Seabrook Island at its BEST! This rare three-bedroom unit and unique oceanfront villa offers stunning ocean views and direct beach access. If you are looking for the perfect mix of relaxation and fun, then look no further than 1310 Pelican Watch!
This second floor unit features a spacious open floor-plan and beautifully crafted heart pine wood floors and ceilings. The grand windows in the living area easily let in lots of natural light! Get cozy on the comfortable sectional couch, with pull-out queen sized sleeper, while enjoying the 42” Flat Screen TV with Bose 3-2-1 DVD/CD/STEREO. All TVs are Smart TVs and you can use your own personal streaming subscriptions. This unit does not have cable, but YoutubeTV.
The living room opens up to a fully equipped kitchen sporting new granite countertops, updated cabinets, and two full sized refrigerators. In the dining area, there is table seating for six guests, along with 4 bar stools available around the kitchen countertop. And of course, head out on the back porch and breathe in the ocean air while sitting at any one of the two outdoor tables.
The villa offers two master bedrooms. The first contains a king bed, TV, and private bathroom. The second also contains a king bed, a TV, and private bathroom with a spacious tiled walk-in shower.
The beach style continues to the third bedroom, which uniquely boasts three sets of bunk beds, totaling six twin beds. This ideal kids room has a TV and full bathroom just across the hall.

The Club at Seabrook allows guests to access the two championship golf courses, Racquet Club, Equestrian Center, ocean front pools, and all dining options. Each property is individually owned and has different membership levels. This property has access for an additional fee of $50/per day per family, or $300/week. All other activities are an additional cost. ACCESS NOTE: These club access fees apply to 2024. If you are booking early, please note that club access options will be changing in 2025.
To access the club amenities, you must pick up or preorder your amenity card from the Seabrook amenity office. The card is a $15 refundable fee, and once the card is returned at the end of your stay, the fee is refunded. The property was clean with nice furniture and bedding. View is spectacular especially the sunsets and the beach is a few steps away. The major kitchen appliances worked well and it was very useful to have 2 full size fridges. However there were shortcomings.
1/ Master shower has been somehow rigged using the old system and it is not good. Quirky controls and shower head and low pressure. The low pressure was noted in a review in April 2021 so nothing appears to have been done.
2/ Master bath sink is partially blocked and needs attention , very slow drainage.
3/ Plastic wine glasses, unacceptable for a unit charging this level of rental cost. This was noted in May 2020 so has not been attended to for nearly 3 years.
4/ Cheap and probably old coffee maker producing lukewarm coffee, needs replacing.
5/ Some of the pans are completely worn out with the coating gone.
6/ No kettle to boil water - a basic
Great in many ways but I would not rent this unit again until the unit owner demonstrated a commitment to bring the unit up to a standard commensurate with the premium rental rate being charged and replaced the much-needed items and amenities.

Great location in a very friendly area, lots to do if you want or just chill on the beach if that is your thing.
Rooms were nice and it truly felt like someone’s home instead of a “corporate property “. Love the oversized deck and the sunsets were stunning.

It was so convenient to the beach and very easy to access. The sunsets were amazing as the condo faced west over the water. There were a few small things that prevented a 5 star review. The utensils were lacking, the second bedroom's bathroom was a little rough, and the couch was not comfortable for sitting on in the evening. Those were minor but lead to a "good" rating when combined with an expensive price tag. However, we definitely will be coming back to Seabrook Island. It is quiet and private. It was a wonderful week with our family.

We traveled to Seabrook Island with my family of 6 and my in-laws. It fit our family very comfortably. The location and the layout of the unit was great. It was so convenient to the beach and very easy to access. The sunsets were amazing as the condo faced west over the water. There were a few small things that prevented a 5 star review. The kitchen could use replenishment of a couple of items (wine glasses, cups) which wasn’t the case last year, but it was still great overall. Last year there were extra beach chairs, etc on the deck, but none this year- but we stayed immediately following a tropical storm and I’d guess the deck had to be cleaned off. As always, the view and location is the best.

Great Escape
We had a great vacation! Seabrook island is amazing! The staff and amenities were outstanding. The view from the balcony was gorgeous and sunsets were exquisite.

Great week but a serious issue
It's a nice place, we've stayed there before, last year. Problem last year is that dryer didn't work the entire time and despite management being notified, it was never repaired. We had to dry our clothes out on the back deck. This shouldn't have been the case given what we paid to rent the place (over $4k). And no partial refund was given for the inconvenience, a major one by the way.
This year, we had contractors working on the building (roof/siding) the entire week were there so we couldn't use our back deck until after 4pm when they left. This was a MAJOR problem and inconvenience, The contractors were nice but we paid for oceanfront with oceanfront access and didn't get it when we needed it. Other that that, we had the main light in the master bedroom that didn't work, maintenance came out Sunday to fix and they didn't have correct light bulbs. They said they'd be back the next morning between 9-11am (beach time btw) and they didn't show. I called management to ask and was told they'd get to it when they had time. They didn't show up the entire week.
So, all-in-all a mixed bag. A decent place but there's no excuse for that back deck/contractor issue. Zero. That work should've been done when guests weren't renting the place.
I'd like someone to call me - 502-291-7895. I'd like to give you the opportunity to make it right before I call American Express and file a complaint. And paste this review on TripAdvisor and Google Reviews.

Our trip to seabrook
We had an awesome trip to seabrook staying in the pelican watch area. The sunsets and ocean was the best ever. Thanks so much for stay and memories we made.

