Overlooking one of Newport Harbor's quiet side channels, this 3 bedroom/2 bath unit boasts furnishings and decor that reflect a stylish beachside motif. Professionally outfitted from top to bottom, every detail and amenity has been provided for guests to enjoy a memorable and restful Newport Beach vacation. Here's what you'll find:
LIVING/DINING AREA:

Staying at this cozy beach house was perfect for a big family and an active toddler. The waterfront view was amazing and the 5 minute walk to the beach was so refreshing. The neighborhood is super cute and all the neighbors were so friendly! Our car unfortunately was too big to fit into the garage but street parking is everywhere! We never parked farther than 2 small blocks away. They also provide beach toys, beach chairs and board games which is perfect for families! Beachfront realty was super quick to answer any of my questions that I had and their check-in and check-out instructions were clear and spot on! Check in and check out was a breeze.

Our stay was great. Walking distance to the beach and food. Only downside is the parking and the wifi. If you’re using the internet for anything but wifi on your phone it’s worthless. The beds were comfortable, the home was clean and 3 nice rooms. Would stay again.

Enjoyed our time here, had a much needed relaxing weekend. Location is on the channel were the property management has a noise ordinance to sign. If you want to have a quiet and restful stay this is the place. Would recommend to have the mattresses replaced, they were not comfortable.

Location is amazing, this was our second stay. Outside of building is a bit faded & could use some TLC, but the inside is very much like the pictures. Some of the furniture is well worn but the property management company came & tightened the dining room chairs for us immediately. Plenty of room for a larger group. No a/c so we brought additional fans to help with the humidity & heat. Great place for a family vacation!

Beautiful spot. Sleeps 6 in beds, other 2 are small cushions to sleep on the floor (likely great for little ones). We received a noise complaint (on a Thursday at 4:30 when my older and younger sister welcomed me to the house) and I had a snarky discussion/call with the management, rental company’s employee after calling back mortified from our conplaint we received. Employee stated “video” was sent to them - excuse me? That’s creepy. Half star taken from this.
No privacy in the kitchen area - no curtains, which we realized at night. (Fish bowl feel)
Only 2 mirrors (bathroom mirrors) in the whole unit which is fine but when all 6 of us were getting ready… we realized there could be one or two more in the unit. Might sound odd to suggest but one or two more mirrors would be beneficial for guests. Half star taken from that.
Oh- next door: the house is a hoarder. Junk piled in the windows, side area… very creepy.

This beach house is in a great location and we loved being able to walk to the beach. Be prepared to bring literally everything you may need. There are very few things in the kitchen, no hairdryer or soaps, and only one roll of paper towels and only a few plastic trash bags. We were a little disappointed that there were broken things in the house and the photos made it look a lot more well-kept. The house is in a great spot and has a great view but the rules are very restrictive. We were there over spring break and St. Patrick's day and although we were threatened with following the quiet rules (in writing, after we signed up through vrbo) there were neighbors talking and partying until the morning every day. Although we had a nice time, some upgrades on the house are due and the threatening rules could be reconsidered.

A lovely location and great for exploring the area by bike. The managing agents were easy to contact and quickly organised missing wine glasses for us!
We were disappointed in the kitchen equipment- crockery badly scratched and looked old as well as missing cutlery. There were no plugs for sinks that worked so not easy to use the sinks or bath! Sinks in bathrooms smelly and no cleaners left anywhere. It needs a little updating and love to bring it up to a better standard. Not quite the standard we had expected.

Do not stay here
We were willing to pay a higher price on vrbo versus airb&b to get a nice property in a quiet neighborhood for fathers day. There was no access to the patio outside area, or to the dock, unit below us was extremely loud and did not try to quiet down once they new we were above them. They were loud outside and inside their unit. While we know this is not vrbo or the property's issue it still added to our frustration. At check in we were not able to get into the house because the property Realtor never supplied the code in the email for the door and it was after hours when we arrived. We stood outside the unit with bags, family on a flight of stairs waiting for their after hours to answer. There is no working air condition in the summer yes it was extremely hot, no complimentary coffee, cream, sugar or even an updated coffee machine like a keurig. There was no washer or dryer for wet clothes if going to the beach and the owner didn't even give guest a "things to do when in new port". It felt very much like we paid a very high price for nothing really in return. We are very unhappy with vrbo and this stay, would like a refund for our troubles. Christina

