The kitchen has stainless appliances and a small built-in eating nook with seating for four. In the front cottage, the first bedroom down the hallway has a double bed and flat panel TV. The second bedroom to the back of the house has a double bed, a wall-mounted flat panel TV and access to the courtyard. The hall bathroom has a shower. The front cottage is equipped with Air Conditioning.
The rear cottage has an updated kitchen with granite countertops and stainless appliances. The hall bathroom has a shower. The living and dining area are in the back with a large brown leather sofa - which converts to a queen bed in the evening – and a high-topped table with seating for two. There is a wall-mounted flat panel TV to keep the kids entertained in the evenings. The rear cottage has Air Conditioning.
The back cottage has one bedroom, upstairs with a queen bed. The bedroom is semi-private; no door at the top of the stairs. The space is open and bright, with a TV, plenty of windows, sky-lights atop the vaulted ceiling and a ceiling fan.
BOTH COTTAGES HAVE AIR CONDITIONING WITH NO ADDITIONAL COSTS.
Our home has two distinct patios for the your family to enjoy. The front patio has dining table with a market umbrella for enjoying sunshine during the summer. The private courtyard between the two cottages has a wood-plank deck and features a patio table with six chairs and an umbrella for shade. The whole family can enjoy meals grilled on the gas BBQ. The outdoor shower is available to rinse away sand before going inside, and the fence has hooks for towels, wetsuits and swim suits.

Explore the Peninsula on two-wheels or by foot via the boardwalk/bike path. The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a 10-15-minute walk. Visit Seaside Donuts, Jane’s Corndogs, Dory Deli. Breakfast at Charlie’s Chili are musts for locals and out-of-towners. Within walking distance at 32nd Street is a Pavilions grocery store. We rent a house on the peninsula in Newport at least once a year and this house might be my favorite. I loved having the two cottages with ample patio space. The property was clean and up to date which is hard to find in Newport in that price range. We also loved the location. It was walking distance to the perfect stretch of beach, the grocery store and tons of restaurants. There were just a few small issues and Scott was immediately responsive. Also, we couldn't park in the garage with the door closed, it was just too tight. That was the only negative. We did find room on the street most of the time though. We would definitely stay here again!

Scott was a pleasure to deal with. We stayed in a fabulous property with two cottages about a 2 minute walk to the beach. The property had everything we needed. It could not have been in a better location because we were also walking distance from a great selection of restaurants and stores.
Very comfortable beds and I was lucky enough to sleep in the room with the surfboard! I highly suggest it and can’t wait to book it for next year.

This house had everything that we needed including a portable crib and high chair for my grand daughter. The kitchen was fully stocked and with the two cottages you have two refrigerators, 2 ovens and 2 coffee makers (one uses a cone filter and one a flat-bottomed filter). It's a short walk to the beach and lots of restaurants and a grocery store. The house is in a nice neighborhood and we had no issues finding street parking (we drove a Ford expedition which was too big for the garage). The garage is a standard size one car garage and I think anything except the biggest cars would fit. Inside living spaces aren't large but we spent all of our time outside on the front patio or center courtyard. The air conditioning was much appreciated and worked great to keep the cottages cool. We would definitely stay here again!

We loved our week in Newport Beach at this property. We are a family of five so the setup was great with a separate space for our teens (back cottage) and the rest of us together (front cottage). Great location, short walk to Lido shops and restaurants one way, and about a 10 minute walk to the pier and Crab Cooker in the opposite direction. The beach was about a 3 minute walk and we set up each day off 35th Street and the boardwalk. The house came stocked with everything you need for a day of fun: chairs, umbrella, toys and boogie boards. Beach towels were a bit small but got the job done. The outdoor shower was a huge plus! The cottages are small on actual living space, but we took advantage of the front and back patios for coffee and meals. The interior was so clean and comfortable with lots of charm. Nice beds, dishware, and appliances. One of the nicest streets from a neighborhood stand point, the tenants next door all seemed like full time regulars. No loud parties or gatherings, which can by typical. One thing to make sure is the size of your car for the garage. We luckily rented a midsize and I don't think anything larger would have fit. Great stay and would definitely visit again!

Some people say Disneyland is the Happiest Place On Earth, but I disagree! It's really the Newport Penninsula - at my vacation home rented through iTrip. My family has rented 2 houses on the same property for the past 3 years. ITrip employees are really at the top of the vacation rental game. They are very well organized from the innitial contract to the move-out instructions, and have been available to me whenever I've had questions. This is all you couldl ask for in a vacation rental company. They are efficient, curtious and reliable. They make a vacation -- a Real Vacation.

