Casa9 was in a great location, walking distance to lots of restaurants and bars. The B&B was really comfortable, almost like being inside a home-stay, rather than a hotel. Our room was ground floor facing the courtyard, it was beautifully designed in a mid-century style. The bed was heaven, we were so jet lagged when we arrived we slept for 15 hours and it was the best sleep ever! Roberto, the hotel manager, was available via WhatsApp to give restaurant recommendations and organise excursions. Breakfast was included and it was delicious. The hotel had a small honesty bar which we used a few times, great beer selection we enjoyed on the oasis terrace.
Due to it's style of being a relaxed home, staff are mostly hidden away. There is no main reception or direct point of contact, which we were told on arrival, so if we needed something we had to text Roberto. We only noticed this to be a slight issue at breakfast as it took a while for staff to appear and take our order. Thankfully we were very relaxed and operating at leisure pace whilst in Mexico City.

This small boutique B&B is in a beautiful house in a green, quiet and safe street in Condesa. The renovation is very nice and especially the common areas are very elegant and welcoming. The breakfast was delicious and the staff very kind and helpful.
The bedroom we had was very large, comfortable and functional but it didn’t have as much character as the common areas.

Amazing location, beautiful design. Roberto the house manager is one of these people in hospitality! Private terrace was an excellent part of the experience. I loved that you can help yourself to tea coffee and water at any time and there is an honor bar. The breakfast was one of the best I’ve ever had.

The hotel is beautiful, fully renovated and decorated with great taste, and the house is very charming. There's a common garden between the rooms which is delightful. The location is also great with delicious restaurants near by.
Check-in was a mess. The "concierge" was very anxious and confused when we arrived making the check-in process slow and stressful. Finally, when we got to the room we had booked it wasn't cleaned - the concierge was very surprised and gave us another room, a "better room" according to him because it had a larger bed but we would have to move again the next day. First, the hotel has only 4 rooms so how come they forget to clean one the rooms? That's lack of management. Second, when you book a boutique hotel for 3 nights the last thing you want to do is change rooms in the middle of your stay.
Further, for such a beautiful hotel that you can see the owners invested a lot in its renovation, there are a lot of details that are missing: (1) beds are terrible - not comfortable at all and extremely noisy (they squeak every time you move) to the point that I almost changed hotels after the second night (didn't do it because the second room had a slightly better bed and didn't have time for the logistics); (2) hot water in the shower may be an issue if the weather is cold (it depends on the room and time of the day I guess), (3) lightning in the rooms is just bad - it's either too strong or completely off, with no switches any close to the bed, (4) no outlets by the bed.

Unfortunately a miss communication on the rate! Informed after checking in that the rate quoted at the time of booking did not include the 16% VAT. Big mistake on the booking process! Added considerably to the cost of our stay.
