With nearly an acre of land, forest and lake views, this home is just 1mile to the lake while private and exclusive perfect for families and business travelers. This home boasts 3 bedrooms, an open space kitchen, living and dining area and outdoor deck with forest and peek lake views with seating for 6-8, including BBQ and pub standing table. (Please note outdoor seating and BBQ are only available in summer months). Fabulous Tahoe 3 bedroom home 6 beds + loft (above living room) recently remodeled and completely updated. Sleeps 7 (ideally best situated for 6 or less). Located 1 mile from Lake Tahoe with world class ski resorts only a short drive away (NorthStar, Squaw Valley, Alpine Meadows, etc) - this home is central for all your seasonal adventures. The home resonates with a mix of contemporary, lake cabin and rustic furnishings.

This location is one of the very best in Incline Village with nearby private beaches, indoor-outdoor recreation center, two golf courses and ski resorts. Local fine restaurants and Nevada gambling are only minutes away! Located in a prestigious, quiet and scenic neighborhood overlooking amazing forest and lake views. From the studs out, it is a comfortable, roomy, high end accommodation for your family and friends. All new appliances and furniture added within recent year(s), new slate tile floors in kitchen, dining, living room and mud/utility room and new floor coverings throughout rest, granite counters, 47' LG HDTV with Roku, all tile modern bathrooms, jacuzzi tub in master, stove, grill (propane tanks may not be filled and may require local fill at times), deck seating furniture (summer), overhead fans (living and master), beautiful appurtenances and peek views of Lake Tahoe from the deck and master bedroom. Property sits on 1/2 acre with no houses on either side for over 300'.

Home sits on slope overlooking lake and nearest houses below are more than 500' away. The slope is pitched approx 5% which in winter months can mean amazing sledding right at the home ! Please note there are no blinds in the living room so anyone sleeping here will most certainly wake very early to sun / light.

Kitchen comes fully stocked with plates, silverware, glassware, cooking utensils, pots/pans, serving dishes and all other items typically found in ones kitchen. Mudroom = between garage and house. Perfect for after ski dress downs and storing skis/snowboards/boots. Laundry room = next to master; brand new Samsung washer/dryer units and complimentary laundry soap. **ATTENTION WINTER GUESTS: Front door access is NOT available in winter due to ice/snow and potentially unsafe conditions. Everything. Please note that we have a split garage in which access to the home is granted to guests. The remainder of the garage is locked off and is not available for storage or parking vehicles.

**WINTER GUESTS: please ensure precaution when parking on shoulder as slope is steep and can be icy and false. We also cannot guarantee reliable wifi during winter season due to storms and service restrictions. (Wifi has rarely gone down, if ever, but cell signal and wifi can still be spotty at times). Please only book our home if these are not critical to your use/ enjoyment as no refunds or credits will be given for down time service periods.) ***Patio furniture not available in the winter and late fall***

Other things to note There are 5 traditional beds, 3 of which are twins (sleeping 1 person) and 2 that can sleep 2 persons each (king in master and full as bottom bunk in third bedroom) but we recommend only 2 persons occupy the bunk bed as the room itself Is small.

The home does have a portable air conditioning unit for use In summer months — it can still be warm temps during the day but the unit has been a game changer for the last two summers. With the large sliding door open on deck and front door you can get a cross breeze. We also provide fans. The bedrooms do stay very cool in comparison as they are lower level.

Kid Friendly
While we bring our kids here routinely during the year, this may not be the most kid friendly home due to the loft over the living area that has a railing system but requires a ladder climb up. There is an open area over the stairwell inside the home. The home is on a rather steep slope. There is a back deck that is some 20'+ off the ground. All in all, the home has been in our family for 10+ years and never a single incident but we must advise you of these perils accordingly.

Trash: Per IVGID (Incline Village General Improvement District) No trash or recycling can be overflowing or left outside a bin. Any such instance will result in a fine and such fine will be the sole responsibility of tenant, up to $75/violation. This home now utilizes a BEAR BOX (in driveway) where ALL trash must be taken. If there is more trash in the home than can fit in the box comfortably (do not overstuff) then it must be taken off site by you. We have strict rules and fines for trash left on site as bears will break into homes as such.

