped home. We couldn't have imagined a better place to spend the week for our two families during my nephew's September wedding weekend. It has the charm of traditional Block Island with privacy! Most of all, we were thrilled to be close enough to the beach to hear the ocean surf all the time. We can't thank our hosts enough for sharing their home with us.

Great time on Block Island
Our stay on Block Island was great. I really enjoyed being there during the off season. The house had everything we needed and was so close to the beach. I would recommend booking far enough in advance to ensure you can reserve a car on the ferry. We didn’t have a car and the taxi fares into town each day added up very quickly.

Perfect beach house for families.
Perfect location, so close to our favorite beach.
House had everything needed to enjoy our vacation. Have been staying in this area for over 30 years and love Ministers Lot.
Our hosts were wonderful. Responded quickly to questions and made arrival and departure process quick and easy.

Perfect Setting for a Block Island Getaway
The Heineman’s house on is the perfect spot for a getaway on the island. The house itself is situated just steps from the best beach on Block Island. As soon as I stepped foot inside the door it was clear that I was in a New England style beach house. There’s plenty of rooms and bathrooms for a big family or friends adventure. The location was close enough to town but far enough away to be out of the hustle and bustle of a busy weekend on the Block. It was amazing being able to listen to the waves crash against the beach at night. The Heineman family seems so welcoming to those who choose to stay at their home. I wish we had more time to relax and soak in the beautiful setting.

Fabulous off-the-grid experience
An incredible place to stay if you want to be off-the-grid and immersed in nature. The house is virtually on the beach, off a long & bumpy dirt road--it's so close to the water that you can hear the surf. View of ponds & sunsets off the back deck and through the rear wall of windows. Giant grassy yard for the kids to play. House itself is a bit rustic (furnishings are pretty basic, there's no WiFi) and not soundproofed, so if you want to sleep in while the kids are running around in the early morning you will be out of luck. Still, I was happy to wake up early and walk to the beach with my coffee to watch the sunrise. I loved it and the kids had a great time.