My family booked a short notice stay at this property and it was an overall great vacation experience. The beach house was very clean and we enjoyed the short two-block proximity to the beach. The price was also very reasonable when compared to similar properties in the area which were more expensive. The host Scott was very helpful and was easily reachable when we needed help setting up the air conditioning. This house slept a family of six very comfortably although I don't think the description was completely accurate as I didn't see the second double bed as described in the listing. There were two pull-out sofa beds but at least one of them didn't work. Still, overall five stars as we were more than satisfied with the house and location.

The place is unique with two cottages to say the least.....good for families because everyone has space. Nice that they have some beach amenities for people to use.

Relaxing Vacation -
My family really enjoyed our stay in Newport Beach, an old fashion beach vacation. 2 blocks from the beach and a nice Store with a Starbucks, and close to many eating choices, etc. A Very convenient location. The teenagers were in the back house with us up front. That made it very nice. Two fantastic outdoor spaces, with seating, we spent a lot of time in both areas. The house was clean and recently redone.
Had every thing you needed. Nice grill. outdoor shower. Beach stuff. We had a wonderful week.

Amazing stay by the beach!
My family and I rented this home for a week. We had a wonderful time being together and enjoying the lovely property and neighborhood. This location is really the best.
On the days we spent a lot of time at the house, we loved just sitting out on the front porch, or hanging in the patio in the back grilling, chilling, and having some drinks. We did a fair amount of cooking, so it was nice that the kitchen was stocked really well too. The home is just a few minutes walk to the beach, and we loved spending parts of each day there as well. Plus, being in close walking distance to so many stores and restaurants made it that much sweeter.
One thing we really had trouble with was parking- the garage was super tiny for my small SUV and I was too scared to park in it so had my husband do it. And the first day we checked in on a Saturday, the rest of my family had a really hard time finding street parking. The only other thing we disliked was that the back house bathroom is extremely tiny. Like as big as an airplane bathroom.

Wonderful Cottage
We enjoyed the cottage greatly. It’s charming and very clean and the location is excellent. We were able to walk to the beach and Lido Village with our kids. As as the description says, the property consists of two cottages, which required my husband to sleep in the second cottage, while the kids and I were in the front one but it worked for us. The property was very well stocked with everything and made our stay very enjoyable.

What a fantastic stay we had at this property. The location was perfect, close to the beach, close to great restaurants, grocery store, and more. Home was super clean, very comfortable beds. Having both front and back patio space was perfect. The back cottage is lovely and provides privacy while the main house is conveniently set up. Great location, clean comfortable accommodations
This rental in Newport Beach is perfect for anyone, but was especially good for us having a 8 month old baby. The two separate houses really worked out well by giving the baby a place to sleep without having to worry about waking him up! Scott even provided us with a pack n play! The houses were stocked with everything you could need to cook. They were extremely clean and having a washer and dryer was very convenient. The location was walking distance to a grocery store, the beach, the pier, the harbor and so many restaurants. The neighborhood was quite, safe and friendly. I have no complaints and would 100% stay here again.

Beautiful Place and Perfect Location
We LOVED this home and the location was perfect! The two cottages were so clean, two kitchens with wonderful amenities, TVs in each room, and a nice garage. We loved the front patio and the courtyard and BBQ. Our family had a wonderful Christmas week here. Parking our extra vehicle on the street was not as bad as expected. We were able to park within a block on the cute beach town streets. Highly recommend for families! We loved it!!

Couldn't Have Been Better!
This is the 7th year my family has rented the same house(s) on 34th Street. It is the highlight of the year. We rent for a week and then talk and dream about it for the other 51 weeks. It always looks the same: spotless, with all the right beach artifacts (Shark jaw in the outdoor shower), perfect weather, and a very welcoming and helpful owner - Scott, who helps out whenever we can't figure out the TV's, etc.
Best part is that the little kids in the family think I own the property and that no one else lives in it the other 51 weeks of the year. After all of these years, It does feel like home. I'm grateful for every hour spent there with my family.

