This property is a gem in the Playacar gated neighborhood of Playa del Carmen. We were met by the housekeeper to get oriented to the features of the home on arrival. The home and grounds were much better than even the photos and description. There are essentially three larger sleeping spaces and one smaller one off the living room. All the beds were comfortable and we had everything we needed to do basic cooking in the large kitchen. The patio has a bar, large table, ping pong, supplies for the beach, and two small pools with lounge furniture. Access to the beach was simple and the stretch of beach was beautiful and not crowded. It was a safe, simple 15 min walk to downtown for dining and shopping. The owner was easily available for questions during our stay. We also had an issue of forgetting something at the house and the owner/ housekeeper team went above and beyond to help us. Would highly recommend to anyone wanting to stay in a beautiful property in a safe neighborhood near the beach.

Perfect PDC homebase
This property is ideally situated in the gated Playacar community, within walking distance to downtown and Fifth Avenue. The kids (aged 8-14) enjoyed being able to swim in the plunge pool on the property, in the large nearby community pool or two blocks away at the beach and everyone loved playing ping pong. Patricia was very responsive to our inquiries and ad hoc requests. We had a great trip.

Happy Thanksgiving
Had a wonderful Thanksgiving week family together and this beautiful home. The proximity to beach and town were great, the housekeepers very responsive including arranging for delicious meals cooked for us on site a couple of nights.

Incredible Experience
Location was < a mile to 5th avenue and the rest of the downtown (felt safe even walking around at night), plus close to Akumal and Tulum and many other places for day trips.

Awesome indoor and outdoor space.
Patricia, thanks so much for letting us use your beautiful casa for a week in Paradise. We were a group of ten and had a fabulous time. My siblings and I love to cook. The kitchen was fabulous. Could have used some covered containers for prepared food, but we made due. The bedrooms were fantastic! Comfortable beds and very nice linens. Ruth and Rafael, the house keeper and grounds keeper were amazing. They kept the house and grounds immaculate. I cannot say enough about the outdoor space. Beautiful hardly describes what the eyes and ears experience. Early morning coffee on the covered porch, listening to the sounds of nature surrounding as you drink in the beauty of the lawn, trees, etc. Patricia was speedy in addressing any issues that came up, which were minimal. I almost don't want to leave a positive review, as it may make it more difficult for us to book in the future. Our group of ten had a marvelous time and I have been daydreaming about the outside space since my arrival home.

Very nice house. Wonderful host!
The property is beautiful and very close to the beach. We had a mechanical problem with the house and the home owner took care of it promptly and was always in communication with me while the issue was getting resolved. I would recommend this property to any large group looking for a wonderful vacation.

This Place is Wonderful!
(7/14/2019-7/20/2019) Our party was comprised of 7 adults, 4 teenagers, and 4 kiddos under 12 years of age divided up into three different families. This house easily accommodated all of us. The house itself is beautiful and free of any issues with its furnishings and appliances. The kitchen was stocked with an ample supply of 5 gallon water jugs as well as anything needed to prepare one's own meals.
The location was great. Not only is there a pool on this property, but the community pool is a short distance away as is the beach. There are some trails nearby that lead to some ruins, so that was really interesting. The main shopping area, La Quinta Avenida (5th Avenue), was located well within my comfort zone for walking; less than a mile. I could have done it everyday, but my better half hates walking in the heat so we mostly used cabs to get there and back. The ride was generally 120 pesos ($7ish US).
The support folks who stopped by to clean and maintain the place every other day were absolutely wonderful people. They ensured the place remained in tip-top shape and gave us some great tips on where to eat like a local.
Staying here helped make our trip a great success and we look forward to visiting again.

Perfect vacation
Patricia! thanks!!!! What a wonderfull House. You deserve the best.
We had a wonderfull vacation, I can’t wait to go again. I read all the reviews before renting your house but i think they run short, if there is a better word than perfect i should use it.
No one should doubt in renting this house.
Hope to see you again!!!!!

