Panoramica - the name says it all. Set upon a mountain-top over 2,100 feet (610m) above the Pacific Ocean, Panoramica is known far and wide for its stunning views of inland mountains (Mount Chirripo at 12,500 foot elevation to the east) and waterfalls (the Diamante Verde set of 10 waterfalls also to the east); and from Panama and the Osa Peninsula to the south and Dominical and Manuel Antonio to the north. Dominating everything are sweeping views of the vast and everchanging Pacific Ocean. Literally, nowhere else in Costa Rica do the mountains (with such immense grandeur, lush vegetation and abundant wildlife) come so close to the mighty Pacific. From 2,100 feet above sea level, one can see 60 miles across the Pacific and endless whitewater coastline, iconic costal features (Whale’s Tail, various headlands, off-shore park islands), year round sunsets, verdant forest and far reaching stretches of Costa Rica’s natural magic. The extensive exterior living space—which includes covered terraces, a palm-roofed palapa with its own kitchen, and a swimming pool which seems to float above the clouds—continually draw you outdoors. The house itself is a modern gloss on the comforts of Spanish colonial architecture. Warm wood ceilings and built-ins, ceramic tile floors, deep overhangs which shade the windows from the noontime sun, and an extensive collection of indigenous art and handcrafts combine to create the perfect balance of high style and human scale.
Upper level amenities include a covered dining terrace, great room and kitchen, two bedrooms and a bathroom with sunken shower. This is our second stay. It was just as gorgeous as the last time!! The washer and dryer was relocated and we didn’t find it until the last day. Other than that it was perfect

Our stay at Panoramica was incredible. The pictures do not give you a sense of how large the property is or how amazing the grounds are. The wildlife just around the property itself was so cool. Monkeys, coati, a thousand different birds and a family of cane toads that came to swim in the pool each night. The house itself is small though you won't spend much time inside. The outdoor areas are phenomenal with very nice furniture. The house is VERY well-stocked. I have traveled to VRBOs in several countries and have never stayed at one that had literally every convenience, kitchen item, etc. like Panoramica does. The dirt road is nerve-wracking the first time but easy after that. The house is located in a fantastic area. We had excursions every day (waterfalls, hikes, boating etc.) and nothing was very far away. My only beef was not with the house but the weather (so just an FYI for those considering times). We went in April expecting sunshine and heat. It was very overcast and rained every single day out of 8 days. So we didn't get as much use out of the amazing pool as we would have liked as it was too cold most of the time. However, the overcast made excursions much more pleasant since we were not baking in the extreme sun. So, if you want to hike etc., I would go in April for sure. If you want to simply lounge at Panoramica, I would pick a month in the dry season instead of April which we were told is "transition".

We arrived at 5 pm on a Monday after traveling from Miami a total of 11 hours between flights and driving. When we arrived to the VRBO it was filthy… towels outside everywhere, beds unmade, and to top if off, there was no key left outside under the mat. We reached out to the Property Manager, John, who admitted he totally “forgot” we were coming. Now it was almost dark, and raining, but he drove 40 minutes to open the house. The next day the cleaning crew arrived at 8:30 am, and were at the property until 5:30 pm… a total of 9 hours. We felt that the least the owner could do was comp us 2 days and the cleaning fee, but all she was willing to do was give us $450. As the vacation proceeded, she advised us that we were “scammers” and that she was going to call the Costa Rican police… even though we paid for our stay in its entirety. Janet, the owner, continued to verbally abuse us throughout the vacation, putting a very terrible feeling on a very expensive trip! A few additional things to note: We booked this home for its proximity to Playa Dominical (supposedly a 3 minute walk) accordingly the owner’s comments. This was important as our son likes to surf there. It is actually a 30 minute drive to that beach. Next she indicates her square footage is 3000 square feet. We are Realtors in the U.S, and at most this house is 1300-1400 square feet on the inside. The mountain you must drive up to get to the house is treacherous! We got stuck on several occasions.

If your are looking at this listing, press book now! This house is better than pictured. The view is to die for. The house and the furnishings are all in excellent condition. But you’ll spend all your time outside.
Ok, it’s true, that trip up the mountain is daunting, but very manageable. We planned daily activities early in the day so that we could be home for dinners and pool time and to avoid driving in the dark. The Jolly Roger was an almost daily stop for wings and a few beers. The house is in a great location for exploring. We went to Manuel Antonio National Park, took a ride with Jungle ATV tours, and visited Nauyaca Waterfall and Alturas Sactuary.
I would not hesitate to come back.

