About this house rental
A stunning Country House built in 1806, this former manse, and until her death, home to Frances Shand Kydd, mother of Diana, Princess of Wales. It is a magnificent Georgian building, beautifully modernised while retaining old-world charm. 6 comfortable bedrooms with 5 bathrooms, there is space for 12 adults, and 2 children. With a drawing room with open fire and dual aspect, a tv room with 40" tv and freeview and dvds, a spacious dining/kitchen with AGA, a bright and airy dining conservatory and a formal dining room to seat 14, there is ample space for families. Centrally heated, open-fire, and AGA, together with electric blankets on all beds ensure a warm stay, whatever the weather. The house sits in an acre of walled garden, and surrounded by hundreds of acres of grazing land. There is a terrace with BBQ, a garden with trampoline and swings, and we have a local Hot Tub hirer who will supply a hot tub for the duration of your stay. Please let me know your requirements. Within 30 minutes of over 50 golf-courses, including Gleneagles and St Andrews, we are well-located for golfers. Edinburgh, Perth, St Andrews and Dundee are all within 40 minutes, and trains run to Markinch, 10 minutes away.

This is a superb property! Close to the delightful village of Falkland. Plenty of room for our party of 10 in Scotland for a family reunion. Duncan our host was friendly and helpful. Would definitely recommend!

Ladywell house was ideal for our 4 day getaway. Loved the spacious rooms and high ceilings. The property is full of history too which makes the stay even more special. Duncan’s a very friendly owner and is extremely responsive throughout the process.
The location is fantastic - it’s on the outskirts of Falkland village so very tranquil yet within walking distance to the village.
We thoroughly enjoyed our stay and are looking forward to returning soon!

We had a wonderful four night stay in such a beautiful home. As a group of what should have been 11, but two cancelled at short notice, it was a delight to find somewhere to accommodate all of us in such comfort and with ample bathroom facilities. A grand salon accommodated everyone in the evening, and there are other places to tuck away when wanted. I thoroughly enjoyed the en suite bath in the Shand Kydd room. Plenty of cutlery, china and cooking utensils, although the quiche chef had to use a wine bottle in place of a rolling pin. A resounding cheer from us all for Ladywell House.

My friends and I have just returned from a weekend at this Beautiful House that is within walking distance to places to eat/drink we ate at the Stag Inn and the Covenanter Hotel whose food and service were second to none.
We do a weekend away in Scotland once a year and this house certainly didn't disappoint. I would highly recommend this property. Kathleen Glasgow

From the time of booking two years ago, until the end of our 3 nights stay, the owner Duncan could not have been more helpful, considerate and supportive. Our thanks to him for a wonderful stay!
My family and I were attending a wedding in Cupar , so we chose Ladywell House for its location, size and amenities and were not disappointed!. It is quite simply awesome. The property has 6 double +1 bedrooms, 3 en suite shower rooms, and 2 beautifully presented separate bathrooms as well as a large dining room and two sitting rooms/ tv / lounges. The house is impressively spacious, comfortable and has great historic interest. There is a lovely conservatory where one can dine together or simply enjoy morning coffee overlooking the garden and beautiful scenery beyond.
The enclosed, very private, walled garden is beautifully maintained with mature trees and flower borders. There is also a large outdoor patio dining/ seating area which we thoroughly enjoyed given the fine weather!. As we also had small dogs with us, the large lawn and privacy that the walled garden afforded was particularly welcomed. There are some beautiful walks nearby...
not least Falkland Estate, a 4 min drive from Ladywell House; so it is perfectly positioned for those who love Country walks with their dogs . For those who are considering booking with their dogs there is a large kitchen/ utility and separate boot room, as well as the conservatory, so space for pets is more than adequate and our 4 were very content. Although we chose not to allow our dogs into the sitting / dining rooms, this is not prohibited per say... but, allowing pets on any chairs / couches downstairs is, and no pets are permitted upstairs. This is perfectly understandable and acceptable, given the quantity and quality of antique furniture and chairs.
I realise I have waxed long with this review but I wanted to do justice to this amazing house! We all just loved it. Thank you again Duncan......we will be back!

