The location was quiet yet close to a metro stop and lots of fun restaurants. The staff were very friendly and helpful, including making reservations for us. We got the Japanese breakfast one morning, and it was excellent. The room was spacious, ultra-clean and very comfortable. We would most definitely go back to Villa Sanjomuromachi.

Clean and comfortable bed
There are only 3 rooms on each level so there’s a lot of privacy. Staff on duty was very polite and helpful to our needs

Very lovely boutique small hotel with very traditional setup (e.g. bathroom door is a sliding one, rooms open through regular keys that are handed over to reception when going out). Very friendly staff going out of their way to make us feel welcome. Location is close to Karasuma Oike Station (around 250 m), and is walking distance from Nishiki Market.
As a very small boutique hotel, don't expect all facilities available in larger ones (i.e. swimming pool, gym). As our stay was only for two days and we had a full itinerary for Kyoto, we didn't need them anyways.

Great boutique hotel in a very convenient location in Kyoto. Super helpful staff and very nice facilities. The front desk staff helped us book a sukiyaki restaurant which was top notch. We will definitely stay here again next time we are in Kyoto.
Nothing. We loved everything.

We had a deluxe double room which was heavenly -very spacious and tastefully designed. The bathroom/bath and shower were a marvel. The bed was the most comfortable of any I have ever stayed in. Their staff were/are extremely sweet, polite and helpful in every way! Our stay included western style breakfasts that varied each day but all delicious, delivered on trays to our room with delicious coffee (tea was an option too). They served the breakfast at any time of our choosing within a range starting at 7:00 am. If we had preferred they would have set it up in their small lobby. They had a lovely bar in the front of the inn. The bakery next door was handy.
View of rooftops from our room window was nothing special, but at least it was open (not like a closed in space outside) and their website photos were honest about that. But, if we had wanted a private garden view we would have to have paid for a much more expensive inn. I wish they had upgraded cable TV so we could see more English speaking programming than the BBC's repetitive news loop.

Lovely small hotel with a very helpful staff. Beautiful room with exceptional amenities. Lovely decor- simple and classic. Wonderful to have a very good breakfast in the lobby or in our room. It was raining as we were leaving and we asked for a taxi. The manager ran down the street and out to the main street in her heels to get us a taxi- truly exceptional customer service! Also perfect location for walking everywhere.
Nothing.

This is a little complicated--we were unable to connect to the property internet. The staff tried hard to rectify the situation and after I proved to them it was probably their system the management made calls around the city and then got us an upgraded room at another property. They also paid for the transportation to the other property. The other property was quite good.
It is disconcerting to not have internet when you check into a facility and this was the only place in Japan where this occurred. Further it was a little disconcerting to initially have staff say it was our computer/phone problem. Nonetheless at the end of the day a property's ability to pivot and rectify a situation says a lot about how much great Customer service means to the Japanese.

Everything! The room was very clean and cozy with all the necessary items. Staffs are incredibly friendly, it felt like home. We couldn’t love it more!

The staff were very obliging. We arrived early and were allowed to check in which was very helpful as it was so hot. The room was upgraded and very spacious and stylish especially the grand bathroom.
No complaints

Excellent customer service, big room and great location
everything was perfect

The staff was awesome. They went out of their way to make sure I was happy. It is my go to place for Kyoto now. The Bar has a swanky atmosphere and bartender is the Japanese Elvis, but with more sophistication and class.
If you want an intimate boutique hotel, with excellent customer service, in an area walking distance to everything go here. A wonderful hotel that made me feel at home.
Nothing it exceed my expectations.

Spacious room. Bright.
Location.
4.7
Comfortable and quiet
Remote location and absolutely zero facilities; no pool, no restaurant, no bar, no laundry. They also have a ridiculous rule about handing your key in every time you leave and arrive. Not a five star by a very long stretch.
4.7
Friendly staff and easy check-in. Our room was spacious and comfortable. We enjoyed the range of amenities provided in the room.
From the photos on the booking.com it's not clear that the hotel is a small apartment building. Or maybe the name ”villa” is misleading. However, the hotel is still very nice.
