The accommodation was very cosy & the facilities were very good.
The location of the property and the access were a bit 'weird', The accommodation was very good but unusual in that the entry door was directly from the adjoining pub carpark. Also, a bit concerned that no-one met me at the property & the door was left unlocked with the keys inside. This didn't cause any problem for myself but I could see this being a possible issue if the carpark & pub beer garden were busy.

For us it was the location to the shore for us to paddleboard. But in addition it's location to a selection of good pubs and restaurants was a bonus.
The facilities were basic but enough for our stay. The accomodation was small but enough for our stay.
The hosts were very responsive to questions or requests.

Fully functional - Bed, sofa, TV, WiFi, fridge, m/wave, cutlery & crockery. Toilet, shower, towels, amazing garden with swim pool & seating, tame robin, lockable back gate to river. Front door opens to large pub carpark. The Old Ship pub is lovely. Real Ales were excellent, meals and staff are great. Selda the landlady is very amiable, all was clean and tidy, even put milk in the fridge. And she left us in peace! The path along the river Hamble to Warsash was delightful. Dinky pink ferry to Hamble (takes cycles). Walkable charming pubs nearby, Fox And Hounds at Hungerford Bottom, The Jolly Sailor, across the river (can we have a dingy next time Selda !). We took our cycles and kept them in the garden - the path doesn't allow cycling but I did, as did some natives. Rather stony & not for "shopper bikes".
Sofa bed was a bit "lumpy" but fortunately I had a rug in the car which improved it.

Before I went I was skeptical as read some mixed reviews, but can see the hosts took feedback on on board & made changes as the coach house looks like it’s had a little makeover compared to the photos on website.
I feel the swimming pool is one of the main amenity for guests. I enjoyed my time in the pool but felt it would benefit from makeover/deep clean as it’s looking quite tired and maybe sort of inflatable pool enclosure could help keep debris/dirt.

I had booked with a friend as we were working at an open Garden event which was 10 mins walk away so it was a perfect location , the property was very cosy and comfortable.
Shower pressure on the small head was very low ,
My friend used the larger shower head and had no complaints.

A small, quaint studio type room plus bathrooms, with some charm. Mostly clean, if you ignore the dead flies. Host comms were good.
1. Advertised and charged me for breakfast, then baldly stated 'we don't do that anymore' 5 days later they are still conning people on Booking.com by advertising this.
2. My booking confirmation information claimed a 'wardrobe and desk' to be available. When on business I don't class a tiny picnic table as a 'desk' There simply was no wardrobe - clothes hanging was on a hook behind the door - very basic.
3. Cannot comment on the hosts as I was never met and didn't see them from check in to check out (despite their insistence on knowing time of arrival which I provided and updated.) I left it as I found it - doors unlocked with the key in the door.
4. Despite the listing, the main A27 being only meters from the room across the pub car park can hardly classify the location as 'quiet'. Try sleeping through the early commuter traffic at 6.30am onwards.
All in all, a very disappointing stay which left a sour taste with respect to advertised and paid for breakfast (at £10.50) and with the host suggesting 'go to local cafes'. Very poor.

What a lovely little find… very cosy and relaxing. Clean and fresh. Lovely garden and they are dog friendly with no extra charge. Also in the summer there is an outdoor pool you can have use of. Costa Del Oslands.😁Very welcoming and helpful. Will definitely be returning at some point. Just what I needed. Thank you

The level of quality, comfort and cleanliness was exceptional. Everything you need for an overnight stay and the seating outside area at the back was so cute. The shower & toilet were beautifully decorated and the bed was super comfy.
It was great to have a fridge/microwave/kettle etc, but pretty difficult to fill the kettle up with water and clean the plates/cups in the small bathroom sink.

It was in a pub car park- photos are misleading as the rear is photographed and not the front showing the true location.
We were told it was dog friendly so that was the entire reason we booked it but then told by the host we had to keep dogs on the leads in the garden so we couldn’t sit outside.
The single “bed” was extremely uncomfortable and not really a bed.
Very noisy and after the pub closed we had people knocking on the door.

A massive park 5 minutes walk away .
The property is perfect for two people and a third on the settee if that was aloud ,
I used to place to visit family who live near Victoria park ( 10 minutes away )
And to do an activity in the new forest ( insight activity’s 35 minutes away )
It was absolutely gorgeous weather so going for a walk along the Solent and into the park early in the morning was just brilliant .
I’m saving this property as I will be back and if they are not busy on the days I would like to stay I’m definitely staying again .
Although it’s on a main road I didn’t like that I was so quiet I could have easily over slept .

Quirky, interesting building
No hot water at bathroom sink, towels old and greying, impression given that the waterfront was in view but you had to negotiate around the pool, climb over hose and pool cleaner, out of back gate and down a shabby lane to the waterfront.
Property is actually right on the pub car park which is handy for a drink, much road noise.

The place itself was quite small so beware if you are taller than 6"0!. It sits just outside of the pub carpark and next to the pub garden. We stayed on the Thursday night so it was very quiet. We went on a little walk through the gate belonging to the hosts, which was lovely.
Unfortunately, when we came back and we were about to go in the pool, I discovered a dead mouse surrounded by loads of dead bees so we decided to not go in. Which was disappointing as this was one of the main reasons for taking our trip.
The bed was very comfy and the place had everything we needed for a one night stay.

A friend and I stayed 2 nights in the 2 bedroom flat and then 2 in the coach house. The flat is large with comfortable beds and a spacious kitchen/dining area with everything you need. The coach house is small but quirky. The beds were also comfortable and there is a large fridge, microwave, crockery, cutlery and glasses. Even though it backs onto the car park of the Old Ship Inn there was not a problem with noise on the nights we were there. It is a nice base for exploring the surrounding area and coast. The good-sized, clean swimming pool is the icing on the cake! Selda was an excellent hostess who went out of her way to make us feel at home. We are already planning our next visit.

A wonderful find in an excellent location.
Our host Selda went above and beyond to make our overnight stay, most enjoyable. Just wish we had more time to spend there. Two well appointed bedrooms, sharing a lovely bathroom, plus a large kitchenette with a lounge/dinning area as part of the accommodation. The outside pool adjacent was also offered for use if we wanted to use it. Sadly, time didn’t allow, but our host was very kind to offer it. A wonderful cooked breakfast was also presented at very short notice. Our host really couldn’t have done more to make our stay more comfortable. Thank you so much.
Highly recommended property, great value for money and super hosts. We will definitely rebook here if/when next in the area.