A beautiful place to share memories with family/friends! Clean and organized! SO MANY AMENITIES!!!!!
Our family had a fantastic time! We and our 5 children plus their spouses enjoyed a week at Casa Paradisus. The 12 of us had the room and comfort that was expected. The house has a great pool and ping pong table we had a lot of fun with. And the beach, community pool and tennis courts are all so close, we had fun at each of these many times. The pools were PERFECT 'cool off' temperatures!!! We all had plenty of hot water for showers and were never uncomfortable for lack of air conditioning! Because of Victor and Reina the home is well kept, clean and organized --plenty of clean towels! We saw the two of them several times. The house has a wide variety of DVD's but some of the players are regional and wouldn't play the DVD's. We swapped one of the bedroom's players for the one in the main room, and it worked great.
The quick walk to the beach was so awesome! My daughter brought a game, SLAMMO (Spike Ball) that we played in the sand and met several people because of, and even sold it to a group the last day, for them to enjoy their week! So many nice people!
Had a lot of fun going into town, not a lot of things better than a fresh street taco! - not too far, and especially having the bikes to ride! Loved the BIKES!!!
We also enjoyed the talents of Eunice, (A-oo-Nees-A) she is very lovely, sweet and professional -she sat down with me to find out what types of food we liked. She shopped for, prepared and cleaned up what had been prepared, for 3 of our delicious meals (I would do more next time)! The meals averaged $11 per plate. We were all impressed with the quality, quantity and variety!
We had a blast at Xel-Ha for a day --snorkeled, swam, floated, ropes course, cliff jumped, slide, zip lined, and relaxed, etc. and ate ANYtime we wanted - super fun! (you can purchase the tickets online ahead and get 15% discount!) We ferried to Cozumel and rented 6 scooters (one per couple--super fun if you are comfortable driving one!), and circled the island stopping occasionally to check out beaches --clean & gorgeous beaches, great snorkeling! Some of the group went on a whale shark excursion --saw and swam with an amazingly large amount of sharks and manta rays that day!
The WiFi at the house was very good, even for 12 users at a time!
Thank you Patricia for the use of your beautiful home!!! Our family made some wonderful memories! Thank you also for your quick responses to emails/texts, and a few from Omar that were so appreciated!

Beautiful house in good location
The property was spacious and well maintained. Everything we needed was provided. It was perfect for our stay with multiple families because of the multiple bathrooms and several master suites. It is also very close to downtown, and we were able to walk several places. Our only disappointment of the trip had nothing to do with the house but the beach had a ton of seaweed, both on the beach and in the water, making it unable to even swim in. I guess this is a problem all over Playa Del Carmen. I’m so happy there was a pool at our house though for water entertainment!

Exceeded our expectations!!
This is one of the coolest properties I have ever rented. It is perfect for giving everyone their own private space. The main house (red roof) has an ENORMOUS bedroom with a kids bed in the walk-in closet. The bathroom is gorgeous as well. The kitchen is minimally stocked when it comes to spices and pantry but we did not do much cooking while we were there. There is a second very large bedroom in the main house next to the living area. The outdoor bar is so fun and seats quite a few people. The second house (white roof) has two separate bedrooms (HUGE) each with their own bathrooms. The one upstairs has an additional bed for a child and a seating area. The rooftop deck was great at night, a little too bright during the day but the views were spectacular. The pool is so fun and unique. There is a grotto-like area around the bottom where 2 turtles live, super fun for the kids. There are 2 trails to the private beach, one has steep rock stairs so if there is an issue with access there is another trail right across the cul-de-sdac for easier walking access. Playacar is gated and has a lot of security so safety was never an issue. The house comes with access to The Reef which is a resort right down the beach, super beautiful. The house comes stocked with TONS of beach towels, lots of beach toys and bikes that can be used to ride into town very easily. The AC worked very well and there were units in each of the bedrooms for personal comfort. Patricia (the owner) was very easy to reach during our stay with any questions and were great with food recommendations. We never had a problem using American money or credit cards but we did exchange some money before we went into town for a day of souvenir shopping. This house is amazing and if you are looking for somewhere to house couples or multiple families, this house is perfect.

Fabulous casa!
Casa Paradisus is wonderful. Plenti of room for all, in a lovely neighborhood that felt very safe. Having the ocean and Playa Del Carmen within walking distance is a bonus and coming back to enjoy the pool or a game of ping pong was so much fun. The owner is very responsive and helpful. My only regret is that we didn't stay longer.

