The property is excellent, spacious and impeccably clean, the location is fabulous and very quiet, The beach is clean, suitable for kids. Many shops and restaurants nearby are available for food replenishment and dining out. The owner is very kind and helpful. I'm glad to confirm that we have seen no ants or any other insects reported by the guest in the past :)
The state of most electricals is very disappointing.
On arrival after sunset we found that 4 indoor lights and all the 4 outdoor lights are out of service. We couldn’t cook as it was completely dark in the kitchen, the lights in the staircase on the first floor, medium bedroom and one of the ceiling lights in the dining area weren’t working. All of them had B22 sockets and the box with plenty spare lamp bulbs in the cupboard had none of this type, so we had to urgently find and buy the replacement.
The outdoor lights need a ladder for replacement of the bulbs so we couldn't do it, and in the dark the absence of the lighting at the entrance porch may result in trauma as steps aren’t visible…
One of the slots in the toaster is broken and the device has to be replaced.
The stove can’t be really used as the dials on the handles are or completely broken or not readable so have to be replaced.
The only one working floor light had broken plug and unsafe to use.
The frying pan and microwave are definitely missing, my son based in Larnaka had to bring his own ones from his flat.
The shower hose in the master bedroom is leaking and needs replacement.
All these flaws are simple and cheap to fix, it’s a shame that they were ignored and negatively impacted the overall quality of the stay while really not a big deal.
We hope that thedr small issues will be fixed and the future guests will not face the same problems.

-Nice area. Very close to the beach (walking distance) and the center of the city. 20 minutes away from the mall.
- It was thoughtful of them to have a high chair and toys for the baby. Thank you for that.
- Even though it is noted somehow, we didn't find it clear that the pool is public. It is common for all the villas in the complex.
- There are small ants that you can't see but bite like crazy! We used ant repellant so that they wouldn't get in our food supplies.
- The back of the house is very close to a river, which in the summer is sort of a swamp and attracts mosquitos. We didn't have a problem with them in the house, but outside was a different matter. So maybe you can pack a mosquito repellant.
- One of the sofas was broken. I believe they should perhaps change it.
- Even though the description states that there are 2 bedrooms with 1 double bed each, the second bedroom had 2 beds connected together with 2 separate mattresses. I believe they should have mentioned this.

Large 3 Bedroom villa in a quiet location with well maintained mature gardens , more than enough room for 6 adults.
Good size well equipped Kitchen.
Air conditioning in all rooms.
Fantastic location , you can see the Mediterranean Sea from the villa which you can walk to in under a minute , sandy beach and the sea is beautifully clear with plenty on fish.
Communal swimming pool which is also less than a minute walk , clean , well maintained and barely gets used , 9 times out of 10 we had it all to ourselves.
Nice shaded car port to park the car. The villa is located in a small private road protected by a security barrier.
Plenty of quality bars , restaurants and places to eat only 5 minutes walk.

We all highly recommend.
The cleaner didn’t clean the extraction fan inlet in the master en-suite , extremely dusty.
Master double bed too firm.
Some of the furniture is tired with handles missing / loose drawers.
Broken / non working side lamps in a couple of rooms.
Main grumble is the air conditioning unit in the big lounge/diner needs a good service. It leaked a lot of water after being on for an hour , we had to place large cooking pots on a table beneath the unit to catch the water as it leaked out in rapid flowing drips.

inexistent cleaning: smelling towels, beer can in a closet, dirt in all the AC equipments (when we used it, we had simptoms like flu because of dirt/dust in it), very dangerous place if you have small kids (balcony fences with big hole in it - my kids could have passed through it with easily - or that provides little to inexistent protection/resistance, My 2 years daughter could shake it easily. We had to permanently watch them or keep the balcony doors shut). The house is near a swamp that smell very bad sometimes when the wind blows towards the house. The pool is not even near the house, you have to walk 50-60 meters between houses (ofcourse is not private, what did you think ? the photos of the pool by the house are misleading, the house you rent is not in any of those pictures). There were (big) bugs and ants. My wife almost had a heart attack when she helped kids put back toys in the boxes and found a 2-inch bug in it. Even if it was mentioned and i was aware of the 100EUR deposit for electricity, i felt it like a ripoff because: 1) even if we used a LOT of electricity (we cooked, we used almost every day and night the AC) we could barely reach ~90 kWatt. 2) we looked on the electricity prices in Larnaca and the highest kWt price was ~20 cents. We were charged with 27 cents. I wasn't bothered about that, in the end it was ~24 EUR, we rounded and paid 25 EUR but why blocking 100 EUR for 25 EUR ? when we pay 1170 EUR, is 25 EUR an unsupportable expense especially considering the services we "received" ? We were used with the greek experience, where the hosts did not know how to make us feel better and everything was sparkling clean and impecable. Here we felt like we were lucky to have toilet paper, soap and towels...

Proximity to beach, pool, restaurants and nightlife was excellent. Lovely place, comfortable beds. Would stay again.