DO NOT RENT THIS PLACE
The property is run down except the kitchen but it's bare empty except the cheapest and most basic things, we were given (1) 2x3 inch sponge to clean dishes, counter tops floors ect. Balcony is the size of a postage stamp, electric BBQ, outdoor furniture is good will at best. One toliet is a 3 flush for number 1. The coffee table, another Good Will item is Tin Metal with wheels. Windows are single pane, no insulation so house is freezing in AM but they provide these 1960 roll out heaters (extremely dangerous for children) and even adults. Have not seen heaters like that since grade school. Stairs are worn down to wood, splinters and cuts galore - Safety hazard. All the railings are weather beaten and also dangerous. I could go on and on about this but dont want to waste my time.

Hands down most clean
I use rentals several times a year. Hands down this property was the most clean. There is usually always sand or dust somewhere in the property or the bed linens smell a little off. It was like we stepped into our own home. Floors, bathrooms, linens and even the outside patio furniture were super clean. Furniture in the unit did not look worn down. Beautiful view of the water and short walk to the beach. We rented bikes from the realty company which provided drop off and pick up service. There is a bike rack right outside the door that gives the ability for the company to drop off when you are not there with the provided bike locks. The 20 minute walk to the pier turned into a 5 minute bike ride. The garage is super convenient because finding street parking is extremely hard. The upstairs unit and I both had crossover type vehicles and we had space to park and not ding each other's doors. The washer and dryer in the garage is nice to have for emergency. It is $2 for the wash and $1.25 for the dryer in quarters. If you have the downstairs unit you park on the left side of the garage and the dryer is located on the right. We had a load in the dryer and the upstairs unit came home and left with vehicle parked. We were not able to get to our laundry for awhile. Small thing to be aware of that it is not easily accessible without moving the vehicle. We would rent this property and from the realty company.

Fun Vacation
Great location and nice size home with large rooms. The kitchen has minimum supplies for 6 people but still worked. You need to bring your paper products including facial tissue and bath tissue. All in all we had a great time and enjoyed the house. Has a large table for playing family games.

Warning: read before booking
The good: This was a very spacious 3 bedroom apartment with a large living room, nice balcony, and a garage for your car. The listing description was very accurate to what it is. Walkable to many places on the peninsula. This is a perfect place IF you're not going to be spending much time in the actual apartment and just need a decent place to sleep.
The bad & ugly:
-Probably the most disappointing: there is VERY loud construction of a house happening across the way from this property. All you hear is the sawing of wood and steel while you're trying to enjoy sitting out on the balcony.
-There were renters that stayed in the downstairs unit, and we heard EVERYTHING. It felt like they were inside our unit because we could hear every word and every movement. They had a grandkid over and it was chaos during the day. This is not an exaggeration! The walls, windows, and floors are paper thin.
-It was hard to believe how cheap the house products were. Simple things like toilet paper, silverware, paper towels, cups, etc. all felt like they were bought from the dollar store.
-The internet here is some of the worst I've experienced in a long time. I had to work during the days I stayed here and it was a huge and unnecessary challenge. Just like the products throughout the house, I would not doubt if they only bothered to get bare-bones internet. Could not load a simple google page at times... a massive letdown and disappointment.
-The toilets are slow and barely work. They have signs warning you not to flush anything but toilet paper (which of course we followed), but they are in poor condition.
-This is a bit of a nitpick, but the check-in process was odd. I was forced to come to an office on a tight deadline so I could sign a form. Why I couldn't do that over docusign is still baffling to me.
-I think I must have received a total of 10-12 emails from VRBO about this property after I booked. Completely unnecessary and just added more confusion. LESS EMAILS PLZ.

We really enjoyed our stay here. The only thing not clean was the windows looking out to the harbor, but they are not easy to get to, so that probably just gets done a couple times a year, understandable. My only other complaint was that you don't have a few essentials that you would find in any hotel room. Shampoo, conditioner, lotion, enough TP, coffee and coffee filters I think should be provided. Those aren't things you pack and bring with you, and you do find those in every hotel room. Otherwise, the place we beautiful, clean, great location. We really enjoyed it and would recommend to others.

Sunny happy spot that is walking distance to the beach, restaurants, nail spas and the grocery store.
The property managers were very pleasant and efficient. My only wants were larger coffee cups and more blankets in the house.
