Beautiful Balboa Island home just 3 doors to North Bayfront...3 houses from the beach. Generously infused with light, this single-story front home offers a large great room with exceptionally high ceilings and fireplace, a fully equipped kitchen, and 3 bedrooms + central air conditioning. Expansive master bedroom features a stunning ensuite, and there is an additional guest bath. Sunny front patio completing this exceptionally cheerful Island home. New to the market so no reviews yet on this site yet, however here are the reviews I've received for this property on VRBO's competitor site where I have a 5-star rating:

Pat gives very detailed info on accessing the home, parking and directions to the home. She was great at responding to questions, usually within minutes. We will definitely be back. Pat is a very gracious host. :)

Such a jewel in a charming beachside community that you wish you could bottle up and take home. Incredible location and neighborhood. Sipping coffee on the front patio enjoying the morning ocean breeze and relaxing in the spacious living room with breathtaking windows while being able to cook in gourmet kitchen was a blast. Pat was hospitable and lovely, a wonderfully gracious host who made sure all our wants were taken care of. The master on suit was palatial and modern in decor. Loved every inch of the house. Would absolutely recommend it 100%!

She was very accommodating, made it as easy as she could for me. Neighbors are great. Location is perfect. Also - Parking if you donât have a garage or designated spot can be an issue on Balboa but I found convenient parking without an issue
Sasha: July 23 - July 27, 2019: The place is located a few houses down from a small beach and a short walk from all the stores and restaurants. You will be on the same street (opposite end) from the ferry that is only $1 per person. The houseâ is very clean and has everything you would need. Pat is very quick to respond to any of your needs and wants and very accommodating. You are 7 minutes driving from Fashion Island and very central to all the main beaches in New Port Beach. Kitchen is fully equipped and Pat has enough beach towels for an army :-) We had a great time.
DOGS
* Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighborâs) or in the cityâs on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!

* All beaches on Balboa Island are public. Alcohol, littering, and smoking are not permitted.

BOARDWALKS
* Bicycles, skateboards and scooters (which fall into the skateboard category) are prohibited from the Island boardwalks and Marine Avenue. For the safety of all, please keep to the right, pass on the left. If you walk your dog on the seawall, walking counter-clockwise is appreciated (âBe polite, keep to the rightâ). Smoking or alcoholic beverages are not permitted on the boardwalks.

* Please be considerate of your neighbors. Houses are very close together and sound travels on the Island more so than in less dense communities. There is a city Loud and Unruly Ordinance. Fines begin at $500 (up to $3,000) for gatherings over 8 people that disturb the peace, safety, and quiet enjoyment of residential properties.

* The curfew in Newport Beach for persons under the age of 18 is 10:00 p.m. to 6:00 a.m. every night.

Pack your pooch and a duffel because thatâs pretty much all you need to bring! This house is stocked with everything you need for a comfortable stay. We enjoyed the close proximity to the North Bayfront and Ruby Beach. Having an AC unit in this house was wonderful! The kitchen is large and stocked for cooking large meals. The owner was quick to respond during our stay.

Agate was was a great stay. Easy access, close to the water, and we did not have a parking problem. Thatâs not easy on Balboa Island. Quiet comfortable master and Light and airy living room. Able to walk the island within one block, easy walking to the Main Street for dining and shopping!

Incredible Trip!
We could not have enjoyed our stay here more. Pat was a warm, attentive hostâalways available if we needed anything but never intruded on our stay. The house was well equipped with thoughtful touches like beach accessories and extra towels and is on a relaxing, quiet street. Balboa Island is a wonderful destination
Balboa Island is a wonderful vacation destination. The rental property is as described on Vrbo as to location, ammenities and property description.
However a return to this unit is inconceivable. Although communication directly with the hostess was frequent ( she resided in the connected unit above the garage, for the duration of the stay) two serious issues found upon arrival were not corrected. The thermostat for the rental unit did not function and access to the controls was impossible. This was not rectified by a handyman replacing the thermostat battery. As a result, the air conditioner did not function for the entire six night stay. As a last resort, a fan was purchased for use in a bedroom where no ceiling fan was logicstically feasible.
Additionally, the television in the main great room area had no reception for most of the stay. An attempt by the owner to correct this issue was temporary, at best.
A discounted refund of the security deposit is not in dispute. The calibre and cost of the rental property commands properly functioning air conditioning as well as television reception. However a request for a partial refund of the fee paid was never addressed and since the only recourse is to give a fair and accurate review on Vrbo, the 3 star rating is justified.

First of all, Pay is a wonderful host, always available for a question, quick to respond. The house was very well appointed and we cooked big dinners each night. The house is located steps from N. Bay Front so easy walk into town and a straight shot down the street to the Balboa Ferry. Plenty of room for 7. Highly recommended for a great family vacation rental!

If you are trying decide.... look no further. This home is perfect. The home was beautiful, comfortable, and clean. Plenty of space, large rooms, AC! , and the bay just a block away. Iâve stayed at several houses through the years and this has been by far my favorite. Pat was wonderful to work with. We would love to come back!

The kitchen was stocked with everything we needed for cooking, lots of pots, pans, and baking dishes. The clean, newer gas barbecue grill also came in handy. Furnishings were upscale, attractive and comfortable, especially the large sectional by the fireplace. The owner quickly responded to a couple questions we had.
We would not hesitate to stay in this exceptional Balboa Island rental again!