Ideal property for an extended family gathering.

Fantastic accommodation
Myself and 11 girlfriends enjoyed a fabulous weekend in this beautiful house. Everything we could have asked for. Bit tricky getting used to the Aga (none of us had any prior experience) but got there in the end. Lovely coal fire, comfy, spacious lounge area, spotless bathrooms, and cosy bedrooms. Never got as far as the beautiful formal dining room, as the huge kitchen table more than sufficed for our long lunches. Just a great weekend. Lovely walk down to the village and estate too. And a couple of friendly local pubs!! Would recommend this house to anyone.

Beautiful property to hold our intimate wedding
I rented this property to hold our very intimate wedding ceremony. The house has everything anyone could need or want. Immaculately clean & fresh. Views to die for!
Duncan is a fantastic host & was only a message away should we have needed anything! Due to current circumstances we only had our household stay at the property but hope to return with extended family & friends.
Have already been recommending this house to friends who would love to have a family get together in a gorgeous house!

A Great Family Holiday
We had 3 generations of family ranging from 5 to 60+ staying together. Ladywell House had everything we needed to keep ourselves amused and comfortable.
Due to covid restrictions many of the local attractions were closed during our visit but we still had an excellent week long holiday as the house was so comfortable we didn't need to spend a lot of time going out for things to do.
Duncan was an excellent host before during and after our visit. We would highly recommend Ladywell House to any family looking for a getaway together

Don’t book this property
Every year we all get together as a family and have a staycation in Scotland.
This place looked beautiful, which it is. The house and gardens are lovely.
The village is friendly with lovely little shops, cafes and friendly people. I would recommend a visit to the village.
We had a great time like we always to when together.
Unfortunately the owner is very strange.
Before our arrival he was very helpful but while we were there he turned up unannounced , woke us all up. Told our dogs to shut up after he banged on the door. He was just about to walk in when I got to the door. He was rude, unfriendly, unwelcoming and it put a slight dampener on our day. He also started taking photos, this was on our third day.
It made everyone feel on edge. It was very strange and we have never came across anything like this before.
I would definitely not recommend staying here if you have children or pets although they are apparently welcome.
There are notes asking you to be careful while sitting on chairs as they are so expensive, not very relaxing.
You have to strip all the beds before leaving, which is fine except the owner will then photograph the bed covers you have taken off and show you photos of any marks!!!
This is the first time I have ever left a negative review but I felt I had to. I should have the other reviews before booking.

Wonderful house wirh history and royal connections that appealed to us as a family. Great location as a base and one of the prettiest villages we've visited and very friendly, helpful locals. Great as a base for exploring Fife with all amenities necessary.

Make the most of the beautiful surroundings, excellent sunsets. Try the East Lomond walk (not for the fainthearted), but so worth the effort if you make it to the peak....wow!!

We had a fantastic time at Duncan’s place. It’s a house with a lot of history. Very spacious with all amenities and sprawling garden. Duncan made us feel very welcome and was a phone call away if there was any need. Located in a very nice part of the world. We would like to be back if opportunity arises in future.

Delightful spacious home with Aga
Our large family and assistant stayed here for 4 nights and we wished it was longer. So relaxing and spacious with great big soaking tubs and lots of light! Easy to work fireplace and lovely lawn and garden with views. Perfect location for golf, Perth and a 50 minute drive to Edinburgh. Thanks for sharing your home with us.

Ideal place for family gatherings, old and young.
We were impressed by the space inside and outside the house, the quality of the bedding and the overall decoration and style of the rooms. Activities to satisfy everybody's tastes within 1 hour's drive of Falkland.
Only grumble: some of the showers are a bit fiddly to adjust.
Some guests may wish for a lengthy spell of rain and wind in order to enjoy a relaxing and cosy break sifting through the eclectic collection of books or engaging in an impromptu sing-song accompanied by the electric keyboard in the snug.
All the guests had a fantastic and memorable stay at Ladywell House.

