Location and room generally.
Specifically wanted kitchen and pool. Kitchen costs 30 euros to activate and equip and this hidden in fine print. Kitchen use incurs 8 euros per day clean up not disclosed at all. There is NO pool on property. There is paid access to a pool about 800 m down the hill...20/30 euros per day and closes at 7 pm.
They failed to clean room first day. The electricity failed second night. The hot water heater had to be replaced last day. Not willing to consider any accommodation.

Clean and spacious , huge apartment with two terraces. A lot of light inside the rooms. Clean and new.
Good location to visit all the best places in the very south of Italy. Underground parking.
On the hotel website it is written that pool is one of the facility and only kids pool is for extra fee. In fact the pool is not in the location where the hotel is. It is in different location and you need to pay 30 Euro per day to get inside. And walk or preferably drive a car for 10 minutes to reach such pool. It did not even belonged to this hotel but it was in local club. it is cheating because in this case every hotel can advertise itself as having pool facility because somewhere in the city you can pay to get somewhere into some public pool or another hotel pool.
Kitchen - you can use it for extra fee but what is the point of there is no cutlery, knifes, anything to boil the water, no cutting board. Who rents an apartment with kitchen but travels with its own equipment?
Wi-Fi did not work in the apartments.

Quite location, safe, 10 minutes drive to Castro, 25 minutes to Otranto.
Staff and customer service was fine.
We had an issue on arrival about one room, the air condition didn’t work and we needed to move to another room which was fine.
We didn’t like that they asked us to pay 30€ to use the kitchen (we didn’t at the end cause it is not specify on booking ) but, in general , it should be free of charge, even because the kitchen is almost 15 years old. The hobs are really old and it is not fair asking to pay to use this facility.
Also, we needed to advise the reception about a broken windows in the room.
The breakfast was included and the staff was there to assist you ( all nice and kind ) but, they were there to give you the amount of food they wanted. It seamed like they were running out food after 10/15 minutes.
For example, they gave me 2 slices of water melon and I needed to ask for more every time for any kind of food ( it was embarrassing cause usually you get the food you want and you don’t need to ask for extra quantity). Usually the waitress are on the shop floor to tide up the tables or they assist you if you need something in particular and, you help yourself with the food. This was not the case and we felt a bit like “ asking permission” to eat our breakfast.

Everything definitely going back
Kitchen was a bit unequipped and we had to pay extra to use it

Booked a suite. A good size. An amazing beach cove just down the road.
Breakfast was well below average. Staff in the breakfast room very poor. I got served the worst coffee I've had in Europe and I've been here for 3 months and that includes France. The whole place just looks unfinished. The room had a stove but it was 30 euros to use and we only wanted a cup of tea.

No pool!

The location is amazing, really close to the best beaches of the south of the region.
The room is quite big and good furnished.
We had the private balcony with the sea view.
The staff is polite and always available.
Abundant breakfast included in the stay.
The swimming pool because of the COVID situation were closed but they advised us about that just after we made the booking.
Also for any reason, they couldn’t find the keys of many rooms so for all of our stay we had to go to the reception every time we needed to go in the room.
Lastly when we booked we paid the City tax as well and when we arrived they said it was extra, but it was already paid. At the end they didn’t let us pay twice.

Very spacy rooms, Elena from the reception very available and kind to help.

The actual location is good to be able to travel around the area, but I could NEVER recommend staying here.
Basically everything, this place is just really bad.
The building we stayed in had some dodgy repairs that were ineffective. This resulted in water leaks onto the tiled floor that our son slipped on, but thankfully didn't injure himself.
The buffet breakfast service was an unmitigated disaster every day we went. The staff were lackadaisical, the replenishing of hot food a joke, and no set tables for any newcomers. Surely it's embarrassing if people have to ask to have a table set after circling the restaurant, but that's the norm. Hot food like eggs and bacon only take 5-10 minutes to cook, so why would you have to wait over 20 minutes for either? The irony is that a manager oversees this in person, yet still misses obvious cues, but this is due to him sitting with other guests and talking.
There is also a lack of information at booking. This became apparent when we checked in. To use the pools costs EUR7 per person per day. We asked if this included towel hire and were told yes. On the first day we went to use the pools (one afternoon after thunderstorms in the morning yet still 30+deg and 3 hours later), it was closed. The annoying aspect of this was we were at reception just before this, yet no sign was present, plus we told them we were going for a swim, yet nothing was said. So after a long walk in the sun, we returned to reception for a please explain. We got a sorry, but when we asked for a refund for that day, we were told that the resort rules are no refunds. We asked to speak with the manager, but surprisingly he wasn't at work for the next two days. We went elsewhere that day, and when we returned, we were told they tried to contact us to say the pools were now open, but we didn't answer. When questioned, they only rang the room, despite having our mobile numbers.
When we did use the pools, we were told we would have to pay EUR5 per person for towel hire.

The comfy beds and the pool
Lack of kettle and mirrors in suite
Not enough towels
