We may just have been unlucky re cleanliness issues...
Willingness of staff to allow us to change room as booked room smelt as if previous occupant had been smoking.
Problem with ants in bathroom and entering bedroom. We understand ants are not always easy to get rid of, but it affected our enjoyment. Obviously had been a problem for a while as someone had stuffed a wad of tissues in a spot where they seemed to be coming in.

Good
It was clean and adequate.
The shower head flowed straight into my face and I couldn't move it. The kitchen area was tiny. Only room for one person at a time. It would have been a really tight squeeze for 3 people to stay in it. Maybe it should be changed to a 2 person unit.

Excellent owners
The room was basic but what exceeded exaptation was the owner. He was super friendly and was more than happy to help me find my way around town. Enjoyed the location being so close to the uni (and bus stop) and backing onto the park was great.