We had a great weekend at Pelican Watch! The view and location was great. So peaceful and very clean. Well stocked kitchen and loved the decor. There were 5 of us but could’ve easily accommodated a few more. Hated to leave!

Needs Improvement
Beautiful location! Very poor water pressure in MBR shower so we used the hall, on cloudy days 2 front bedrooms were very dark/ needed more lighting. Overall this is a nice unit but has very worn furnishings that could easily allow pets.

However by the 3rd night when many woke up with more bites then they went to bed with we expected the beds only to find BED BUGS!! We took photos and even sent a video of a moving bug on the mattress to the property management company. They prompted claimed to inspect and deny that these were “official bed bugs” just maybe beach flees!!! Whether bed bugs or beach fees both are unacceptable Sweetgrass didn't seem to be concerned with the fact that we had to cut our vacation short since they couldn't inspect until the next day, we couldn't check in anywhere else (not wanted to transfer bed bugs to another hotel) thus cut our fall break short 2 days. Sweetgrass responded with little empathy and acted as if a refund do 1 night stay was more then warranted. Sad for the owners who have Sweetgrass manage their beautiful vacation home for the unit itself was really neat and convenient to all.

Limited covid assistance
We were excited for our trip until the outbreaks of covid changed our plans to attend a wedding. The date got shifters and many people could no longer attend and it was sad to see the cancellation policy included no refunds. With many back and forth emails we changed the date but less than half of our party were able to use the accommodations. I was told it “wouldn't be fair to the owner” if we received a refund, but what about the customer? It's fair for us to lose many while the owner profits? I was disappointed in the customer service and never had a chance to see the property. During a global pandemic, it would have been great to see some reviewed cancellation policy and at least be able to get some money back for our group

Beautiful Ocean Views
My husband and I had a wonderful stay. Beautiful, sweeping ocean views greeted us upon entry. We enjoyed morning coffee on the decks and gorgeous sunsets every evening. Perfectly located close to beach walkover and an easy stroll to the beach. We will definitely be back!

We loved the vila. It was decorated very well. The bunk beds were perfect for the kids. The only complaint was the TVs in the bedroom. They were really small and did not work:)

My stay at 1310 Pelican, Seabrook Island
This rental was more than I imagined it would be. It was spacious, relaxing, right on the beach, and had so much character. It was a home away from home, with everything we needed for our week away.. Thank you for making my vacation with my son so wonderful.

Great week of vacation, some minor gripes but one major issue.
Hey! We had a great week of vacation at Seabrook and really enjoyed the villa. And the weather was pretty much perfect.
Pros:
- The view (Probably goes without saying. Amazing.)
- Beach access (Easy to get there.)
- Two refrigerators. (I wish all beach rentals had two fridges.)
- A/C worked really well.
- Villa was decorated super fun, albeit a little quirky. (Master bath sink for example.)
- The Sweetgrass staff was very kind whenever we spoke to them.
- Coffee maker was great, so was sink. Dishwasher worked like a champ.
- Plenty of outdoor seating.
Cons:
- Dryer didn't work the entire time. It's a beach rental, it definitely needs a working dryer. Dried our clothes/towels in the sun over the table and chairs. Major inconvenience and frustrating.
- A/C only worked well in the master bedroom when the door was open, otherwise that room was hot.
- Internet connection was terrible. Couldn't stream movies from Netflix/Amazon. It would start to load then hang. And mo movie channels. Owners should pony up the money for a good internet connection and some movie channels. Even if they only do it for the summer. At these rental prices, what's an extra $150 a month for something other rentals have. (Both of the places my brothers and their families stayed in had these things.)
- Plastic wine glasses. No one likes to drink wine/cocktails from a plastic glasses/cups.
- Along those lines, the kitchen wasn't equipped well with seafood related items. No shrimp de-veiner for example. EVERY beach rental should have one (or 2 or 3…). And shell breakers for crabs. Etc.
- The villa was kind of “dark” overall. The master bedroom/bath needs way more lighting. Possibly just replacing light bulbs with LED bulbs that shine brighter (100 watt equivalent LED vs 60 watt incandescent - actually use less wattage over all) could make a huge difference. And it's inexpensive.
- Check-in should be earlier than 4pm. You're paying to be there for that day but you lose your day waiting to check in. Given we have to be out by 10am. So theoretically we're losing about 6 hours of our paid trip. Make it 1pm and don't charge extra for that.
Again, all in all we had a wonderful time. With some minor changes it would have been even better. And we would recommend Sweetgrass Properties to other folks!

This is a really wonderful vacation spot. We loved the beach! Didn't spend much time at the other amenities as the beach was the best. Would love to come back.

The house was wonderful and perfect on check in. The property was clean, well maintained and view was wonderful. However, the wifi and cable did not work from the moment we checked into the property. The IT team did their best to fix the issue, but the internet provider was required to come onsite. We escaped from our home during the pandemic to have a change of scenario and the last thing we wanted was someone in the house while we were staying onsite. The cable company was very nice, but were in the home at 8:30 AM on our last day while we had 3 small children running around making breakfast. All of the adults in the house had to work during our stay so having no internet was extremely inconvenient. Also on the last day we were notified that there would be a handyman coming into the house to fix the dryer that was not working properly. We did extend so i appreciate that they cancelled the worker with us staying an additional night. However, the dryer was a known issue prior to our check in and we had to air dry our towels on the patio every day.
We reached out for financial compensation for the issues that arose, but did not hear back from the property manager. As mentioned house was great, but the last thing we wanted in the middle of pandemic was for people to be in the house with us touching things.