Amazing tropical getaway
Patricia's home is beautiful and she was a wonderful host. Communication with her and her manager, Omar, was very good. The house is spacious and very well equipped--and is actually like a big house with 2 bedrooms and then a separate house with 2 bedrooms with their own entrances from the outside. Beach is a short walk away and absolutely spectacular. Pool was a bit chilly for us in January but we enjoyed visiting by it in the afternoon while the kids napped. Even had TWO pack and play cribs for our toddler and baby, sand toys, boogie boards, beach chairs, etc! Enjoyed walks and bike rides into town. ESPECIALLY enjoyed hiring Eunice to do our daily shopping and preparation of some absolutely delicious Mexican dinners. She was very gracious and sweet to work with. Now for the very few small negatives... but feel like they'd be helpful to be communicated. No dishwasher which wasn't that much of a problem for us. Shower in master bedroom kinda trickles out and it takes a while to use the valves to get the right temperature. There was wi fi but it didn't work too great with a lot of people on at the same time. At the time, there was construction on each side of us which made it not so enjoyable to sit outside during the day. Also--be prepared for those lovely local wildlife--raccoons and sereque. We enjoyed using the FOUR bikes to ride into town but they do need some maintenance on them. I think the biggest hurdle for us (literally) with carting a stoller, infant, toddler and preschooler to the beach--was the steps down from the backyard to the street. Kinda dangerous and tough for the little ones to navigate. But all in all we'd go back in a heartbeat. A really beautiful place and a great setting! A wonderful tropical getaway! Thank you so much Patricia!

Great place for a large group!
We had a wonderful experience overall. We had a large group in Playa Del Carmen for a wedding and this home was perfect for us. The house is huge so each family was able to have privacy when needed. The beach is very close and is absolutely beautiful. For the price, you can't beat it.

Fantastic Family Holiday
11 of us, ages 7 months to 84, had a fantastic stay at Casa Paradisus! At the end of a small cul-de-sac, only 150 yards from a beautiful beach, we enjoyed every minute of our 5 days there. As others have stated, the photos don't do it justice. The public spaces, living room, patio, pool area are large and well-furnished and the bedrooms allow for privacy and retreat when desired. We cooked a lot and the kitchen was well equipped for cooking for a large group. One of the highlights was on our last night we hired Reyna and Victor to make us an amazing Mexican feast, Pozole, panuchos, and some of the most delicious flan we have ever had! Great trip. Patricia, the owner, was helpful and easy to contact, making this an easy, unstressful holiday for our family

Needs upkeep
The house is beautiful, we didn't have Wi-Fi, I'm just assuming it was because of the rain or
lack or having someone check on it before our arrival. But my Son is a programmer and was able to fix it. I asked the owner before we left for Playa del Carmen, if there were TVs, she said yes, but did not say there was no TV service at all.
but there are TVs, we connected our own Netflix, in the only TV that we could, and the DVDs from the US are not going to work in their DVD players. You have to go out to rent movies, if you want.
The Air and light was out for a day except for the living room, they said it was a short in the city part. the refrigerator went out two days before we left and we only stayed 6 nights.
The workers that maintain the front yard, are doing a great job, they are very respectful and I know they brought a refrigerator the morning we left. There was a small refrigerator with no light, made me forget some things I was bringing with me.
I lost one of my children and his fiancée to the heat on the first day we were there.
The master bedroom is beautiful and huge, and has a beautiful bathroom.
the house is sort of an antique and that's very nice.
All in all I would suggest you ask the questions about the features that you will be using.

Casa Paradiso is Awesome!
As others have said in their reviews, the pictures don't do it justice. We stayed at the house with 10 people and we had plenty of room to spread out but still spent lots of quality family time hanging out on the front patio listening to music on the bose speaker that was there while kicking back some cold ones. The kids (adults too) loved the pool and we spent some fun time there too. We all walked to town once or twice a day, and caught cabs back easily if we were tired. The beach is a short walk away and had almost no one on it most days. Only complaint if there is one is that there were only a few not so great beach chairs there, and we could have used at least half a dozen if not one for everyone there. However, this is a minor complaint compared to all the other fantastic things you get with this house. The owner, house manager, housekeeper and private chef were all tremendous to work with and helped make our stay one we will never forget. Thanks to all! Rent this house, you won't be sorry!