Ladywell House easily accommodated our 5 couples and was perfect for exploring Fife
On arrival everything was as described with ample room for 10 people and brilliantly located for all the key local golf courses and attractions. Duncan couldn’t have been more helpful when needed and was always at hand. Most evenings were spent round the kitchen table either relaxing over a bottle or two of wine or collectively managing the cooking on the aga. Beautiful house and surroundings and well located - even the weather behaved! Can’t wait to return

It was heaven on earth
From the moment we arrived we fell in love with this home. Duncan from the moment we arrived we fell in love with this house. Duncan was right there welcoming our family and we liked him tremendously. We did not want to leave when our last day came. The house was perfect and the view was stunning as was the little village of Falkland.

Lovely home in a lovely setting!
Duncan's home, Ladywell, was even more wonderful than we had expected -- immaculate, well-appointed, comfortable, inviting, spacious, and simply lovely! We are an extended family of 14, and there were plenty of bedrooms and bathrooms to accommodate us all. The bedding and bath towels were luxurious.
The kitchen was well-equipped, and we loved learning how to cook on the AGA, although it was nice to have a second cook top for more variable cooking. Having 2 refrigerators in the kitchen was very helpful, and having two washers to do laundry for so many of us was a bonus. We loved the hang-drying arrangement in the external laundry room.
We spent most of our time in the kitchen and the sunny solarium, as we gathered together for snacks and meals. The yard was beautifully landscaped, and the soft, well-manicured lawn was great to play games on. It helped that we had spectacular weather for most of the week!
The setting was perfect, beautifully perched up on the hill with a view of the fields and hills beyond and the sheep and cattle farm above. The special town of Falkland was an easy 10-minute walk away, and Duncan even made sure the grass was mowed all along the main road for pedestrian use. Don't miss exploring Falkland and walking through the town to the hiking trail for East Lomond Hill. It is a spectacular and steep hike but well worth the work when you get to the top! (Some of us did it twice!) Also don't miss Falkland Palace, and give yourself several hours, as the docent in each room has a wealth of history and information, and the gardens behind are expansive and glorious.
The geographic location is exceptional -- only a 45-minute drive from Edinburgh, and an easy day trip to many destinations, including St. Andrews, Dunnottar Castle and Stonehaven, Doune Castle, Dunblane, Loch Lomond, Kelso, Stirling Castle, Falkirk Wheel and the Kelpies, and much more!
Duncan's written house instructions were very detailed and helpful, and he was very responsive to any questions we had. I would love to return to Ladywell if our family decides to gather in Scotland again! Thanks for a wonderful holiday, Duncan!

St Andrews Graduation Trip
Wonderful property for a large group and a great location. Duncan was always accessible and made us feel at home. The garden is beautiful and Duncan was very accommodating in letting us hold a graduation celebration. Would definitely book again.

Great house in a great location
The property was perfect for a family celebration. Plenty of room for people to have their own space if required. Private chef "Nelson" from Italba-dining.com provided a superb menu and meal for the Saturday evening. Ladywell House is a large elegant house with a large dog friendly garden and tremendous views. Located just on the outskirts of Falkland which is full of charm and character with plenty to see as well as lovely walks. Duncan made everyone very welcome and was on hand if required.

A beautiful country house
The house has everything you could possibly need and is beautifully decorated and furnished. Lots of space for indoor and outdoor dining. We had the most enjoyable stay and enjoyed the nearby village of Falkland, the local golf course and many walks in the surrounding hills as well as day trips to St Andrews and Elie.

We had such a lovely time at Ladywell House. The peoperty is in a charming wee village and close enough to larger towns in the area for days away. Very relaxing experience.

Excellent accommodation in beautiful part of Scotland - highly recommended!
We had a fantastic weekend with our extended family celebrating our Mum and Dad's 80th birthdays. The location was excellent and Ladywell house was a perfect size for ourselves, our parents, my three brothers and their families. The public rooms were ideal for socialising, the bedrooms were a good size, some with ensuite facilities, and the dining room, conservatory and kitchen provided lots of options for eating all together or in groups. The are plenty of bathrooms and the house was warm and spacious. There is ample parking for at 4-5 cars. Enjoyed a lovely afternoon in St Andrews which is only 30 minutes away. Duncan was a great host and was on hand to welcome us and answer any questions. We definitely hope to return. Highly recommended!
