Clean, quiet and view of the sea
The water was hot enough for a shower. But if I had wanted a ‘hot’ soak in the bath it probably wouldn’t be hot enough.

Ambiance and the view of the sea
No USB ports in room or refrigerator and constant construction work in the gardens.

The location was nice and quiet, which is what we wanted
The food was exceptional, lots of unusual dishes to choose from also a good range of breakfast dishes too, all food was nicely presented. the staff were nice and friendly, nothing was too much trouble for any of them
There was nothing we didn’t like about the entire holiday
4.0
excellent but was very disappointed that the cost was not within our initial outlay of £910 for a 4 night stay
the stench from the toilet in the room

By all accounts it was a lovely hotel, great sea views, lovely food and friendly staff
I paid via booking.com in January 23 for the room and they charged my friend again on departure. I’m very disappointed with this. I wasn’t there as I had flu, so another friend took my place as the room was no refundable. I was happy to give my friend the portion of what I’d paid. But to charge again! very naughty!

The location and grounds are very nice but maybe it should be made clear that the beach is only accessible by a walk through the village and is very steep access. The hotel was vey quiet and the staff were extremely helpful, especially the day receptionist.
The double bed was a little narrow and here and there the fabric of the building needs some attention.

lovely period hotel.
bad experience in restaurant with frozen starter. Mattress too hard for me. noisy room next door.

A touch of luxury by the coast. Good service and food. Very friendly and helpful staff. My room was very comfortable and the bathroom was more than adequate..I even requested a packed lunch for my train journey home and it was lovely. Good location for the local amenities. The building was full of character inside and out. Wood panels and woodburners in the bar and comfortable lounge area, too . I was attending a folk festival in the village so it wasn't too far to walk. It is dark in the evening as no street lights so make sure you take a torch. I was lent one by a member of staff.
Nothing. It was all good.

Comfortable with great staff and food.

Staff was very friendly, room was comfortable, nice decor in the main part of the hotel, evening meal was very nice.
Breakfast was poor, bacon & scrambled egg was under cooked, room could do with modernising, tea and coffee making facilities could be better in the room, Could do with a fall length mirror in the bedroom.

Location great, very tired looking.
Has great potential to be top hotel.
Needs investment!!
Upon arrival, greeted by a very abrupt woman front of house.
Such a shame, because first impressions are key!!

The hotel is in a great location within the sleepy village of Overstrand. The area is genuinely unspoilt and quiet for a seaside spot. Lovely, spacious room with nice views, very well equipped bathroom/wetroom. The hotel has large, well-maintained gardens where drinks and meals could be taken, which allowed us to really enjoy the gorgeous weather. Inside the decor is beautifully appointed showing its 100-year old origins. Breakfast could have been better (I think we made the wrong choices!) but dinner was great. We will definitely try to get back soon!
Our only complaint - the scrambled eggs at breakfast were watery and pale, and the kipper dry with a strange flavour. If we book again we will try to get an upstairs room to ensure even better views.

Lovely stay and lovely staff, but a bit pricey. Most people seemed to have meals as part of the deal, but we weren’t offered this.
Price and not offered deals that others had.

Didn’t take breakfast. Location fine.
Restaurant lets it down. Heard several guests complaining about the food on our arrival, did not inspire our confidence so ate elsewhere.

Location for sea front great. Room adequate, dated but clean and functional.
Staff at dinner great, helpful and polite. Food reasonable, not great.
Breakfast really good.
Manager attitude on departure. Rude with accusations.
Lack of staff on arrival. Incorrect room information, ground floor/accessible room not provided, as elderly guest requested.
