The kitchen is fully stocked with all the large appliances, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home.
Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home!
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels.
Rental Rules:
1.) Please respect our county wide quiet time hours are 9 pm to 7 am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 3 vehicles total at our home. No on-street parking is allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.

We had a wonderful 5 day stay. We had 20 people staying at the home and more than came over to visit but there was plenty of areas to hang out in so it never seemed to be crowded. The kitchen had a plethora of cookware to feed everyone. The coffee machine would be our only complaint, as it was very, very slow and we were making several pots each morning. I appreciated the fans in the house and there were plenty of towels, blankets, and pillows. We would absolutely stay here again.

The house and rooms were nice and big to accommodate 5 different families, all with small children. The location was close to stores and trails in town and close enough for day trips into the Grand Lake entrance of RMNP.

We used this home for a family reunion of fifteen. We loved the layout of this spacious house and the views. The kitchen was very big and well equipped. The large table was great for meals and board games. The den was the prefect hang spot for the young folks. The Winter Park area was beautiful and offered plenty of activities for everyone. The check-in and check-out process was very simple due to great communication with the host. Everyone had a great time!

We loved our stay in Fraser, Colorado. We had 8 adults and one child and had enough room to sleep everyone comfortably with beds left over. The house was very clean and spacious. We have rented many homes from VRBO, and this one provided the most supplies. Everything we needed was there. Now for the best part….THE VIEW of the mountains and the spectacular sunsets. There are so many things to do from hiking to spending time at the Winter Park ski area. Our favorite thing was riding the Gondola to the to of the mountain. You are also within a few miles of Rocky Mountain National Park. If you book this place, you will not be disappointed.

This house has everything you need for a big group to gather, and for connection in smaller configurations too. The kitchen has everything you need to prepare amazing meals. It is close to the grocery store, walking paths and feeling close to nature and great restaurants. The perfect spot for a getaway in every season.

My family of 4 siblings and my Dad and all their families all get together one time a year to be together under one roof. It was SO cozy and accomodating! We enjoyed all the home and area have to offer. It was short but sweet but the quality time it provided us was priceless. Life gets busy and we all have kids we are running after and if always busy, so it is wonderful to have this perfect home for our get together. The king beds and bunk room provided cozy and comfort to all of us. Plenty of table room and large island to set up for all to sit around at the same time. Plenty of couch seating and rooms to gather with kids away from the adults to have their own fun. The hot tub was a bonus with the gorgeous view! My favorite part of this house is that it was all by itself on a corner. We had neighbors but it felt private and were all alone out there, which was perfect! We brought all our cooking necessities, etc, but didn't have to. There were spices, baggies, tin foil, everything you can think of. Thank you SO much and will look forward to coming back again in the hopefully near future! You made it so easy and convenient! Thank you for allowing us to use your home :).

We’ve planned this trip for years and finally did it. This was the perfect house for our 5 families. Lots of space, everyone loved the hot tub, short drive to WP and great little hill on the side for sledding.

This house would amazing for a group ski trip. The King Beds were super comfy, big table for meals, and the hot tub was the cherry on top. Will defiantly stay here next time we are back in Winter Park

We had a great stay at this house. We had a group of 17 people and the house was big enough to accommodate us comfortably. The hosts were also very responsive and quickly provided us with some extra heaters when we requested.

This house was beautiful and spacious with gorgeous views! Our whole family enjoyed the hot tub and the hill out front was perfect for sledding. We had a wonderful Christmas vacation here!

We thoroughly enjoyed the property. It was ideal for our party of multiple families for the Thanksgiving holiday. We found it clean and very well equipped. We did not experience any problems or challenges throughout the week.

Great property Some pots and pans probably should be replaced the can opener did not work and certainly needs a new one. A upstairs window crank did not work actually blew open in the middle of the night
Overall we had a fabulous weekend, the property is perfect for Five or six couples and a small group of children

We Used this property for a grad school reunion. It worked perfectly! We loaded up on groceries and didn’t leave. Perfect for wonderful conversation and catching up. Plenty of sleeping and gathering space. Hot tub was heavenly! Thank you!

