About this house rental
Our large and lovely old 1880 two-story farmhouse is beautifully situated on 4 acres with a babbling brook and backs up to the Green Mountain National Forest. Easy access year around. Located on Route 100 just north of Hancock, a popular scenic route through Vermont.
It is certainly not fancy or deluxe, just plain/simple accommodations for a family to enjoy. We've left as many of the original features of the home as possible. But the home is very large, and with comfortable furnishings, it is a great place for families to get together all under one roof and enjoy a vacation.
Located in the heart of Ski Country just south of Granville--within 20 minutes of SugarBush, Killington, Middlebury SnoBowl. Also, ride-out to the VAST trails located across the road. Located right on Route 100 (some road noise), but easy access year round.
Golfing within 5 minutes, hiking, waterfalls, kayaking, rafting, swimming, ice skating, and lots and lots of beauty all around!

This is my second time renting this property for the Green Mountain Stage Race, and overall, it’s a convenient spot, close to everything we need over Memorial Day Weekend.
The positives:
-Plenty of bedrooms to accommodate our group of teenagers and coaches.
-Modest but functional kitchen with most essentials (the stove and oven work well, the fridge is spacious and clean, and the coffee maker gets the job done).
-Large common area with comfortable seating for everyone to gather around the TV.
The areas for improvement:
-The downstairs bathroom toilet is in bad shape; the tank is loose and feels like it’s going to fall off.
-The downstairs shower curtain really needs to be replaced—it’s in poor condition.
-The kitchen could use a few more good-quality pans for cooking.
-The house was very dusty, with cobwebs in multiple areas. We all felt the impact of the dust. If a cleaning fee is charged, the house should be spotless upon arrival.
-While the location is nice, the driveway exit is hazardous due to cars speeding over a blind hill. Even following the recommendation to "listen" for cars didn’t help, as a Tesla came speeding over the hill on Sunday evening.
I’ve rented several properties in the area and returned to this one for its convenience, but unless there are some updates, we may need to look elsewhere for 2025.

The home setting was as described. No issues with anything in the home. Only negative is the driveway is on a curve in the road that is travelled above the posted speed. The owner made us aware & we used caution entering/leaving. Very happy with our stay.

This has to be the worst place we have ever stayed at. It says old farm charm . Not how I would describe it. The love seat in the living room was broken , covered with pillow la to hide the fact that it was broken, the house smelled like it had not been cleaned in years . The water pressure, was complete nonexistent. The beds upstairs and the floors were full of dead flies, the windows were full of cobwebs, the storm door in the front had half a panel the other half was missing , the ( patio ) and I use the term very loosely, was disgusting, dirty the door is broken with half crap piece of plywood to hold it together , a trash can lid full of cigarette butts . I have pictures of all of this . The front of the house ?? The picture that is posted is not the way it actually is . The weeds in front of the house ?. My dogs came home with fleas . I took pictures of everything. I expect at least half of what paid for to be reimbursed back to me .

It was the perfect location for us. We brought a group of teenagers to rave the Green Mountain Stage race. The house was perfectly situated 30min from the start of most stages.
The kids loved the accommodations. It was rustic but charming and very well kept. The owners clearly put a lot of thought into how they manage everything for guests.
We’ll be coming to this race annually and will be planning to stay here as long they’ll continue to have us.

The Hancock house is old ... really old! But do not be fooled by battered siding under neatly painted exterior: this place has been lovingly restored with updates where it matters: fantastic old floorboards & exposed beams adjoin full bathrooms [2], efficient kitchen & laundry, many screened windows w/clever locks allowing them to be part open but still secured against intrusion [& you can hear the brook outside tumbling over the rocks]. Ample room for an active sociable group or families. Three bedrooms upstairs are private to sleep up to 11 depending on arrangements while downstairs offers two more bedrooms convenient for those that find stairs troublesome. Comfortable living room with tv lounging furniture, big diningroom table great to sit around & talk, kitchen table downstairs as well, mini-kitchen space repeated upstairs, not to mention a smaller entry parlor with another tv, a 4-season small patio and a beautiful back yard bordered by woodland. Furnace works quickly when needed, ample hot water, ample clean linens and china, working wifi [which you will need], clear guest house directions.
Semi-cons: 40 minutes from Randolph Center where our event was [but close to Rochester which is a pretty little town]; parking max 4 cars w/careful space management; as warned VT Rte100 is fast travelled - driveway is invisible from both directions though "hidden drive" warnings are duly posted so care is needed exiting. Great host communication!

Myself and several colleagues stayed here while attending Board meetings a few towns over. Bethany made the experience great and easy, and we appreciated the size, cleanliness, and accessibility of the property.

Pros:
Responsive property manager
Square footage overall - plenty of room to spread out
Fire pit area and dry wood
Clean kitchen
Charming older home: we used to live in one older than this and understand their value.
The woods and brook were lovely with hiking trails a short drive away
Cons:
Showers- uncomfortable for anyone on the tall side. One was enclosed in 360 degrees of close-fitting shower curtain which featured a heavy layer of soap scum. Adults had no choice but to be in contact with it. Water pressure is low; it’s also hard water.
Beds: Adults changed beds during the stay but did not find ones they were comfortable on but maybe that’s just us? If you want the beds made in anticipation of your arrival, ask in advance. We didn’t and it led to some problems involving waking up a child who collapsed into a bed while we unloaded the car.
Budget 30 min of your time to complete the requested cleaning.

