Welcome to the best of the Hill Country in this spacious two story home located on a private, no wake cove in the exclusive Inks Lake Village. This secluded home resides in a gated community making it the perfect destination for a quiet family get away only ~50 minutes from Austin/Georgetown and surrounded by Inks Lake State Park, voted one of the best and most beautiful state parks in Texas.
The house features 40+ windows most of which face the lake, creating a tranquil setting for your family and guests. You’ll find multiple places to gather inside and outside, including a large, covered patio with a great view of the lake to enjoy the sunrise and your morning coffee.
Inside you’ll find the open floor plan provides comfortable living room, kitchen, game room, dining room and laundry. Your kitchen features a thoughtful layout around the granite island with a broad range of cooking options and amenities. You can cook while watching the kids and entertaining your guests while enjoying a view of the lake. You're also welcome to use the Weber propane grill or wood burning BBQ smoker.
Wide concrete steps provide easy access to the water and boat dock on a private, no-wake cove ideal for swimming, fishing, canoeing, kayaking or floating peacefully on inner tubes with friends. The dock features plenty of space for sunbathing during the day or star gazing at night. With only one public boat ramp on the lake, boat or jet ski traffic is normally minimal.

Lake Level: Inks Lake is constant level year round, which means the lake level is carefully managed by the LCRA and varies only 2-3 inches of normal.
Parking: The driveway is steep and can be a minor challenge for the squeamish, but there is parking in front of the house for ~5 cars.
Pets: Your dog is welcome to join you. The yard isn't enclosed by a fence, leash laws are applicable here also, and there is an additional fee.

We have stayed at the Talbots Lake House on inks Lake numerous times and every year is more fun than the last! Comfortable beds and soft linens, chef’s kitchen so well appointed and a beautiful lake for water fun! Our grands, who are tweens especially love the kayaks. Plenty of lifejackets are supplied for a safe paddling experience. The dock is also perfect for dropping a fishing line or enjoying a cocktail. Try it, you will love it!

Wonderful place to unplug and unwind!! The house is beautiful and felt like a home away from home! The doc is perfect for fishing! Caught several 3-4 pound fish off the doc! So fun! We booked to come back next year while sitting on the back porch the first night! 💙🐟

We loved the house and we loved the beach entry access to the lake. The house was very clean and had everything we needed. Kayaking, canoeing, fishing, yard games ~ all great! We hope to return!

Our small family enjoyed our 5 night stay so much we are already trying to plan a next trip. We swam, canoed, paddle-boarded and kayaked at the property.
Spent some time close by at Longhorn Cavern and Inks Lake State Park, hiking some trails.
House and grounds were very clean

There is not a nicer and more unique house on Inks. It is spotlessly clean, well stocked and maintained. The hosts are wonderful with perfect communication. The driveway is steep so take the time to back in and you won't have a problem. Internet is spotty, so it is the perfect place to unplug and unwind. Relax and swim and fish.

Lovely home with many peaceful areas to relax and read. Also beautiful area to walk and just sit on the back porch and listen to the birds and the geese. Two pairs of geese came upon the yard with their little ones. So precious!

Check in and check out was super clear and easy. Nancy was available by text for questions that were actually answered in the well written booklet inside. The house was even better than the description and photos. It generously accommodated our extended family of 8 in an architecturally amazing structure. The beds were super comfortable, with good support and soft toppers. There was also an extra bed curtained off from the living room and absolutely perfect for our independent eldest child. The kitchen was the best supplied of any I have ever used. One member fell in love with the Weber grill and smoker and cooked like we had not known he could. The setting was alive with wildflowers and the lake a heavenly charm.The nearby town of Burnet had everything we needed including an upscale grocery store. We spent most of our time on the porch playfully fighting over the hanging swing or lounging in the abundant chairs watching wildlife visit the lawn, the trees, and sky. It felt like Heaven. Our shared experience of the total eclipse in this serene and beautiful place has given us a precious memory that will be shared with coming generations.

Our family had such a wonderful stay at Nancy and Richard’s gorgeous lake house. It was a little too cold for swimming, but we enjoyed every second of our time relaxing by the lake, playing yard games, board games, fishing, cooking, and taking in all the natural beauty of the area during springtime. The house was stocked with everything we needed and there was plenty of space for our group of 4 adults and 4 kids. We will be back!

Brought my daughter and 5 friends for her 16th Birthday. House was perfect..stocked with everything you need. Nancy, the host, was accessible and so helpful when we were trying to find our way in the dark! Yard and lake are beautiful! Girls enjoyed canoes and kayaks. We are definitely coming back!

Beautiful property on the lake with lots of wildlife activity and a comfortable family home to relax in. The location is very quiet during the winter months, which was just right for us. Close to parks, darn good barbeque and wineries.

We enjoyed our stay at the Talbot” house very much. It’s a beautiful home in a fairly quiet spot on one of my favorite lakes. It’s perfect for small family getaways. The property owners are attentive to their guests and notified us of an issue with our original booking in time for us to reschedule for a later date.
We have stayed here previously and will continue to do so.

We had a splendid time at this beautiful lake house with our extended family. It was a quintessential summer family vacation. My 7 year old caught her first fish on the dock with her grandfather. My 9 year old mastered some paddling skills as she navigated the cove with great delight. We did some lake swims and SUPing in the early mornings. The lawn was the perfect spot for star gazing! The house design makes it easy to connect with family and have a little retreat and quiet time when needed. We were thrilled to be there and appreciated the quick answer to our questions. It was also great to use the kayaks and canoe to get out on the water. We hope to get back soon!!

This was our fourth vacation stay at your home! We enjoy it more each time we visit. Love the house and Inks is our favorite lake. The location of the home in a cove is perfect for swimming and kayaking.

This lake house is lovely, comfortable, and very well stocked. It has everything you need and then some. We had three kids with us and they loved playing in the lake and the small beach area at the bottom of the steps. Make sure to bring your fishing gear with you.

Absolutely wonderful property, even better hosts. Relaxing weekend of fishing. When we had a problem, the hosts were right on top of it and were so gracious. I'm nervous about telling the truth in this review, because they will get so busy I won't be able to schedule it for next time. Just book this property, you'll have a great stay. We have stayed many times at the Talbots beautiful home on Inks Lake. This year was extra fun because the grands are now old enough to paddle around the cove in the kayaks and canoe. We did have an issue with the water in the home, but the Talbots were super responsive and sent a plumbing crew over immediately to resolve the issue. We look forward to returning for more fun in the sun!

We had a fantastic stay at this lake house! In addition to the consistently high water level that allowed for boating, canoeing, and fishing at our leisure, the house was well appointed with everything everyone needed for a long weekend getaway. Well-stocked DVDs, puzzles, and games were a fun, bonus surprise. All rooms were well appointed and the kitchen had everything our pro-chef needed to prepare Easter dinner and more. It was a lovely stay all around!

Our family stays at this wonderful home every year, and we love it. The house is great, very up to date and spacious and has plenty of yard for family fun. We enjoy going out on the lake with the kayaks and fishing. The owners are quick to respond and are easy to work with. We highly recommend!!

As always we had a great stay! We have been staying at Talbots House, at least once a year, for a number of years and if never disappoints. Plenty of room and the house is well stocked with necessities. My mom is 87 and she has no problem getting around and loves to join us at the lake.

We thoroughly enjoyed our long weekend at Richard and Nancy's place. We were 3 couples with two teenagers and had plenty of room. The house has everything we needed and the dock/lake access were super nice. We've been visiting Inks Lake for 15 years and this is one of our favorite places to stay. Highly recommend!
