The location is perfect, right in the center, the entrance is automated, the rooms are very quiet. There is no staff.
The online checkin is a little demanding, you have to take a selfie with your I'd or passport.

Konum muhteşem. Ortaçağ İtalya’sını merak ediyorsanız tüm atmosferi ile iliklerinize kadar hissedeceğiniz bir yer. Mekan şehrin dokusu ile bütünleşik. Benim şahsi beklentimin çok üzerindeydi. Çalışan Francesca çok güler yüzlü ve çok yardımcı. Diğer online ilgililer sorulara anında cevap veriyor. Benim için müthiş bir deneyimdi, teşekkürler.
Şehri bilmeyen birisi için bulması kolay değil. Ben hiç zorluk çekmedim, şansım fazlasıyla yaver gitti. Ama bu kadar şanslı olmayabilirdim.

Die Fotos sind irreführend. Sie entsprechen NICHT dem Zimmer. Die Treppe zum Zimmer ist sehr eng (Wendeltreppe hinab), so dass es schwierig ist, eine Tasche oder sogar einen Koffer ins Zimmer zu bringen.

WE GOT LOCKED UP FOR 2.5 HOURS and we’re told by the owner that it was our own fault and did not get any kind of refund from them. €130 was overpriced even with a working lock.
I gifted my boyfriend a night in Perugia for his birthday. After a nice pasta cooking workshop, we wanted to put the pasta in the apartment and head out for dinner and drinks.
Only, the lock of the apartment was inferior and when we wanted to head back out, the door was locked. We had left the key on the other side of the door and figured it had perhaps turned locked. The door was a hassle to open before and the key looked old like a vintage treasure box key (owner said it was new).
We called the manager for help and she was busier arguing with us about how we did this and saying it was not a hotel with 24/7 service, than helping. I explained we did nothing but close the door in a normal way. She finally managed to get someone to open the door from the outside.
Only, when this person arrived it turned out the lock was broken. He couldn’t open the door with the key and started banging on the door (see photos, can’t upload video but happy to share). After two hours and an additional technician at the scene, they broke the lock and got us out (see photo with broken lock). All restaurants were about to close so there was no use to going out anymore.
Moreover, it was very unsafe. We were on the 5th floor and there was no way out apart from jumping 5 stories from the window.
They offered us an alternative room which was about 1.5meters by 2 meters with a bed of 120cm wide and 190cm long. My boyfriend is 2.00m so that didn’t work. (See photo) We stayed in the room with the broken lock as there was nowhere else to go.
On the phone I asked for a solution: maybe we can stay an additional night free of charge to still enjoy Perugia, or discuss a refund. The manager said it was full and that Booking.com had to decide on the refund.

Correct entrance address: Via dei Priori 39 (You are facing Osteria Priori and there is a narrow street between the summer terraces. There is written Officine fratti on the gate.)
Correct phone number: +39 320 890 6526 (I don´t know her name as she doesn´t write it anywhere)
No. of stairs (my room was Ercolano): 85 (18+40+14+13)
Bathroom: no shampoo, no conditioner, no toiletries, no bathrobe, no fridge, no cleaning products and one very small trash can
Note:
1) food not allowed (yes, you are reading correctly)
2) there is only a rain shower
Then I was in the city at night, just reading the reviews and saw a review where a lady wrote that she found the main door closed at night and had to sleep at a different place. Nobody explained me what I should do when happens something like this (because you don´t have the key from the main door). So, good luck, guys...
The worst experience in my 16 years of traveling.
I received a message on Booking on Thursday at 11:00 AM if I can send them a phone number with WhatsApp. My saved phone number on Booking doesn´t have WA, so I sent them one with WA at 11:04 AM.
It is 4:30 PM on Friday. I am already on the train, writing a text message to them than I will arrive in 1 hour if they can send me the instructions for self-check-in. No reply. It is 4:56 PM on Friday, exiting the train, writing them on Booking if they can send me the instructions. No reply.
It is 5:44 PM on Friday. I am there in front of the gate (Via Antonio Fratti 14). Ringing, no reply. Calling them…and just now I understood that the phone number from booking (+39 075 966 1046) it is not working!! First I thought that just something went wrong and I tried to call this number 4 x more times. No reply.
Luckily the gate was open. I decided to enter (didn´t know where to go) and see if I can find someone. I found a very nice guy named Sherif. He was just about to leave but helped me to call the lady and to collect the keys.
Anyway, the 1st call that Sherif made: she told him that she sent me everything on WA. I showed him my WA that I didn´t receive anything.
2nd call: She said to him that she couldn´t find me on WA. I showed him my booking that I sent her the correct number and she didn´t reply.
Then she wrote me on WA all instructions at 9:08 PM on Friday! Ridiculous!!!
I really don´t know what I would have done if I hadn´t found Sherif there…
She had my 2 x phone numbers. Even if she really couldn´t find me on WA, she could send me a normal text message with all the instructions. It wouldn´t make her poor. Or write me a text message that she can´t find me on WA, I can reach her on this number. You are waiting for a guest who has your wrong number from Booking and you are not even trying to reach me. She lives in Naples, so you can´t ring her from downstairs. And she didn´t even apologize.