As every other review states, the drive up the mountain is a little terrifying the first time, but after 2 or 3 trips you barely even think about it. But the destination is well worth the initial fear....and if all the other reviewers and I have made that drive, you can too!
Once you get to the house you will instinctually skip going inside the house and you will immediately make your way to the balcony and/or pool area to take in the most incredible view of the Pacific and more specifically, the coast along the 'Whale Tail' and surrounding area. As my friend (who lives in New York City) said upon arrival, "I have never experienced this level of quiet." The only sounds you will hear are the vast array of birds surrounding you, and the occasional group of Howler Monkeys passing through the nearby trees.
As for the house...besides the obviously incredible view from the pool, there are great views from the upper balcony, the living room area, the kitchen, the master bedroom, and the lower suite. The kitchen was beautiful and pretty much had everything we needed. The bathrooms were nice and clean and had plenty of towels and linens. The beds were very comfortable. There were AC units in both bedrooms we used, and the living room as well, but being that the house is atop the mountain, the air is cooler here than any other place we've ever rented in Dominical, and we barely even turned them on.
The owner, Janet, communicated well whenever I had a question.

This property is amazing. As other reviews have said, the pictures don't do it justice. We spent many days just hanging around the pool relaxing and enjoying the views. If you are looking for your own private resort in Costa Rica, book this property!

The pictures do not do this place justice. It takes your breath away every time you look at it. We had a few storms and the property manager was very prompt to come and handle our water outage. The neighborhood is super safe and secluded with a guard at the gate. Everyone was super friendly. There were restaurants near by which was nice. I would love to visit this property again.

Panoramica is the best stay in Costa Rica. Great base to work from to see all the local sites. The house is hands down wonderful. I can’t recommend any more highly We saw a ton of wildlife just at the house alone.

For my first trip to Costa Rica, this stay absolutely set the tone. It was a little tricky getting there, but it was all worth it! I have never been to a more beautiful place! The views were absolutely breathtaking! It was close enough to the essentials like restaurants and grocery stores. If you don’t wanna go into town, just stop by the Jolly Roger for some phenomenal burgers and wings. We ate at the Sibu Cafe and Scala the last day and the food and vibes were amazing! Alexa’s Market had everything you could need. The best part of all they are all located on the mountain. I will definitely stay here again!

We loved our stay. Communication prior to our visit was on point, John checked in on us to be sure we had everything we needed, the place was immaculate when we arrived. We spent several days just hanging out by the pool enjoying the view. It was so nice we didn't want to leave.
The ride up the mountain was a fun part of the adventure, we had 4x4 (absolutely necessary) so it made it easy.
Alamo rental met us at the Quepos airport and they could not have been nicer, we highly recommend.
We've already recommended Panoramica to friends and we will be back.

Truly exceptional. The views are out of this world and exceeded all expectations.
Because the house is so high up the weather is always perfect and at least 10 degrees cooler than at the bottom of the mountain. The AC’s work great but we barely used them and only at night! House is equipped with everything you could possibly need and has beautiful landscaping all around. Our stay was perfect and I would 100% come back here!
The drive up is rough and steep! Make sure to get a 4x4 vehicle (be aware you have to switch your car into 4x4 mode) and read the instructions on how to get to the house!

This house/property is ideal for a getaway where you want privacy, downtime, natural beauty and yet still have access to loads of fun things to do. The info guide that is provided is the best I have ever seen - our experience was heightened by using the recommendations included. Chef Reinier cooked 3 meals for us that were amazing, we used Jorge at Manuel Antonio, Enrique and Humberto and Santa Lucia Falls and loved the Jungle ATV tour. The house is equipped with everything you could possibly need, the pool is amazing - everything was just great. The road to the house, as many have described, is CRAZY. Our flight got in late and so we arrived 15 minutes after sundown, and just as suggested, arriving after dark is a terrible idea! We had a HiLux which allowed going up and down the road - or hamburguesa alley as we called it - doable.

Janet and the property manager John provide an excellent rental experience start to finish. The house and the beds are super comfortable (tempur pedic pillows), the kitchen is well equipped, and the AC, water, and wifi all met our needs. The views speak for themselves and make the drive up the hill worthwhile. Invest in a 4 wheel drive car - I had my doubts that this was absolutely necessary, and I'm glad I did. The views are definitely worth the 15 min trip up/down the hill from the main road. Enjoy! I will definitely rent the house again!

