Rien
A fuir !!!

Good location for access to London. Good parking. Comfy bed
Poor reception on arrival. Current residents were relied on by the owner to show me round and give access codes, therefore causing anxiety regarding security for my items if left in the room. The room was cluttered with unnecessary furniture and personal items of its usual resident (family member?) . It was dirty, particularly the bathroom - pee stains on the toilet, heavy scaling around the shower unit and controls. Doors we're stiff and difficult to open and shut. Someone's flannel and shower products were left on the rack in the shower. The only access to water and tea making facilities was from a community kitchen which was also grubby, which didn't encourage me to use. All bed linen were clean but unironed, a large hole was in one of the pillow cases. The towels provided were clean but old and scratchy. Overall, I was extremely disappointed with my stay and I left early the following morning. Photos are available on request.

communication was very poor. welcome was poor too. never was asked how we were doing. main door was left opened all night. felt very insecure. code was given to us from cleaner who happened to be there. temperature was 29. no air condition and fans. we did not sleep until very late night. wardrobe no hangers and wardrobe floor had lots of rubbish so could not store clothes anywhere. chest of drawers were filled with rubbish. upon leaving I tried ringing and knocking as per instructions but nothing was answered. very unfriendly. said on advert that bed and breakfast. we did not know in the kitchen what to use and what not to use so we decided not to use anything no tea no coffee etc

Absolutely nothing! Please, for your own sanity have a good look around before landing on this property because I wouldn't want anyone else the endure the experience we received here.
Where do I start....
The overall safety, cleanliness, lack of professionalism, lack of facilities and the unnerving atmosphere.
I'm sure the review speaks for itself.

The owner did not know we were coming even though we booked and paid (!) in advance. ‘Luckily’ we got the room of her son which she praised as even better than the one we would have gotten otherwise. However, the room was not at all well-cleaned, there was electricity hanging from the wall and the only functioning light was in the floor.. also, there was stuff from the son lying all around. We didn’t expect the Ritz but this was definitely not acceptable.
On a side note, when we booked and said we would come with a dog, the owner wrote to us that she would have to charge us with additionally 15 pounds. Only to let us know in person that it is 20 now. Well. At least the dog liked it there.

Well decorated and clean. Free to come and go as you please. Lovely garden.
The staff were mean, the beds were hard, the lights didn't work, the curtains were hanging off, no breakfast, doors open all night and it smelled like fish! 🎣

Warm welcome by the host and staff member. They made me feel comfortable, cared for and at ease.
Everything was ok for my purpose.

Very friendly welcoming owner, and very helpful. Gave us advice on best way to get to where we needed to go in London.
Ideal location for what we wanted, only a short walk to tube stations and a really nice area

Nothing
The person who answered the door looked surprised to see us..Towels piled high on the landing & in the bathroom.. Bedding was random and unmatched & my pillow was an impression of a bag of candy floss.
BUT it was the audible screaming arguments between the hosts (mother and son we're guessing) that made us flee within the hour!!
We would love to see any CCTV of us sneaking down the stairs and running down the avenue!.

The owner Margaret was lovely and helpful. We were there for a Wembley gig and she advised us on quickest route with bus and train.
The garden was nice to sit and relax in. Although there was no breakfast available as mentioned on Booking. Com there was plenty of choice to help yourself.
The economy room we had with a double and 2 twins was clean and good value for money.
Due to the ongoing renovations, it was a bit chaotic with people coming and going but it was nice to sit round the kitchen table chatting with Margaret.
Ester the housemaid was very pleasant too.
You need to be quite laid back to stay here. Not your usual B&B. There are some lodgers also staying so lots of coming and going. Also we had to queue for the bathroom a couple of times but had not realised there was another bathroom downstairs.
None of the wall or table lights worked in our room but Margaret did say that was the next one to be renovated.

nice and cozy room and clean attached bathroom
doors are coded and not lock and key. you need to have the key as you may forget code especially out of the hours..

The staff were very friendly and helpful and you can come and go as you please. Close to amenities and services.
Would have been nice to have been told there was building work going on but didn't affect the quality of the stay. Fine to use as a base and lay your head down.

Advertising en-suite shower was so little I couldn’t get in and there wasn’t hot water