It is located right in the historic center
Getting to the apartment is neither convenient nor easy to find. Not convenient for people with luggage. I unfortunately had a large suitcase with me, and between the long stairs and strict check out, this was not a pleasant experience.
The concierge is helpful, but the instructions provided to me where not accurate, mainly the room name - ended up wandering in the square and the building trying to locate this room, turned out the room name is different from instructions. A very unnecessary hassle for people like me who were passing by and every hour counts.

An excellent large secret apartment, hidden in the innards of Santa Cecilia monastery?. Aircon, modern bathroom, soft towels, soap, large comfy bed. Right in the town centre, parking at the Saba Pellini then a relatively short walk to the property.
Property contacted me viw Wassapp which I did not have so thre was a little stress trying to get comms going. Does everybody uses Wassap ? I did not think so..
Once I got the instructions, including the video, it was still not trivial to find and enter the property. I'd suggest putting more markers on various points and make instructions even more explicit. It is not easy finding a secret place :)
Plus getting down the stairs to our lower level room was not easy. Stairs are quite narrow at the bottom, difficult to navigate when one is carrying bags. And the door does not open properly - it gets stuck rubbing the ground.

Clean room and apartment in general. Lady from cleaning asked me every day, if I want she clean my room.
What I didn't is like : dirty walls, it has some spots and no curtains in the room and bathroom
In the bathroom a window is just in front of thr shower cabin and if in the evening you take shower with turn on light in the bathroom neighbors can see you. It isn't very comfortable

The only issues were the stairs into bottom level apartment. Not suitable if unfit/disability etc with luggage. Bed mattress sloped downwards from middle.

I communicated with the hosts for the check-in process and they were very helpful.
The check-in is by codes, but everything is very easy!
In terms of the apartment, it's spacious, clean and what I really liked was the quiteness of the place. In terms of the location, you just go up the street and are in the main street of Perugia, it's perfectly located.

There is a bell tower that starts before 8am. It didn't bother us as they provide earplugs/buds, but it might be uncomfortable for someone.

Location in the centro storico was excellent. The room was very clean, though it was very small without much window view.
Coffee was cold and no other breakfast was provided. There were a lot of stairs without lift so it would not be suitable for customers with heavy luggage. The check-in system could have worked better: there were problems with the outside door lock, but there were no staff present in the evening or able to come to the site to help. The television in the room did not work. It was not possible to leave luggage during the day after checkout.

3 minute walk from the Piazza IV November, the very centre of historic Perugia. The beautifully decorated Room is in a Palace very comfortable, all restored.
Took a few minutes to understand how to get key out. The video explains which buttons to push, but the person pushes the buttons so quickly I missed the first step. Weather was beautiful, but, I wouldn't want to be in rain trying to open lockbox.

the location was good. it was nice and clean.
Breakfast really wasn’t. A little pre-packaged cake doesn’t cut it. I know they have a stove since they warmed some milk for my tea, so I know they could have boiled some eggs. Not very helpful. did not answer my questions on the Booking app. When I got hold of the woman she told me that there were no taxis and no public transportation. I asked how to get from the bus station to her location and she told me to use google maps to find a ride.

The position is really good, close to the city center, the room and the bathroom were tiny but very clean.
The self check-in method worked very good for us, we arrived late but we got our room a few minutes.
The room was a true sauna, no AC.
Definitely we would have looked for other accommodation if we have arrived earlier.
We tried to sleep for the first night there, but it was a nightmare. I literally spent all the night sweating and checking the clock, waiting for the morning to come.
We just left and looked for something else.
The owner is probably very aware of this big problem, so he should take some actions because I am sure we weren't the only ones that left even if we lost our money, cause it was already paid.
I wish I believed the reviews written few days before our staying about how unbearable hot it is, and cancelled the booking without costs, but we decided to give it a chance.
I am sure that probably in other season, not summer, the place is ok for a short staying.

there was no face to face contact, entry and exit was all done on what’s app.The biggest disappointment was breakfast which was all in packets and of a very poor standard. There was no fresh bread or fruit. Many who stayed said they would not return.

The mattress absolutely needs to be replaced. The sides slope down, which is quite uncomfortable.
The breakfast is extremely basic. It includes coffee, tea, juice, biscuits from plastic and jam/honey/Nutella. Yoghurt and fruit weren't available, though this should be easy to realize. Eggs and fresh bread would be nice too.
Solving these two issues would lead me to rate our stay with a 10.

There was a very warm welcome when we arrived and throughout our stay. The property is simply furnished but very comfortable, and it has an excellent position, in the heart of the old city. So close to cafes and restaurants and all the buzz the city has to offer.
It would be nice to have better tea and coffee making facilities in the room. The view from the windows is understandably limited given the position of the building in such a historical area.

Breakfast was simple but of good quality. Our room was elegant with character and spotless.
The narrow stairs leading to our room that couldn't fit a suitcase. We had to empty the suitcase in order to carry it over our head... :-)
