The location is good; close to many venues.
The cleanliness and basic amenities inside the room do not correspond to a 3-star hotel at all.
It was so noisy at night with karaoke singing; there are other visitors who made so much noise pass midnight.

Inexpensive and decent WIFI.
Our room was hidden away on the abandoned 6th floor. The room itself was dirty and smelly. The bed was rock hard and the shower curtain was covered in mould. The location of the room meant that we could hear a constant drone from the laundry room and those working within it. We were given the option to have breakfast, but the choice was lacking and had flies jumping between the buffet options. Overall, it was our worst hotel experience in Vietnam.

Breakfast buffet was good, with a good variety of Vietnamese fare, and well stocked. Kitchen Staff was efficient and attentive. Hotel was very clean.
Front desk staff seemed indifferent, disinterested; only one person on duty at a time, created confusion during check-in and check-out. Top-floor restaurant was not open. TV was not working first day. Window hinge broken, difficult to close. Very noisy at night; Local bar open all night and loud music played until 6 am. Desk kept our ID’s, a practice no longer done by most hotels which simply take a photo of your ID and return it immediately.

There is a club/bar right next to the hotel, there was a lot of noise, could not sleep until 5am.

A beautiful old building, unfortunately needing some renovation and thorough cleaning throughout. The breakfast was a good Vn selection, served in a very noisy basement room which again needed a thorough clean.
The management and staff were inexperienced, poorly trained, unknowledgeable and unhelpful. Despite being advertised they do not accept any credit cards, only direct bank transfers or cash. The cleanliness in the room and bathroom was very bad. The room was supposed to have a city view, but didn’t have. The reception staff were unfriendly and unhelpful. The staff on the reception desk could not offer any advice on how to get a shuttle bus or other means of transport to the airport. Reception staff had very limited understanding of any other language than Vietnamese .

The room was nice sized.
There is a bar right above our room (we were placed in a room on the opposite of the hotel than where most of the other guest stayed) and the music goes from about 1pm until 3 or 4 in the morning. I COULD NOT sleep for most of my stay. Don’t know if I was placed there because I booked with booking.com and it was much cheaper than what they tried to give me a room for, or if it was because I’m western. Also the “complimentary breakfast” is disgusting and has obviously been served all week long. 2/10 rating.

Perfect location and friendly staff. Comfy beds! The buffet was good enough.
The bathroom was rather worn-out and not well maintained.
