PARTIES AND FUNCTIONS ARE STRICTLY PROHIBITED ANY BREACH OF THIS WILL MEAN IMMEDIATE EVICTION FROM APARTMENT!
DISTURBANCE TO OUR NEIGHBOURS, INCLUDING EXCESSIVE NOISE, IS PROHIBITED AND MAY RESULT IN TERMINATION OF RENTAL AND EVICTION.
NUMBER OF GUESTS MUST NOT EXCEED THE NUMBER STATED on the Confirmation Notice or subsequently agreed in writing or email.
The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.
Note: Variances to bookings can be agreed on but only by arrangement with the owner in writing.
The Deposit of 20% is non refundable and it has secured the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full 10 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being relet then a $50 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is generally 10:00 am by the latest, to allow time to prepare property for next guests.
Pets are not allowed unless specific arrangements have been made in writing with the owner.
Loss - the owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.

The fact that we could store our luggage at the premises after 10am while the unit was being cleaned was very impressive. We loved the location and the how easy it was to access the best of Adelaide's CBD sightseeing and the outskirts like Hahndorf.
The unit was large and comfortable with everything we needed.

Wonderful apartment
This is a brilliant place to stay for a city experience. The location is amazing, close to everything. There are two balconies with great views. The apartment is spacious with everything you need and Barrie's introduction meant we had all the info we needed. Highly recommend.

Great place and super central
Had a really great time in Adelaide and having the convenience of being right in the heart of the city was amazing. The apartment was clean and very spacious and having the owners meet and greet us on arrival and give us the run down was really great. Couldn't have stayed anywhere better.

Great location apartment with a friendly host
Our family stay 2 nights in this great apartment. It located almost in the heart of the city and surrounded with great restaurants and cafe. We have a wonderful time in here and I will not hesitate to recommend this place.

Great location and nice place to stay
We found the apartment to be in an excellent location for visiting the city. Nice coffee, wine, pubs & restaurants in the area. The apartment is spacious and has a nice balcony. Tracey & Barrie met us at the apartment when we checked in. They gave us a quick tour of the apartment and showed us where to park our rental car in the garage underneath the complex (very useful). Then Barrie took me on a quick tour of the neighborhood pointing our restaurants, bus stop & tram. Finally, just before departing they asked us what we had planned for the evening... we didn’t have anything planned other than finding a restaurant. They asked if we had ever seen Australian Football and wanted to know if we would like to use their extra season passes to watch the Adelaide Crows AFL game that night. We said we would be delighted to go and had a blast watching “footy”.

Perfect in every way
Very big apartment even roomier than the photos, ideal location for downtown Adelaide exploration, and the hosts couldn’t have been better

Great Location
A great location if you want to stay in the city. Plenty of places to eat at just a stones throw away and a quick stroll into Rundle Mall. Barrie and Tracey were great - met us at the apartment, which was very comfortable and showed us around. We will definately stay again - thank you :)

Great Place and great location
Great place to stay.
Tracey and Barrie were so easy to deal with from the day of the booking to the actaul meet and greet on book in day.
They took us for a walk around the local area pointing where to get the best coffee and good food.
The only thing is that we couldnt get to try all the places out in the time we had.

Excellent Apartment, Outstanding Location
We stayed for a short weekend in Oct 2016. Owners Tracey & Barrie met us on arrival and checkin was very quick and easy. Then they kindly took us on a tour of the area, pointing out the best places to eat, transport, parking etc. The apartment was lovely, particularly as all the rooms had views to the Adelaide Hills. Everything is close here and the complex itself is very different to an impersonal hi-rise complex. We loved it and this will be our go to place to stay whenever we travel to Adelaide. Thanks Tracey & Barrie for making us feel so welcome.

Fantastic location
Just a hop, skip & jump away from Rundle Mall and LOTS of great shops! Many thanks to Tracey & Barrie for their introduction to the area and even more for their recommendations on eateries. We found the 3 bedroom apartment more than suited our needs and loved the location.

Great location
We travelled to Adelaide for the football & this property was in a great location within walking distance of Adelaide oval and Rundle Street with great cafe and restaurants. The apartment was perfect for us with 3 bedrooms and 2 bathroom and was very clean and tidy. The host's are very welcoming and meet and greet you when you arrive.

Fantastic location
Great quiet location close to everything. Apartment is an excellent size and layout. However, the lack of wifi was a real (unexpected) issue for us, and the kitchen equipment was poor: not enough crockery, and didn't have basic things like a colander. I think "luxury" is pushing it a bit as one of the hotplates didn't work, the dishwasher is rusty and the decor is a bit dated. However, the owner is extremely obliging and we enjoyed our stay very much despite these niggles.

Excellent apartment close to Rundle St
We were from Melbourne and didn't have any clue of where to stay in Adelaide. Choosing this apartment is the decision that we never regret. It's located right in the CBD and you can practically walk everywhere. There are a lot of good place to eat, have coffee or just hangout. Very comfortable and enjoyable stay indeed with very nice host and very warm welcome and introduction to the surroundings of the apartment from the owner himself. Would love to stay here again in the future if we are coming back to Adelaide.