Wonderful property, great location, quick walk to beach and lido village. The outdoor heater was an unexpected bonus. Perfect unit for our family of 5, adult kids stayed in front unit and parents in the rear. Loved the connecting patio, and the outdoor shower was a huge hit with the kids. Will definitely return 😊

Two Charming Cottages with a 5 minute walk to the sand!
We did a Sweet Sixteen surprise celebration weekend for my daughter and five of her friends. The 35th Street property was perfect for our getaway. The girls loved the independence they felt staying in the front cottage and I loved the privacy of the back cottage. The private deck between the two is perfect for enjoying bbq and eating alfresco. The kitchens are well stocked, beds are comfortable and the beach is right down the street...you can see the sand from the front patio. There's a grocery store down the street, Starbucks close by, and plenty of restaurants to choose from if you don't want to cook. There is a single garage . . . and notice the mirror on the wall to guide you in, so you don't hit the wall! Everything is crisp and clean - true to the pictures online. I would not hesitate spending another getaway at this property. Scott, the property manager, is amazingly responsive and has a great sense of humor!

I love to have my friends and family visit while still having the privacy of having our own space. The distance to the beach wasn’t bad at all either. This is my family's sixth summer at the property at 307 35th Street. Everything was perfect once again. The children in the family actually think this is their house and that it sits empty during the other 51 weeks of the year! This fantasy is possible because the property is so well kept up and always looks the same. It's our happy place.

Great Stay at 307 35th Street!
This is a great house for a relaxed stay by the beach while still having access to the urban offerings of Orange County. The short walk to Balboa Bay in one direction and the beach on the open ocean in the other makes this an ideal location. It's also walkable to great shopping and dining in the Lido Village Area.
Scott is a great host who is responsive and keeps the house well organized, clean, and in good order. The house itself (or should I say, two houses) is very comfortable with a spacious interior patio for BBQing and outdoor eating, and a nice front patio for people watching that our children can safely hang out on.
The house is also very well set up for beach use as you can come in through a side gate, wash or feet with a hose and/or use a nice outdoor shower that is available to get all the sand off before you go back in the house.
This is our second time at this house, and we would come back again!
(One important note is that the garage is small, so our Honda Odyssey did not fit inside of it. If you have a large car, you should take this into consideration.)

Family of four + one of our son’s friends had a great time at this lovely home “complex”. Our son & his friend had their own space in the rear home and had a great time at the beach, pier & shopping for their own “condo”, all while under our convenient & watchful eye. Patio area was great for grilling & family time. Front house was perfect for us & super comfortable. Front patio let us take in all the local flavor. Super quick walk to the beach! In short, awesome!

Family time in Newport Beach
I recommend staying at 307 35th Street for families. We were two parents, three adult children, and a 22 month granddaughter. Two cottages provided separation, while the middle common area was perfect for our independent granddaughter to play while we relax. We enjoyed the front porch as well. The beach and town proximity was wonderful as we could walk most places. It is true parking is a challenge. The garage was handy for my son’s rental. Our minivan was street parked, but occasionally a ways away from the house. Not a problem since we like to walk. Alta Coffee is our morning destination. We also visited Disneyland and the Aquarium during our stay. We had a great week in Newport Beach.

My wife and I stayed at this property (#307, 35 th Street, Newport Beach) between November 18 th and 30th. We are repeat renters. The property and location was awesome...so close to the beach with a grocery/liquor store just around the corner. Several restaurants within a 2-5 minute walk. Just a 10 minute walk down the boardwalk are a lot of shops and restaurants right by the surf/pier. The sunsets overlooking the ocean were priceless. We would definitely stay here again

Enjoyable Stay
We enjoyed our visit to the property. It was as advertised. The private patio was fantastic for our family, especially with children. The beach is close by (5 minute walk). Overall, a good value and enjoyable visit. Highly recommended.

Scott was the absolute best host we've ever dealt with. The home was very clean, close to a grocery store, and just a short walk to the beach. We enjoyed spending time on the private patio. The outside shower was perfection! Would definitely stay here again or at any of Scott's properties.

Such a Fun Place
We are originally from Orange County and have stayed in Newport for five years in a row. We loved this house! It was such a fun place. It was just a short couple blocks from the the beach. The patio in between the houses was super nice with dining for 6 and a brand new grill. It was great to have some beach chairs, umbrellas, and sand toys. Everything was brand new. The furnishings were much nicer than most rentals. Beds were comfy with brand new linens. Even the sofa bed was comfortable with a memory foam type mattress. The outdoor shower has a curtain and was great to have an extra shower. The only drawback to this unit over others we have stayed at is the garage was really small and hard to get into so we couldn't use it. Our last rental had the same problem. Our car is very long. Some nights when we got home late we had to park about a mile away and catch an Uber home. But that's how parking is at the beach. Overall it was perfect and we'd love to stay there again sometime.

A True Gem
This rental is a true Gem. Having 2 separate houses for our multigenerational family made it perfect ! Close to everything, beach, grocery, restaurant, bike rentals and much more...and the management answered all our inquiries very quickly.
