Beach Break 1 is our beautiful 3br + 2ba townhome located in an oceanfront building in North Mission Beach! Take advantage of beautiful ocean views & easy beach access, but with the added privacy of not being directly on the boardwalk. This premier private corner unit has no unit above or below, is professionally decorated, & features 2 exclusive water view balconies, 2 levels with a lower level 2 garage parking, & is the ideal vacation retreat for 9 guests (7 adults max). *Note no A/C in this home, fans are provided.

• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• AIR CONDITIONING | Please refer to your specific property if air conditioning is provided. If the advertisement does not say that air conditioning is offered, than the home does not have air conditioning. Note that the majority of area homes do not have air conditioning due to the mild year-round San Diego coastal climate (average approximate 65 degree year-round temperatures, with Summer averages at approximately 69 degrees!). The property was ok, not the best for what I paid! Your close the rentals but far from pier. The property wasn’t that clean I could feel the sand, bathroom had hairs. No parking, it says lots of parking nearby not really your having to wake up at 6am and wait for ppl to leave because of the area there are a lot of ppl that live there so no parking and the garage is not wide enough for a normal car

The good -- the location was perfect for where we wanted to be. The furniture was in good shape and had plenty (both for sleeping and sitting) for the amount of people (8) we had in our group.
The disappointing - check-in was 3:00. We timed it perfectly and arrived at 3:15. The cleaning lady was still there, and didn't let us check in until 4:00.
-There was one metal fork that's it. They said they would have brought us more had they known. With the price point we paid, that should have been addressed before we arrived.
-Internet was pathetic, might as well say non-existent, just awful. Others in the complex were having the same issues. It was not isolated to just our unit.
-The dishwasher leaked and under the cabinets reeked of mold and mildew. There had to be a sink leak as well. The cleaning lady said she has been trying to get rid of the smell, but couldn't. You can't clean away a mold/mildew smell, it has to be addressed, It does not happen overnight. We had to leave all the windows and doors open or the smell would over power the entire unit. The place said they would send out a repair person for the dishwasher. Our concern was more about the mold and mildew smell. We declined the dishwasher repair, we didn't want to lose our last day waiting for repair people (not our problem), and we didn't want them in the unit with all our stuff.

On the Beachfront walk in N. Mission Beach. Constant crashing of the waves, ocean breezes & sunset views are this home’s best features. Home is comfortable & spacious, balconies are nice but small, unable to accommodate more than 3 people comfortably, upstairs balcony could use a table. 3 nice sized bedrooms & two full bathrooms, perfect for small family. All appliances are in good working order. Garage is a real bonus. Our Chevy Tahoe fit but it was tight. Two small cars could fit easily.
NO AC wasn’t much of an issue. We were happy to keep the windows open. This unit is located on the back of the home, on the Strandway, which is very active at all hours. Bit of a bummer as we do like to sleep in. With all doors & windows open to cool the home, all the daily 6am garbage trucks, delivery, service & other traffic & pedestrian noises are VERY prominent. Something to keep in mind if you are hoping for a quiet time on the beach. This is NOT that. I would echo suggestions from others & encourage adding some black out drapery in the bedrooms & living area. Plenty of towels. Extra bed linens would have been nice but washer/dryer worked great.
The kitchen is really nice, but there’s no usable cookware, which was a bummer as I like to cook breakfast for the family when we vacation. The upstairs shower drains very slow, needs attention. Almost left early due to a pretty bad ant problem which was not addressed despite repeated email.

We loved the location by the beach and the layout of the condo. The kitchen was well equipped with pans, etc. The only disappointment was that our sheets were dirty and we didn’t get new ones until two days after we told them, hence slept on top of them.

The housing was very nice with three private bedrooms, kitchen and large family room and dining area. The location is great, right on the beach. The area is family friendly and safe. We especially enjoyed our early morning running on the beach and beachside path (easy to get our 6 miles in)! Getting to any of the San Diego sites was very easy. Great place to stay!

