No elevator and no one to carry heavy suitcase up steep stairs, pull shade was broken in room, loud party right outside room til almost midnight. AC didn’t work in either of our rooms. Reception area had old ripped couches, one was stained. Bathroom was updated at least!!

Employees were very helpful. One suggestion i have is to provide a microwave at the coffee station or in the cafe.
Also the pool was too hot. It felt like a hot tub , so it was not comfortable to actually swim. A good temperature would be 84-88 degrees F.
We were in room 126. The bed was tilted so that the head end was lower than the foot end. This was uncomfortable. It looked like they tried to fix the problem with books under the bed posts, but it still is not enough. It would also be really helpful to have a small shelf or table on the door side of the bed and more hooks. Overall, it was a very nice place.

Great stay with amazing staff! Had a wardrobe emergency moments before our taxi was coming to take us to a wedding and one of the staff went out of her way to locate some safety pins that saved the day! Everyone we interacted with was so nice and helpful. The location of the hotel also can’t be beat.

Something just not quite right about BIBH, we get that it’s an old, historic property (and love that) but it needs some attention in many areas. The outside of the hotel is in bad repair, our room window was broken and wouldn’t close properly. Outdoor seating cushions were dirty and some ripped/worn. Some staff were fine, friendly and helpful but a few seemed to have no regard for customers. Free coffee was a nice touch and the breakfast bowl I had was excellent. Did not eat or drink at hotel otherwise. All the stuff for sale seems tacky…For the almost $500 a night cost of a tiny room without an ocean view in the off-season, we will chose another place in the future.

No one working there seemed like they had any experience in hospitality -- they were kind of friendly, but it didn't feel like there was any customer service, also had one of the creekiest most uncomfortable beds I've ever slept in (was actually tilted so far down that I had to switch my head to the other side to get any sleep), and they don't do any maintenance on the beach, so you're surrounded by really smelly washed up seaweed among other things. The food on the island isn't good in general, but the food at this place was decent at least.

We booked a king size water view room priced at 600.00/night. The room was so tiny that we could not unpack our suitcases. The bathroom was updated but also very small. Very little space to store cosmetics and toiletries as well as to hang towels. The guy who checked us in was not welcoming and frankly could not have been less interested .
I would like to compliment the beach attendant who went out of his way to find us chairs and came over several times with water. Every staff member in the hotel should have his work ethic and attention to customer
service. We took a walk over to The Gothic, your sister property, and were surprised at how poorly maintained the lawn and entrance area was.

Hotel had a private beach. Lounge chairs, umbrellas, and towels were supplied. Hotel also had a pool. It was possible to order food and drink delivered to your lounge chair! Bed was very comfortable. Room was tiny. Staff was friendly and helpful. Hotel allowed use of all the amenities while waiting for room to be ready. Restaurant and bar on premise. Complimentary coffee and water available. We thorough enjoyed our stay.

Having a separate living room, while very small, was nice. The only problems encountered were that the room door did not close/latch without 'slamming' (room 200), and unless one got to the coffee bar earlier, we found the milk to be empty by 10:30 AM.

The location is excellent and the views from the deck are the best. The bars are very nice too, good Bloody Mary. The room upgrades from the old days now have en suite and wall mounted AC and the pricing reflects that. The king bed fills the small room so there's not much space to get around. For the high price, this is not a luxury hotel but very nice for Block Island. The beach area has a lot of broken glass in the sand, so be careful. It would be nice if the personnel working the beach did a morning inspection and picked up whatever glass they can.

It's a really lovely hotel in a perfect location. The staff is really nice. There is a coffee bar and restaurant on site. I would absolutely stay there again. A little detail that makes a huge difference is the black washcloth in the bathroom for female face washing. It is such a simple thing, but oh so clever! Why do other hotels not do the same? Briliant!

Elevated and with thoughtful touches throughout such as an insulated bag and umbrella in the room for use during our stay, lots of filtered water stations, fresh coffee in the mornings, books everywhere, and lots of helpful staff. Great location on the water and walkable from the ferry drop. Use of the umbrellas and fresh towel service were also appreciated.

Block Island Beach House is not worth the money. Our room was a shoe box, literally a bed and nothing else could fit. There was one small window which provided us with our ocean view. I would not stay at the Beach House again as there are so many other options with in a 5 minute walk that were much nicer. I would not recommend anyone stay here.

This is the best hotel in BI in my opinion. We go every year. It has private beach access with chairs included for guests. A restaurant and service on the beach and at the pool. It’s one of the only hotels with a pool-and all rooms have AV. The hotel is beautiful and has lots of charm as well as modern amenities without loosing the BI culture. It’s also a green property, and the staff is great. If you stay join the lark hotels member club-you get points and freebies. They have properties everywhere, all with a personal feel without having to stay at a B&B. Can’t say enough good things.

The AC in our room did not work from day one. The hotel was sold out and their solution to the problem was placing a fan in the room to blow the hot air around. When we checked out they offered a $20 gift card to their bar that only bought one drink. Poor management.

I love Lark Hotels - this one in particular was absolutely incredible. Having coffee right down stairs with such friendly staff [shout to Sarah & Austin] was a great way to start off the morning.

We are dog lovers. We actually thought about bringing our dog. But I have to say, that was one of the things that hindered our happiness at the beach house.the girls both stepped in dog poop didn’t realize it and it was everywhere all over the porch the stairs in our room it was a disaster.

The guy Nicola at the beach was absolutely fantastic and so helpful so I really want to give him kudos.
The rooms were not cleaned very well there was popcorn all over the floor in my room and in the kids room was a beer and fishing gear underneath one of the beds.
For $1,300 a night I have higher expectations.

This hotel was 9 out of a 10. Place is very modern, very conveniently located close by main strip and near the ferry. The views are breathtaking. The room are modern and hotel is beautiful! Only downside is that walls in the room are very thin and there are no elevators which is not good for someone that is handicap. Overall we really enjoyed our stay, staff was wonderful. The hotel right on the beach as well and restaurant at hotel was delicious!

I am handicap someone from hotel called one or two weeks before I specifically told them I can not do stairs they told me they would take. Care of it I get there they put me on the third floor it took me 20 min a day to get up and down the stairs so once I was upstairs I did not leave room because the stairs where to difficult

Nice restaurant, friendly staff. The main hotel is unsuitable for anyone over 60 unless in great shape. It is dangerous climb for elderly. Almost impossible to navigate steep stairs with luggage and the rooms are small. I saw no options for ADA. The annex hotel offered a first floor option suitable for people with difficulty climbing stairs.

I absolutely love this location, there's just a few things that need fixing to fit the cost of stay. This is my third stay, and coffee in hallway has been empty by 8am every time. The exterior on room balcony has needed to be fixed and painted for a couple years now. Bathroom door leading to balcony should be covered with something different than breakable shade (maybe frosted glass instead). More hooks in bathroom needed. The bathroom vanity does not allow you to lean over sink to wash your face or brush your teeth -- you hit top of your head on shelf (I love the look, just doesn't work). I miss the welcome gift on bed that used to greet guests (flower honey pops). It was a super nice touch. Our room wasn't ready at check-in time both this year and last. Such a special place to stay, and to pay price, a little more 5-star experience needed.
