Almost like a self contained flat with garden, all comforts and excellent provision of breakfast with different fruits every day and homebaked bread. Hosts were very helpful and knowledgeable about the local area. Very comfortable room and lovely ensuite.

We had a lovely stay. Felt very welcomed, Diane went above and beyond. Breakfast was lovely with homemade bread and plenty of other choices. Would love to stay here again if we come back to Lyme Regis.

Our stay at No. 12 was excellent, I honestly cannot fault a thing. Our host Pete was so warm and welcoming and made some wonderful recommendations on where to visit. The room and bathroom were spotless. Diane also made some delicious carrot cake, which was also a nice touch…aswell as treat.
I would highly recommend this place to anyone visiting Lyme Regis.

the owner provided a very accurate description of the room, breakfast and location. The room was very comfortable and the breakfast excellent. The walk into Lyme was as expected and our host made some very good suggestions for eating.

We arrived at 3 pm , as arranged , raining and no one in and we did not have a number to call so had to leave a message on Booking Com site . Returned at 6pm and a van was blocking the parking space and a young man answered the door , did not know anything about our visit , eventually found the key and we descended some steep , poorly lit stairs to the back door of the house and we were shown our room.
The five page list of what we could not do from being told that this is a private house and we had in effect only the use of one of their bedrooms Having to take your shoes off at the door ( white carpets -totally unsuitable for a B&B) and fines if you spill any of these . Totally unacceptable as was in the room on a small table that didn`t allow you to eat in comfort and the kettle was in a wardrobe and difficult to use . No where to use my laptop , so had to clear the breakfast table
We have used Booking .com a lot but this is the worst place we have stayed in , totally ruined our stay

We loved the quiet, bright, beautifully furnished room, it had everything we needed for a relaxing stay. The hosts were incredibly welcoming and gave us lots of useful advice on where to go. It was great to have our own entrance and key from an exterior staircase and we really felt able to properly relax. The walk into town along the river from the location is also really pretty and it’s not as far as we had expected. We’d love to come back to stay again sometime!

very clean,lovely room,nice surroundings and great location,the little touches ie breakfast were very thoughtful
the room is under the kitchen of the owners so a little noisy,no TV so if your staying in to relax there’s only a radio to listen to,also no smoking outside the premises so Dave being a smoker had to walk away from the property when wanting to have a cigarette and walk around the street.

The description of the property is very clear & honest about the location away from Lyme Regis main town, but we had hoped to be able to get a taxi back up the hill & didn't realise quite how scarce they would be ! So we'd definitely advice pre booking in the evening 😃

Quiet, clean and comfortable.
Hosts were very helpful with local information and suggestions. Breakfasts, despite being pre-delivered into the room, were varied and generous.

Everything you need, for a lovely stay in Lyme Regis. The hosts are exceptional, very welcoming and friendly. Freshly baked bread, warm croissants for breakfast. Fresh Fruit, yoghurt and cereal in our room, with excellent tea/ coffee facilities. Excellent location, 5 min drive to the town centre or a 20 min walk. Comfy bed, hot shower, very clean. I could go on... Would love to return one weekend (week) in the Summer

Fab breakfast which was refreshed! Warm croissants on final morning and brioche buns were great! Easy walk in to Lyme Regis plus great information from Pete regarding ideas for when we were out!

Nice room with good en-suite. Diane and Peter both friendly and helpful.
The entrance to our room was like going down an outside fire escape with over 20 steps. Not great carrying luggage, nor that well lit at night.

Diana and Pete were very friendly and helpful and did everything to make us have a really enjoyable stay. All the facilities were immaculately clean and the room was larger than we'd expected. The breakfast was delicious with lots of details like home-made bread. The bedroom overlooks a pleasant garden.
We really couldn't fault it.

Fantastic hosts and wonderful accommodation. Lyme Regis is a gorgeous town and place to visit. Would thoroughly recommend a stay at No 12.

Enjoyed a wonderful few days at No. 12. Everything was excellent from the comfy bed - amazing shower - varied breakfast - pretty little garden that I enjoyed sitting in.
The hosts - Diane and Pete - seemed more like old friends making me feel so welcome with their little surprise gifts each day and their local knowledge about nearby walks and good places to eat.
Would definitely recommend staying here to anyone and hope to return in the future possibly with my daughter.

Amazing little hideaway out of the hustle and bustle of Lyme.
The hosts were incredible from booking to departure. We stayed for three nights and everyday they refreshed our room with fresh vegan continental breakfast goods and freshly baked bread.
Pete recommended several places to eat as we’d left it too late to book a meal out. There was even crockery available for us to use when we ordered a takeaway.
The special touch of the vegan donuts from town was amazing and we’d be lying if we didn’t visit there again 2 (or 3) more times!

This accommodation was like a home away from home and even better. The bed was exceptionally comfortable & the room beautifully decorated and super clean. The hosts were so kind and helpful and offered a wealth of information on the area and other services when I had car trouble. Breakfast, served in the comfie room, was varied with so much choice provided and freshly baked croissants were delivered to my door. Superb.. the walk to town via the River Lym was fabulous. I will definitely stay again when I’m next in the area. Thank you!

Breakfast was brilliant, catering specifically for our vegan diet, Pete and Diane kindly provided delicious home made vegan bread, muffins, cake, we really enjoyed the variety they offered. The room was so comfortable, the mattress, duvet, sheets pillows were obviously of excellent quality. Loved the comfort the bed brought to us. Facilities- bathroom, toilet, towels immaculate. The room looked out into their lovely garden and if the weather had been less rainy we would definitely have used it. Pete and Diane were very friendly and helpful with information for sightseeing. We had a perfect few days in Lyme Regis.
Everything was perfect for the short stay we had.
