This is a beautiful 100 year old home that has been made into two townhouses/villas. It was very comfortable with two bedrooms and 2 toilets. The downstairs bathroom has one indoor and one outdoor private bathtub. The property manager came to provide an overview of the home, taught us how to make macha tea, and made sure we understood how to use the facilities in great English. She also made reservations for us for dinner and for getting cabs to take us to the train station the next morning.
There was a little lack of communication between the person who emailed us back and forth and the property manager but it was nothing that couldn't be rectified. I wish we had been able to stay there longer!

We really enjoyed the way host met us - very welcoming and we also had a mini tea ceremony! The Machiya was clean and spacious and the garden with bathtub is just superb!
We were leaving at 11.01 and didn't even manage to take out all of our luggage when cleaning came. They did not give us even a few minutes to take out our luggage and rushed home. That was not a pleasant experience.
Overall we thought that the price was high and it was not a good deal for the money we paid.

I loved the whole experience. The staff although we only saw them once answered all my questions and actioned my requests within an hour or so.
The baths were amazing and one of the highlights of the trip to soak every night after long day of walking.
The location is pretty central and lots of local restaurants to choose from.
The Kyoto station is 10mins walk and the subway is about 300m away if you cant be bothered and Kyoto is one stop.
There were free drinks at arrival and the staff gives you an overview and a map.
Nothing! I think it would be added value if there was a washing machine but there is 24 hour laundry that is 8 mins walk that the staff directed me to which was ultra clean and near coffee shops that you can wait at (walden woods)

2 bath really stunning one outside and inside .
and Netflix on tv that’s important .
a lot of hairs found Inside the bath ( was not mine )
when we called the person in charge ( English limited ) for a taxi , he told us to walk anyway find it by ourselves .
he didn’t wanted to make it .

The house was so cute and very Japanese style. Great experience. The indoor and outdoor baths were also really nice!! Love how the whole place is for us, comfortable to stay in the living room too. Netflix available. The facilities were really nice-over and all. The artwork and explanations hanging around the house was also nice. Thank you so much for the souvenir too!
It’s really close to a train station (1 station from Kyoto Station) but the location overall doesn’t really have anything. I feel like it’s more in a residential area. So, at night, it was really dark to walk to and from the house. Also, the house was kind of dusty.

The bathroom facilities were amazing.
There were automatic lights in the hallways, which are great for saving energy but they woke the other occupants of the bedrooms when the doors were opened at night.

The staff were so welcoming and helpful. They helped us to book wonderful local restaurants. The room was exactly as shown in the pictures. I felt like I had stepped into a different world soaked in ancient tradition. I love traditional Japanese culture, so this was perfect for me. The bath while viewing the Japanese garden was spectacular!

Breakfast was excellent. Traditional Japanese, delicious and delivered warm from the restaurant to the room. I enjoyed it sitting in the garden.
Soundproofing with the next room could have been better. I didn't realise it until other guests arrived late at night, and I could hear them talk and move. It didn't disturb me much, but people who are sensitive to sounds may find it inconvenient.

Although breakfast was included in the booking plan and confirmation we were told ( after being advised when we arrived that it would be delivered around 8.00 ) that breakfast was not included . Despite showing thé réservation we did not obtusion it .
We were clearly invited not to make noise : what we respected . We were in the red house . While the adjacent Blue house was rented by thé same owner to a group of drunk men partying all night . We could not sleep until 3am despite 2 calls to the manager.
Nb : not suitable for non japanese speaker . We were lucky to have a japanese speaker with us !

The baths were very nice and spacious, even for a big guy like me.
the Japanese room only had one futon out, there were two of us, and we had thought to sleep there for a nap, but couldn’t.
