Location

The Boat House is located 3hrs north of Sydney on the shores of Smiths Lake , one of only 4 houses IN THE MOST DESIRABLE POSITION directly opposite a WHITE SANDY BEACH.

It is part of a small COASTAL VILLAGE in a beautiful, UNSPOILT,rural, forested area known as The Great Lakes which includes STUNNING SURFING BEACHES, lakes and National Parks and is 20 minutes south of Forster.

This is a rare COASTAL location where the forest meets the sea and offers a real SEACHANGE experience with no highrise or unit developments.

A beautiful home that accommodated us all. The wood fire kept us toasty and warm. The only down side was that there was only a couple of logs and no kindling, the suggested outside kindling was wet so we had to go and find some before the shops shut. Great location being opposite the frothy coffee which was delicious !! Thank you so much !!

Our third visit to the property, and we’ll be back again - very relaxing few days, right on the lake with the most gorgeous beaches a short drive away. Bowlo and Rec Club are friendly and provide solid food options too!

Our family of 6 really enjoyed their stay here. The living areas had lots of room and kitchen was well stocked with equipment (but could benefit from having a toasted sandwich press). The house could do with a deep clean, but was generally well presented. As we had our teenaged/young adult children with us the "4th bedroom" that was advertised, turned out to be a sunroom with 2 single beds ( a bit small for them), and not a lot of privacy for my daughters and we had to hang extra blankets to cover all the windows . Overall though, a very lovely house with good amenities and we loved being near the Frothy Boat cafe and having lake views, it is such a beautiful and relaxing place to be.

An amazing property! The location is beautiful and peaceful. Views of the water surrounded by nature and delightful birdsong. Our host Barbara made sure everything was available to cater for a big group. Another roadtrip destination worthy of a return visit!

This house is in a prime position on the lake shore and is architect-designed. It is beautiful and very comfortable on a Winter's weekend with a slow combustion fire to keep everyone warm. Smith's Lake is a beautiful location, plus the children really loved having a playground just across the road

The property was well furnished and a great location for our needs. There were four of us so it allowed us space to ourselves when sought. Would consider supplying a wire brush to clean the bbq grill but apart from that, everything was catered for.

The kids and adults had fun. The lake isn't the best for swimming but great for kayaking! Beautiful beaches nearby too. The place was amazing and Barbara is a wonderful host. Thank you!

wonderful, happy, family holiday. The Boat House was very welcoming, comfortable, and practical. It is a very quiet place, although busy at times as there is a busy cafe and a boat ramp but that didn't worry us. We took our own canoes, kayaks and paddle boards. We felt comfortable enough with being able to leave the boats on the spit during the day to go to the house and have lunch. We were able to leave the boats in the front yard at night without worry of them. We all had plenty of time to relax, have fun, recharge and spend quality family time. We will definitely be booking again.

Very nice property in great location

Property was generally in excellent condition with great amenities however unfortunately the dishwasher was not working properly which was unfortunate. While the owner and cleaner were responsive to the issue we had to bear the inconvenience. I trust when we return soon the issue will be fixed. Plenty of space inside and outside for entertaining and the kitchen was very well stocked with plates utensils etc and more than most properties. A decent coffee machine was also a nice touch. Two bathrooms are convenient for a group but note both are downstairs. Highly recommend the property and will be back soon

Great house that accommodated 8 adults comfortably. We all loved the design of the house and the practicality of the spaces. It is light, airy and takes full advantage of the beautiful location. Waking up to a cacophony of birds was a particular delight. Definitely on the "go back again" house list.

Loved the location of the property, a quick drive to beautiful beaches. The property itself had amazing views of the lake, clean, spacious and had a good holiday vibe. The only negative is that their wasn’t any fans in dining area and portable fan was dusty. We will definitely be re booking in the near future. Marie Dimanche

We stayed for 10 days in summer and thoroughly enjoyed the boathouse. The house was well appointed, with a big kitchen and dining room to suit our large group. The design of the house meant that we could keep all the louvers open to get a nice breeze throughout the day, plus there were fans in all rooms. Our group spent all our time travelling to the various beaches in the region in search of surf. Smiths lake is a perfect location for surfers as it is close to both north and south facing beaches at seal rocks, and the beaches of blueys, Elizabeth and boomerang. We also walked across the lake to sandbar and Cellito beach one evening which was magical.

Overall was a great stay, we would definitely book again. Barbara was very accomodating. The property was in prime location opposite the lake, great wifi, fresh linen and towels and the property was very clean. We will be rebooking. Thank you for having us Barbara.

Spent a few days over Christmas at this lovely house. Could easily cater for 8-10 ppl. Loved the louvred windows that allows the nor Easterly breeze to flow through the house and lovely to look at the view through. House and kitchen was one of the most comprehensively equipped I have come across. Very clean and easy to check in.

Great location! Beautiful water views right on top of the lake. Spotlessly clean and well appointed. Large enough to accommodate our extended family comfortably. I wish the many positives could outweigh the one negative. No air conditioning, 90% humidity and no breeze. Regardless of the architectural design it was a very uncomfortable sweaty week.

We have stayed in Barbara's property a few times now. Our north coast family and our Sydney family stay in some of the houses on the lake front for a Christmas get together each year. The location of Barbara’s house is perfect. Booking and check in are easy and the house is beautiful. We stay with our two adult children and their partners. Highly recommend staying here. Beautifully equipped kitchen, lots of books and magazines and a great view!

Barbara's property is devine. Beautifully built, the space is well worth staying at just to enjoy the architecture. We loved the kitchen, the short 10 second walk to the water, the proximity of a cafe and playground for the kids.The only negative - but was nothing which Barbara could control - was a neighbour to the left of the property yelled at his wife, kids and dogs for 4 days straight. They also had 2 yappy dogs which barked more often than not. We let Barbara know - we aren't the kind who complains about things - and she immediately offered a credit if we wanted to vacate. We decided to stay, but left early in the morning and returned late after 9pm to avoid the unpleasantness of next door. It spoiled our holiday, but again, this had nothing to do with the house per se.Perhaps the only improvement which could be made is to install air-conditioning via a reverse split system, as during humid and still conditions the open window policy didn't really work. Please don't stay at this property if you don't like stairs or you have children who aren't used to wooden stairs.Overall, the location is devine, the house is lovely and it is value for money. Just check with the vacation letting next door before you book to find out if your neighbours will yell and bring their yappy dogs with them!CheersClaire

We have been coming here for 15 years and there is good reason. The place is tranquil, the lake is great for kayaking and fishing and sunsets! The surf is a 10min drive away at beautiful Blueys and Boomerang.And to top off all the natural wonders is this great property. With bedding for 8 we have had all our children stay here and as they are now adults we will keep coming back as it is well appointed and excellently maintained by a wonderful owner.