Home was perfect for our group of 8 friends + a pup to spread out and have a home base for skiing sugarloaf. Looks larger than photos and had a great kitchen for cooking a group meal. A bit far from the mountain but gorgeous drive there and back. Highly recommend!

Older home, great place with lots of room. Only draw back is driveway and road traffic, but nothing that was not disclosed in listing. About a 40 minute trip to Norwich University. Would definitely stay agin.

Turned out that only two of us stayed for four nights. Manager was good. Place is large. It all worked well. Our two beds weren’t very comfortable but there were so many others we could have switched. Entering and exiting driveway was tricky due to high speed traffic from the north coming up over a hill. But warnings by the manager were helpful.

We were in VT for the Green Mountain Stage Race, an annual multiday bike race in and around the Mad River Valley. This property was situated in the middle of 3 of the 4 race days and was the perfect home for our kids and coaches.
The bedrooms were comfortable and well-appointed, the kitchen well-stocked with most of what we needed, and the grounds were lovely.
BEWARE, the house sits atop a hill that blinds the driveway from the road and cars race up and road Rt 100, making our daily departure a bit of a nail-biter. Aside from that, great house.

Fun farmhouse!
We stayed at this farmhouse for our vacation and loved it!
The owner was very easy to communicate with, helpful, and gave very quick responses to every one of our questions.
The farmhouse itself was a ton of fun, it's very large and the kids loved exploring it and the stream right outside! It has a lot of "old house charm," really cool old windows, ceiling beams, gorgeous wood floors. It's a beautiful place.
We were completely comfortable there, there were board games to play, the TV had every option we wanted and it was easy to use, and books to read. The house had every practical thing that makes vacations easy - washer/dryer, dishwasher, coffee maker and even a kitchenette upstairs which the kids loved to have breakfast in!
We had a wonderful time.

Ski trip base
Stayed at Bethany's place in Hancock for a family trip (6 adults, 4 kids). The house had more than enough room for all of us and everything we needed. Bethany was very responsive. Would recommend.

Excellent Place for family ski vacation
The place was as advertised - very spacious with lots of room for our family to spread out. The location was ideal to go to either Sugarbush or Killington. Bethany was extremely responsive to any questions or requests. Would highly recommend and definitely stay there again!!

Old house in a great location
The house is old and nicely decorated. It is in a central location for the green mountains. The house could use an upgrade, a paint job, and unfortunately very few windows open and none had screens so it was tough because the house was hot during the day and night, the fans weren’t enough.

Hancock Farmhouse
The house was as advertised. We found it in good order and clean. It is rustic and shows it's age but everything was well kept and you could tell it is always kept clean. The location on Rt 100 was perfect for us as it was on our cycling route. There was plenty of space for us and our gear. The only issue that came up was the heat and lack of window screens. There were plenty of fans so we managed well. All in all a good stay and would recommend to a group that isn't looking for a high-end luxury spot and is happy with rustic charm.

Unpretentious and convenient
We rented Bethany’s house for a weekend for three friends. Her house could have accommodated a very large family easily. We found it clean and comfortable. If you’re looking for high-end chic, this old farmhouse is not the place for you. But if you are looking for a nice, clean old house that’s been well-cared for, not far from three ski mountains, I highly recommend this one. Bethany was easy to reach and flexible. Route 100 and the White River Valley are at your doorstep.

We really enjoyed our time at the house. The layout is great for a group--everyone had their own space but could gather for meals. The house is cute and the back yard was great for the dog.

Five September Days in Vermont
This property is perfect for many guests. Two living rooms, two dining rooms, two bathrooms with showers and five bedrooms. Two bedrooms downstairs with 3 beds and three bedrooms upstairs with 7 beds. Complete kitchen - all you need to bring is food. Very reasonable rates made for a comfortable, hassle free five days in Vermont. Quiet on a country road.

I went with my family and two other families. We had a great stay. The space is awesome and works perfectly for a big group or a couple small families. There are so many rooms and hang out areas. Bethany was a great host.

Clean, Classic with Historic Charm
Family of four for parent weekend for local university - very quiet and cozy. Beautiful view when you step out of the front door looking at the mountains and the red barn. Would recommend for anyone with large family there is plenty of room with a kitchen on each floor.

the overall stay was great.
I would have expected to have more than 4 washcloths, the person that plowed the drive did so before it stopped snowing and did not return after it stopped snowing. My husband shoveled snow for 5 hours which included half of the drive so we could leave on time. Other than that our stay was great.

Rustic and quaint
If you want to feel off the grid without being off the grid, this is the place. The old house is HUGE. Being from South Florida, I wasn't sure how to use kerosene heaters but I made due with layers. Go In The Fall!!! It's worth the trip!!! Bethany is always an excellent resource for rustic vacation properties. We've also stayed at her place in Northwest Central Florida (another winner).

Large yet cozy
We loved the old farmhouse for our long weekend stay in the beautiful Vermont mountains. It was large enough for a crowd but still cozy and comfortable...all the modern amenities in an antique setting. Owner waived the cleaning fee when we did our own cleaning...a nice part of the agreement. We hope for a return stay in the future.