The home was dirty, from the baseboards to the ceiling fans, the house is covered with dust. The space of the property was good, the three bedrooms did stand up to the posted description, however, there were no extra blankets or pillows with pillow cases for the pull out couch. The paint is peeling in the bathrooms, there is black mold on floor of the bathroom on the first floor. For the amount of money we paid, we would have at least expected a clean property. The enormous amount of bleach that we smelled when we walked in the door was incredibly overwhelming and quite frankly, I’m not sure where they used the bleach, the bathrooms were dirty.
I will definitely not use this rental property company again, we visited inside homes directly next to us and they were 100% more clean and up to date with paint and maintenance.

Highlights: beautiful master with it's own ocean view deck, onsite parking (tight but not too bad), building is right on the beach so it's super easy to go to/from the ocean, well stocked kitchen. Improvements: more beach boards, blackout curtains for downstairs bedrooms, & would've been nice to have the driveway parking space!

A little disappointed
Mission beach location nearly on the boardwalk, but the neighborhood is super loud, lots of teens and twenty-something’s partying until late in the night— suboptimal for little ones since it was too hot to keep the windows closed, and there’s no AC. The condo was also dirty. After walking around bare footed for 10min, my feet went from clean to black. One bed’s linens were full of sand (seemingly still dirty from the previous renters). The cleaning crew came back while we were there, to correct the discrepancies. The bed situation was fixed. But the floor situation was unchanged. The management basically responded with ‘there’s nothing more we can do.’ We will not be staying here again.

The rental feels like you're on the ocean with it's view balconies and location in an ocean front building. The master bedroom was huge, private, and had its own water view balcony and bathroom. There is also a separate deck off the dining room. I suggest blackout shades in the bedrooms. We look forward to renting again :)

Even with clouds and chilly temps, we had a blast. Great coffee at Wally's just a few minutes walk down the beach and lots of good places to eat. The picture for the property is actually the view from the balcony, not the property itself.

Great Place for a Beach Vacation
The Positives: Very close to the beach, fun neighborhood with good restaurants and rental shops. Close to the Grocery Store. The house was comfortable for seven, better stocked kitchen than other rentals, furniture was mostly good.
The Less Positive: Someone had spit watermelon seeds all over the kitchen/living room, and the cleaning staff had not found them all, so we ended up cleaning up a lot of someone else's seeds. The shower upstairs doesn't drain well. The Brown couch under the living room window is worn out, and has indentations where people have sat that just collect sand. When we arrived, the front door lock didn't work, and there were no instructions on how to "reset" it, and nobody was answering either phone number. This means we were stranded on the front porch with all of our bags for about an hour when we arrived. After I sent a few emails, I finally got someone on the "emergency/after hours number" and they were able to explain how to "reset" the lock so that it would take the provided code. The lock had to be "reset" a number of times during our stay...kind of frustrating. There is a spigot on the side of the stairs outside that you can use to wash off sand, but the same space is also occupied by parking for tenants for other buildings. Being that close to the beach, sand washing should be better sorted and at least explained. There is a fair amount of traffic noise at night, and you have to keep the windows open because there is no AC, but the sea breeze makes up for it. Overall, despite a few pecadillos, we would stay at this rental again, although at the rental price, I would expect fewer issues.

Great Location
Loved this property. Great location with great views. Our family really enjoyed staying here. The garage fit our Honda pilot/SUV and would fit another small car as well, however the fit is tight, remember to pull your side mirrors in and have someone help direct you in.

The location was awesome but the place we stayed in could use some Tlc!!! The fireplace didn’t work and it hasn’t for a long time!! The dishwasher door was broke!! Couldn’t use the iron board....broke!! Place wasn’t very clean!! I will say the size of the place was perfect for the 8 of us and the location was perfect!!!

Perfect vacation amid pandemic
Our visit to Mission Beach was my family’s first vacation during the pandemic. The location and property did not disappoint. Dog friendly and child friendly. We did have trouble fitting our SUV in the garage but found a nearby lot that allowed us to park overnight. We will definitely return.