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.

Our home utilizes outdoor camera surveillance for the protection of our guests during their stay. For summer reservations: Please note that this home does not have a central A/C system and as such, for day time temperatures over 80 degrees the main living/kitchen/dining and loft areas may be warmer. To help balance we provide standing fans and you are welcome to open doors / sliders for a cross breeze.

Please refer to past reviews for any other guest feedback on this situation and note that it is not problematic for most travelers. We are not able to offer refunds, credits or the like for any inconvenience this may cause. All bedrooms and downstairs area remain cool (subjectively speaking). Because this home is in a wildfire range in the Sierra Nevadas, NV ENergy, our energy provider has a PSOM event warning at all times in which they have the ability, without notice, to shut off power to the home in extreme risk situations when certain environmental conditions are met. We will do our best to inform any guests should we receive warning when / if this will occur but you should only book this home if you are able to accept this risk that power may not be provided to the home for intermittent times, through no fault of our own and therefore no refunds, or cancellations can be granted / awarded in such scenarios.

The house was just as described, quiet neighborhood close to everything. We skied at Diamond Peak and Mount Rose, 10 and 20 minutes away respectively. Highly recommend and would stay again.

This place was solid. Not rushing back though. It was pricey and also pricey for the beach pass. There were some cob webs and our feet did turn orange from the pollen. However, 5 stars for super comfy beds, a well stocked kitchen, great linens! The air conditioner is a little misleading as I searched for a place with A/C but this is a stand alone unit in the living room and the place is multi leveled. Overall I will give it a 4 star rating. Thanks for hosting us Air Concierge, we appreciate the strong communication.

I was required? to send in additional paperwork with ID and CC even though I am booking through VRBO. I marked I would have a dog and they acknowledged receipt. Then sent me a “courtesy reminder” hours later to let me know they needed notice of a dog and because we already checked in they charged me a non refundable $150 as opposed to a refundable $250 deposit. I felt like I had no choice but to pay or risk getting kicked out. The private beach pass is $150, you have to commit to the entire amount -no refunds. The layers of pollen cannot be exaggerated, especially if you have allergies. Shoes are not allowed so your feet turn yellow, gross. The AC is a portable unit that has little impact and was leaking. The main living area was warm and stuffy throughout our stay. No curtains to block the sunlight and the windows are visible from the street so anyone walking by at night can look in. We attempted to circulate the air by opening the doors and windows and strategically placing fans around but it just blew the pollen in and around. This type of overreach is exactly why people are returning to hotels. I have always enjoyed VRBO and the lackluster experience with this company and home is the exception. The location is nice but there are many options,I DO NOT recommend booking with any home managed by Air Concierge

We had a great time in Incline and the house was nice with a great thermostat that kept us nice and cozy. The kitchen was well stocked with everything you need. Plenty of coffee filters and the usual applicances. The island is nice and large. Mudroom convenient and large. the other two guest rooms are on half a level lower than the master since it’s a split level house. So, it’s the mudroom then steps down to the main level then it’s a steps down to the master and then steps down to the two bedrooms with twins in one room and a bunk in the other and a full bath with shower. Lots of towels. The master is huge with views. the Loft takes a ladder to get up and down and house rules says no dogs in the bedrooms which seems more than fair. Driveway for 2 cars. Thank you! will love to come again.

Overall our stay was very nice! The only issue we had was that the numerical touchpad on the front door wasn’t working; however, we were able to locate the wintertime lock box with key inside. The house itself was clean and comfortable, soft fluffy bath towels and soft lux sheets! There are several levels to the house, and the loft area is only accessible by ladder. The primary suite is large and separate from other living and sleeping areas. The king size bed was extremely comfortable! The main living/dining/ kitchen area seemed a little smaller than the online pictures portrayed and the deck, also was small with small couch and 2 chairs, and a small, round, bar-height table but no chairs. It would be difficult for 6 people to have a full meal sit-down on the deck. It worked fine for drinks and appetizers, though! The neighborhood itself was very quiet with plenty of streets to walk. Air Concierge property management was available and responsive.