Our family of 10 adults and 7 children had a fun stay here in Frazer. The house was had plenty of sleeping space for all of us. Bathrooms were a little skimpy (3 total) for our crew but we managed fine. The kitchen is well equipped. I think the floors could be a little cleaner (they felt sticky on bare feet), but otherwise neat and clean. The location is very convenient for the Frazer/Winter Park area.

We used this home for an extended family reunion. It worked out great! The 3 levels gave everyone a place to stay without being on top of each others, gave space for the kids to be kids, and had some of the most amazing sunsets I have ever seen. The kitchen was very spacious and worked great for preparing our meals. The house is set up for a max of 3 cars, so plan ahead to avoid parking challenges. Winter Park was absolutely beautiful in the Summer, the perfect temperature and plenty of activities to do. Highly recommended for families!

We stayed 5 nights, and had a wonderful time in the area, lots to do. The view was just beautiful, and the setup with 2 living areas and upstairs as well as basement bedrooms worked so well with our 8 adults and 11 kiddos. Beds were very comfy and night breezes felt great! We got to see deer off the deck several mornings. The kitchen island allowed us to prepare meals together with lots of space and we made good use of the gas grill. Hot tub was very enjoyable. A few kitchen gadgets needed repair or replacing but all in all it was great !

A large group of us came up to ski Winter Park during Spring Break. This house worked out great for us. Plenty of space and the location was great. The hot tub was a God-send after a day on the slopes. Everyone enjoyed the hill outside the house to sled down. The few critiques we had for the stay was the water heater couldn't keep up with the demand; the parking with the snow and ice was kinda sketchy a couple times, but most of us ended up parking up the drive in the overflow parking; (I could see how it would be easier to park without all the snow in Summer and early Fall); we wish the house had more hooks for towels (getting 20 something people showering in 3 bathrooms it's hard to keep track of towels).
All in all we would highly recommend anyone with a large group to stay here. OH and we did see a moose just down the street. HE WAS HUGE.

We travel a lot and always stay in short term rental properties because they are more practical than a hotel for us but this house was the best equipped house we stayed at. Owners though of everything. Our family of 19 (from babies to seniors) was comfortable. Everything we needed we found at the house. This was by far the best we have stayed at. The views are breathtaking. The location was unbeatable. Minutes away to anywhere we needed to go. The grocery store, restaurants, the resort. We will be back and book the house again next time. This was really a great house. It had the best stocked kitchen of any house we have been in! Beautiful views. There was a perfect sledding hill behind the house which our kids used once or twice a day. The hot tub was wonderful. It’s close to tubing and the grocery store if you need it. Lots of big bedrooms and the bunk room has all queen beds! It was even decorated for Christmas. I would highly recommend this house!

This house is beautiful! Fasier is just a few miles from Winter Park, Colorado. We had two big families and a ton of fun! Tons to do all within an hour. I highly recommend this house!!

This home was clean, well built, nicely decorated, and had quality furnishings. The kitchen was nicely stocked, the ping pong table and hot tub were a hit, and location was good to be near Winter Park and Rocky Mountain National Park. It was nice to have Safeway just down the street as we were constantly running there to pick up food or other items. We were grateful to find this place to house 23 people as we didn’t book too far in advance but overall it was crowded for that many people. With 2 bedrooms plus the bunk room and pull out sofa all in the basement, we had 16 people sharing the basement bathroom while the six other people and a toddler shared two bathrooms upstairs. Overall a great hit and we enjoyed staying there.

We had a great time here. The house was nice and very big. We had 8 adults and 7 children from ages 1 to 11 and we had plenty of space for us to be comfortable. The house came with lots of amenities like baby gates pack and plays booster seat and plenty of towels and linens. There is so much to do in Fraser and winter park we all had a really really good time! Will be coming back again!

The place we stayed was beautiful. Perfect for our family and grateful we could take our 2 dogs. The basement level had plenty of sleeping room but one bathroom with a tiny sink mirror for 8 of us. Recommend mirrors in the rooms and anothe vanity/toilet in the laundry as the basement sleeps 14 people if we had the house full. We managed fine! We saw moose and black fox and overall- a wonderful place to stay.