Beautiful House/Wonderful Vacation
We just had the most amazing week in this beautiful house. Wish we could have stayed longer.
As other guests have mentioned, the pictures don't tell the true story. The floor plan is very unique, in that everybody can have their own suite, complete with large bathrooms. We had three couples and 2 children, everyone was happy to get their own space. The beach is no more than a 3-4 minute walk. The house is very clean, has everything you need. If you are looking at a vacation rental, BOOK THIS now! You won't be sorry.

Better than listing, lacking nothing
This house is so good, I've stayed there twice. First, the location; Playcar is a safe, beautiful gated community adjacent to Playa Del Carmen shopping and dining. The community contains ancient Mayan ruins side by side with a golf course and an all inclusive resort. The majority of the area is comprised of private homes and condominiums. For those that wish to dine at home, food shopping is easy and convenient with everything you would expect to find at a US or UK food store, of course, with the flair of Mexico.
Now, the home. This is a spacious and well-kept property and features something for everyone. As other reviews have accurately noted the amenities, capabilities of the kitchen and availability of movies/books/games/TV and wi-fi...all of which are not just the owner's backup stock tossed at the beach house. The home features a water dispenser with plenty of clean, drinkable 5 gallon bottles. You will enjoy the ability to wash your clothes. This place is a home away from home lacking nothing.
Patricia is a pro and understands what you'll need every step of the way. She will prepare you for your trip by ensuring you have all of the instructions you need well before you arrive. Although there will be no surprises, she is a prepared owner who has local managers who respond to her calls quickly. In the unlikely event something doesn't function well, she takes care of it to ensure your stay is not compromised.
You may be tempted to take advantage of the all-inclusive Reef resort located very close to the home. Do this if you want a clean pool and good beach access and a change of scenery during your stay. However, be prepared for a crowded, all-inclusive style resort where they cater to their paid guests first. If you desire to stay on the property all day and take advantage of the buffet meals (side review - the food is about a 3.5 out of 5; above average), be prepared to pay. Everything will cost you here, including rental of towels and use of boats, jet skis, etc. It can also be tough to find a poolside or beach lounge chair unless you are onsite early.
Patricia and her family frequently use this home and keep a nice notebook of things they recommend (shopping, dining, activities), which the first-time visitor will find useful.
As I said, I've stayed twice and would have booked my current April visit to Play Del Carmen with Patricia at Casa Paradisus, but someone beat me to it. I hope the place we're staying in is half as good!

Great property!
The home has all the necessities one would want and it's a short walk to the beach (1 block). Town is within walking distance too. The property is well maintained and set back in a quite cul-de-sac. Definitely would stay here again.

Love Love Love!!!!
If I could sum up our stay in one word it would be LOVE!!!!! We had a total of three families including our parents and aunt, staying there for 5 days and enjoyed every minute of it. There was plenty of room for all of us. The huge kitchen allowed my mom, aunt and a few others to cook comfortly. There is wi-fi for the teenagers to keep them quiet and busy while the adults were cooking and getting things ready for the days activities or winding down. There are movies also availble for all ages to keep the little ones entertained in the morning or the older ones at night. Beach access was right behind the house and only a few blocks away. We walked to town a few times a day. It was less than a mile away. My in-laws stayed at a newly opened resort in playacar that was also less than a mile away and they were able to walk to the house easily. The pictures online do not do the house justice. The pictures are beautiful but in person the house is even more beautiful!! Patricia was very helpful and there to answer all and any question. The house keeper and her husband were the nicest people too. I can't wait to plan our trip back in a couple of years. We definitely recommend staying here. You will not regret it.

Wow, nothing short of AMAZING!!!
This home is the perfect get away spot. It's spaced out in a way that is great for multiple people, groups, or families to use. The pool, cave, and waterfall in the front yard give it a really great touch that you won't just find anywhere. The bar on the front porch is beautiful, and great for parties! It was only about 2 blocks from the beach, and an easy bike ride to most anywhere you'd want to go around town. I truly can't think of a better way to stay in Mexico!
