The photos do not truly show the magnificence of this property! The home is beautiful, comfortable and clean. The view and gardens surrounding the home are absolutely stunning. Location is rather central and you can easily get to any region/area of Sao Miguel. The homeowners, Joao and Maria were great hosts. They were very easy to work with, communicated excellently and offered many helpful suggestions. We definitely plan on returning to Quinta da Tilia!

Gem of a place! We loved the house, the gardens and the facilities. The view of the ocean from the house was exceptional. The garden was unique and beautiful, the perfect place to relax after a day of hikes and tourist activities. The host was knowledgeable, helpful and friendly and went out of her way to provide information and tourist activities. The house is a short drive from most Sao Miguel attractions. This is a very special place and our experience was unforgettable.

Our host Maria was amazing! She greeted us upon our arrival and showed us around her beautiful property which felt like a piece of paradise for 5 days. Quinta da Tilia in Capales, Sao Miquel is housed behind a gate, which provides security and large covered parking area. We enjoyed the view of the ocean from the patio along the entire home and the large outdoor property were we discovered oranges, tangerines, clementines, pineapples, bananas, and a couple of friendly chickens that wondered throughout the grounds. The location is also central to visit Ponte Delgada (10 minutes), airport (10-15 minutes), and all other scenic areas across the island are just a short drive away (30-45 minutes).
The house has 3 bedrooms and 2 bathrooms, which was perfect for my family of 5. However, the beds were not very comfortable, with 2 fulls, and 2 twins (a bit too hard) and the pillows were lumpy. Lastly, the twin beds were incredibly small in width (European twin) and I would not recommend for adults taller than 5'3/5'4. My boys (21 and 22) who are about 5'10 to 5'11 and 185 lbs. rolled off the bed on a couple of occasions while sleeping. Unfortunately the pictures are outdated, there was no pool table which was disappointing and the family room appeared more roomy (some different furniture in room then photos online).

The house is amazing, better than the pictures. It was fully equipped with everything we needed. There was loads of outdoor space for our children to run around. The house is located on a quiet road and you wake up hearing the birds sing. The view is simply amazing and we enjoyed our breakfast on the terrace every morning. The hosts were great. We loved our stay and will definitely come back again!

Great location with a huge beautiful garden, lots of fruits, trees and some frogs ;) The photos only show part of the property...If you love nature you will love this place...
The house is very spacious, the main room (kitchen, dining room, living room) has a unique design and is very cosy. The terrace (you can see the ocean in the distance) is an excellent place to enjoy some wine in the evening while listening to the frogs...
The property is located close to Capelas which is an excellent location to explore the island, the ocean, a big supermarket (in Capelas) and Ponta Delgada can be reached within 10 -15 minutes by car.
Finally I would like to thank the owners: Maria is a wonderful host, she loves her garden and her homemade orange jam is so delicious... ;)
That one has to leave this wonderful place some day ;)

Nice roomy and pretty house, beautiful grounds. Great vistas and volleyball court. Grocery store within walking distance, however very dangerous streets to walk on as there are almost no sidewalks and the cars go really fast. Lots of light through floor to ceiling windows, however no decals on windows so the birds are constantly flying into them and getting injured, one died and we buried it. Lots of fruit trees and fruit in the extensive garden. There were lemon and lime trees, squash, watermelon, oranges, etc. So many lemons that many were rotting on the ground. She complained that we "harvested" and cut some fruit and vegetables. I was never told that these were off limits. She should state that in her description or rope off the garden which is half of the yard.
Even though the house is really nice, we had some issues. We had hundreds of flying ants in the master bedroom and on the bed. So we had to leave the window closed at night and tried to turn on the A/C unit for ventilation. The A/C units leaked, and in one room it was almost a bucket full of water we had to mop up. The owner said that bugs are common even in the best hotels but we had more than just a few, there was an infestation. The cabinets and drawers in the kitchen had crumbs and debris in them, leftover stale food and dirty jars, plates were found in the cabinets that had not been cleaned and there were no cleaning supplies or paper towels and only one dishrag. I bought and left paper towels, surface spray cleaner, washer detergent, plastic bags, sponges, Kleenex, and bug spray. The kitchen had stock pots but only one old pan and no spatula so we cooked with wooden spoons. The hot water ran out by the second to last day and the owner blamed us for using it all. We had 6 people and took each a shower a day, ran the dishwasher twice and the washer maybe 4 times. So apparently, they have a limit on how much their guests can use. My 14 yr old son put up a blanket as a curtain in one of the rooms and used a lighter to burn off the stray strings. Something that he should not have done as he singed the door frame but as you know lighter soot is easily wiped off. I did apologize to her for this but it was used as a counter to our issues we brought up with her. The owners also entered the house without notice twice, once while we had a sick guest that had stayed home that day. We did tell her about the problems but she never told us she was coming over the first time and the second time came by before I could respond with an agreed upon time. If you will look at the comments, this is a common occurrence of the owners just "popping" by whether guests are home or not and using the pretense of bringing food to enter the house.

My family and I loved the house. It was very spacious, cozy, and uniquely designed. We felt truly lucky to be at this house. The number of gardens was truly shocking, the moment you think there simply cannot be anymore, there just is more. There was a huge variety in the flora of the gardens, all the plants looked so beautiful and mythical. Another very impressive feature was the tidiness of these gardens; you can truly see the devotion and care that went into creating these gardens and their upkeep by the owners. This was just a little taste about what this house has to offer, so if you want to see the rest, you should come and experience the rest for yourself.
pictures don't do this property justice... it is a lot better!

We had a wonderfull stay at Quinta da Tilia. Maria and Joao invented the word ‘hospitality’. When we arived they served an high tea with homemade jams and fresh cheeses from the island and Maria Made a delicious dessert on our last day. Beautiful house with oceanview and fantastisch garden. Perfect spot for explaining the island. We realy felt at home!