Wonderful very very rough ride up even in 4 wheel drive. John house manager very accommodating… lovely flowers. Living room couch not good for older people as it has no support so had to sit on bed when inside . Go to Scala for dinner Mama Tucans for organic supplies

We’ve stayed in 6 different beautiful VRBO homes but none of them had a view as incredible as this one. The pool and landscaping was so gorgeous that I ended up with several photos of the same things! The information provided to us ahead of time was super thorough and helpful. This property has 2 bedrooms on the main level and then a separate space below for anyone wanting more space or privacy complete with a 2nd kitchen. This is a great home for a family or a couple. It has everything one needs for a fantastic time in Costa Rica. It is right between the 2 towns of Dominical and Uvita and up the mountain about 10-15 minutes. You will need a 4x4, but that’s part of the fun.

Paradise on a jungle mountain
The property is amazing. We had a great stay, and even though it was raining jaguars and javelinas in the afternoons, we loved this place! When we come back to southern CR, we are definitely staying here again:)

Paradise in Costa Rica
Where do I start- fabulous property, clean, updated and views are to die for. The first few days we just wanted to absorb the location, pool and never ending 180 degree views. Well stocked with everything you may need from kitchen utensils, towels, pool equipment, etc. If you experience any issues, John the property manager is helpful, professional and a great individual to provide advice or any information you may need. I would highly recommend a 4 wheel drive vehicle as the trip up the mountain will be much easier and less stressful. There are two restaurants as you drive up to the home. We tried both, Jolly Roger, good place to have a beer and burger and Scala restaurante, a little more upscale. There are a plethora of restaurants nearby from Dominical, Uvita and others locations. We used Reiner as our chef on several occasions, outstanding meals and he gets everything, cooks, serves and cleans up-highly recommend if a chef is in your future.

I cannot say enough about how much we enjoyed our time at Panoramica. The view was just breathtaking. The property was lovely. We even had a few things go wrong and the mananger fixed it that day. Super fast and helpful. We will be back.

Property is amazing, view is breathtaking. Follow instructions and arrive day time, not like we did in dark and heavy rain. Andrenalin - yes, but not worse it. The road is steep and dangerous when you can't see anything. we been there without hot water in washroom one day and few times lost electricity, but when outside is around 30 degrees, who cares about hot water so much. It was our 2 time when we rented villa in Dominical, so this one worse it to so! Also forgot to mention about beutiful garden on top of hill and incredible privacy. You are alone above pacific ocean. Pura Vida !

Family vacation
Stayed here with our two adult children and everything about this place was amazing. We didn't miss a day in the pool and the views will just take your breath away. Plenty of fun things to do in the area and we kept busy. Plan your days so you don't have to drive up the drive to many times and you will want to be here for the sunsets. We had one small issue with an air conditioner and I sent Janet a message. The maintenance man was there to fix the problem faster than he should have been able to drive up the mountain. We also had chef Renier cook for us one night and it was also well worth it. Don't let the drive scare you off. You will not find a better home, view or experience.

Amazing place to enjoy the mountain
We are so happy we made this trip with our teenage kids. This home has space for everyone to be together but also spread out and have their own space. We loved having so many outdoor options to spend our time - upstairs terrace, on the covered patio down below or looking out at the whales tail from the infinity pool. We did encounter a lot of cloud and daily rain so the view was often hindered but early in the morning, when it was clear, it was spectacular! Probably the best on the mountain. The heated pool made enjoying the outdoors in less than ideal weather possible. We enjoyed our stay and both the owner and John, the property manager, were very attentive and helpful solving any issues. We would love to return.

2 stays at Panoramica
We loved this property so much that we stayed again on our 2nd trip to Costa Rica! We just couldn’t find anything like it!
This area is lush and gorgeous and the house has the most spectacular outdoor living and views! Even the road up is scenic the entire way with a glimpse of a beautiful waterfall, if you watch for it higher up! We have seen other houses in the area and NOTHING compares to the views here! Just stunning! Everyone who came up to the house, friends, chefs, masseuses, nurses for COVID tests…all said they had never seen anything like it! On the road up, we love to stop at the Jolly Roger and the newer Escalares building with a little upscale grocery store (you can get a few American things here, like coffee creamer) and Scala restaurant.
After 2 trips now, our favorite restaurants in the area were Mosaic, Beehive, Scala and Fuego Brewery. Sibu has an AMAZING dinner menu and we heard its fabulous, but it was under renovation on this last trip.
Highly recommend Panoramica and you may never want to leave the house!