I’m writing this because I’d want to know this info if I was booking :)This location is fantastic!! Literally steps from the beach, my girls were in heaven. The price is fair and aligned with a condo of medium frills. The two car garage did fit our Nissan Pathfinder, but my husband did hit the wall with it. You have to back in and it’s not an easy feat. Back in, trust me. Trying to pull in won’t work.The house offers beach chairs, tommy bahama - 3/4 were broken (like snapped Totally broken). I let company know immediately via text and advised we were headed to Costco and if they had them I would pick up replacements. They did so I bought them and asked for a credit when we checked out (a month later - we stayed 28 days) and they haven’t credited me or responded to my request for credit.There is no desk in the house which was hard to work from the house so I used the key concigere service and had one delivered and removed. Great service, pricy but Totlaly worth it. The bathtubs, one didn’t have a stopper. The other, the stopper didn’t work. And the shower door in the master wouldn’t shut and the key pad for the garage broke on us 3-4 times - twice it literally locked our car in the garage and we were unable to leave the house. The landlord took care of the tubs and shower (they tried to fix but it just didn’t work). But was very responsive. Except for the more urgent issue of accessing our vehicle. They ended up replacing the code box on the garage because the old one just wasn’t working. And the new one worked perfectly. For a month stay, we were not provided more than a weeks supply of paper products (toilet or kitchen) and not enough tabs for the dishwasher. I asked and was told to purchase them ourselves. There was enough laundry detergent but no dryer sheets. The floors are title and sand collects on them daily. I was more than happy to sweep everyday and be that close to the beach. There’s no dressers in the house. And I requested additional hangers and they brought them right away. The decor is great, the kitchen was well stocked, I had everything we needed for 9 people for dinner when we had friends come stay for the weekend. The dishwasher and laundry all worked really well. The bed in the master could use replacement. The mattress is sinking in several inches (like 5 or more).All that said, I would stay again, provided they do right by my beach chair replacement

We've stayed in San Diego many times, but this was the first time that we've stayed right on the beach. We'll never go back to driving to the beach again after this trip! This rental had everything that we could possibly need and made for an amazing Fall Break trip. Parking can be a little challenging in San Diego, especially with bigger vehicles, and we loved the fact that we could park our vehicles and just bike everywhere that we wanted to go. Walking to the beach each day was also amazing! The views of the beach from the upper bedroom were very nice. The rental was very much worth the money that we paid!

would not rent the home again
i had rented homes in the past when it was homeaway this was the first time with vrbo and it was the worst we had a very hard time getting a hold of the property manager and he was the not at all helpfull i had to reach out for customer service she was very helpful but also could not get ahold of the pro[erty manager and did not get the house until after 7 very bad service

WONDERFUL
Absolute wonderful beach house. This unit had 2 floors above a garage so you can take advantage of the beautiful ocean views. The entire 3rd floor is the master suite with it's own balcony, which was a nice treat for my husband & I. Everything was so nice, comfortable, and well cared for. We filled the home with 9 people & had plenty of space. Definately we will be back & recommended to our friends!

Beach front property
Overall our stay was enjoyable. Roomy and well stocked with daily household items. The overall appearance of property is well maintained for a beach rental. Location is right on the beach, walking distance to food, bike rentals, and bay rentals. Food delivery runs very late you’re better off getting it yourself. There were a few issues: the refrigerator never got cooler then 55 degrees; we called property management and they said they get this call a lot and to allow it to cool with groceries inside. 4 days and it never cooled., but freezer made everything rock hard. Garage door would stick and not go up all the way until you tried a few times. Downstairs bathroom tub was clogged. Upstairs screen door would stick and you couldn’t open it to go on balcony. Downstairs queen bed frame very squeaky. Minor fixes that will make this property an excellent stay.

Nice place in great location
This area of north Mission Beach is ideal... within 15 minute walk to north area shopping ...to aquatic rec center...to anywhere. Place was common quality "beach" quality. . We could do two cars in tandem garage.

Nice location!
2nd house back from beach, GREAT location! Lots of stuff to walk to. Parking garage is VERY tight so be prepared for that. Clean and updated. No real issues. Had what we needed. Very smooth check in and lots of instructions provide by the management company.

What a great beach house!
Thanks for the amazing experience guys, everything from the interior to exterior was perfect. Inside has lots of seating & nice furniture, kitchen has more cookware than we needed, beds were comfy, & the place itself was light bright & spacious. There were 2 exterior balconies, both of which had Ocean Views. 5 STARS well deserved!