Scarily Amazing
First thing anyone should know is renting a 4x4 in Costa Rica will cost a pretty penny. You absolutely have to have one though to get to this property and many other activities in the area. Please do your do diligence before renting a vehicle. Just Google search renting cars in Costa Rica and you'll find plenty of info regarding this necessity and the insurance they charge.
The drive from San Jose Airport was about 3-3.5 hours and it was a lovely country to see. Driving in Costa Rica was a great experience since they do things a little different. No addresses just general locations but GPS navigation still works. They drive on the same side as the US but largely ignore every other driving courtesy. You will want to stay in the left lane unless the road opens to two lanes for a brief passing section of road. Then it zippers back into one lane. Don't get caught in the right lane when it comes to the "CEDA" mark on the road. The merge in instant and semi-trucks are prevalent on the road. There are tolls, costs equivalent of $1-2 US and you can also use your bank/credit card to pay. Pay attention! Traffic patterns and driving habits of locals can get crazy, but if you stay alert and drive defensively you'll be fine. Lots of motorcycles around too, share the road!
As stated previously, a 4x4 vehicle is an absolute must to get up the 2km mountain road to access the property. It can be intimidating at first if you've never driven off-road on rocky dirt mountainous roads. It took me about 3 trips before I was absolutely comfortable and confident climbing in our little Suzuki Grand Vitara. 4WD Low will be your friend on this journey to heaven.
Now for the cherry on top. When you get to the top of the road and round the bend to the paved driveway of the property prepare for an absolutely breathtaking view. The vista and pool is unbelievable and pictures do not do it justice. The villa itself is wonderful and the breeze is amazing! The temperature was steadily between 72-80° F. The property is well cared for and the decor was excellent. Everything you need is at the villa from towels to dishes, and the owners and property manager are very helpful so don't be afraid to ask questions.
There is a binder with information about the area that is extremely helpful and the private chef that was recommended was amazing. Not enough space to express how truly amazing this place was! This trip and experience has us planning to buy and live in Costa Rica! Pura Vida!

Amazing property
FIrst off, we had issues getting up to the house (I needed to re-learn how to drive up steep hills). Bit most important is the 4WD vehicle. We were short-changed with the car rental in San Jose and ended up with a RAV4, which was just about enough to get up the hill. If you can find a Toyota Prado rent it.
At the house the view is frankly stunning, we watched the migrating whales pretty much every day. The pool was fantistic, and likley the best outdoor shower we have ever had. Overall extremely happy with the rental and the house, Janet was very helpful, John the property manager was fantastic, had some really good recommendations, and help get a small issue fixed with the dryer. Would stay there again in a heartbeat.

Villa Panoramica is absolutely amazing! The pictures of the view from the property simply do not do it justice. My family and I have traveled all over the world, and this has been our favorite rental to date! The view from the expansive deck, and pool will leave you speechless. I would spend every morning sitting outside listening to the Howler monkey's and watching different species of birds sail by. One morning we even saw a sloth in a tree next to the driveway! It was also unbelievable to watch the clouds literally roll into the villa and pass through as quickly as they came. The accommodations were very comfortable for myself, my husband, and two children. We didn't use the separate bedroom downstairs, but it would be perfect if there was a group of 6. John, the property manager, was very friendly and responsive and would check in with us periodically. Janet, was also quick to respond and gave great recommendations regarding excursions, private chefs, and restaurants! We had Chef Reiner cook us dinner twice and highly recommend his services! His seared Ahi, and lobster are a must:) We also highly recommend booking the cliff jumping/waterfall excursion with Andrew at Ranch Diandrew. It was one of the highlights of our trip for sure. As far as the location goes, you definitely need a 4x4 . The drive took between 12-14 min from the main hwy and added to the adventure of the trip. There are two restaurants on the road up to the house and we highly recommend both. The Bar Jolly Rodger has epic wings and burgers, and the upscale restaurant Scala (recently opened) has craft cocktails and an expansive menu! We ate there twice during our stay and cannot wait to go back. There is also a small grocery store and coffee shop next to Scala which is convenient if you forgot something and don't want to go all the way into Uvita. As far as groceries go, the BM supermarket in Uvita had everything we needed and was maybe 20 minutes away. When in Uvita, do yourself a favor, and check out El Hornito! They have the best empanadas we have ever had, and we stopped there at least 3-4 time during our stay!Overall, we had such an amazing time that we ended up extending our trip by two additional nights! Something we have never done before:) In summary, stop looking at the other rentals and do yourself a huge favor and book Villa Panoramica! You won't be disappointed:)
