Charming waterfront cottage in a family friendly neighborhood.
Well appointed cottage with all the updated amenities you'll need to feel right at home.

This lovely cottage has plenty of room for everyone. Enjoy your morning coffee/tea in the sunroom or evening drink out on the porch watching a magnificent sunset. Spread out on the large sectional couch and watch a movie on the big screen TV with soundbar.
The main floor has 2 bedrooms. The master bedroom has a Queen size bed, coastal style furniture and large double closet. The second bedroom has 2 brand new Twin beds, dresser and closet space.
The lower level of the house offers a comfortable bonus room with a large screen TV & Bluetooth soundbar, a built-in desk for setting up a office space, plus a new Queen size sleep sofa to entertain your guests. In addition, there's a full size laundry room and storage for all your beach stuff!
Winter '23 NEW FULL BATHROOM added to lower level to accommodate additional overnight guests.

The centrally located home is easily accessible to all major routes and local attractions. Newport is a short 20 minute drive, spend the day exploring the Gilded Age mansions, take a scenic tour of Ocean Drive or visit Fort Adams State Park. Don't miss the enchanting Cliff Walk with panoramic ocean views.

Located on the northside of Aquidneck Island, Portsmouth provides the perfect location to access all the area attractions. Visit the historic village of Jamestown right over the Newport Pell bridge, take a short drive to explore Historic Tiverton Four Corners or enjoy the beaches in Little Compton. A quick drive over the Mt Hope Bridge is the seaside village of Bristol where you will find an active waterfront filled with restaurants, shops and cafes. Be sure to visit Colt State Park with lovely walking trails, picnic spots and an open air Chapel-by-the-Sea.

Common Fence Point is one of those neighborhoods that people love to visit and live. There's direct water access across the street where you can swim, kayak, or sunbathe. There's the local playground, baseball diamond and of course the brand new CFP Community Center which hosts exercise classes, kids activities, music events, movie nights, plus a little corner store to pick up basic items or sandwich to take to the beach, and all are within walking distance from the house.

Enjoy digging your toes in the sand and catching a wave at the beautiful local beaches, then stop at the local clam shack for a lobster roll!

There is always something to do, regardless of the season, in the beautiful state of Little Rhody!

The cottage is in great condition and well furnished. It is right across the street from the bay, and has a deck with a nice view of the water and sunsets. The neighborhood is quiet. We found the owners to be very responsive.

Noelle’s Coastal cottage is a slice of heaven that surely satisfies a seaside dream vacation. The corner lot location touts a well groomed yard brimming with flowers and delightful breezes off the bay. The interior of the cottage is beyond awesome with every convenience provided. The hand chosen decor is fitting, the furniture most comfortable. Each room has an overhead fan and the bedroom storage is very ample. We spent a great deal of time reading in the sunroom with the expansive bank of windows overlooking the water. Our favorite place was the deck. We spent every morning and happy hour admiring the boat traffic. The awning was a perk enjoyed late afternoons and during the evening sunsets. We opted to cancel several proposed day trips and relish the sights from the deck instead. Since we ate out often, we didn’t take advantage of the well equipped kitchen. We did however use the new gas grill a few nights. Although we didn’t use the lower level, it too is newly renovated and tastefully decorated. Working with Noelle was a definite pleasure as she constantly strives to make sure her guests are in need of nothing and comfortable. Our 2 week stay in this charming Common Fence neighborhood was over the top. Our hope is to be able to return to this little slice of heaven for another memorable vacation.

I highly recommend this property! It is even better than described. The property owner was wonderful to communicate with. Its close enough to everything, but far enough away to be able to relax & unwind. You won't be disappointed if you book this property!!

Perfect spot overlooking the bay with easy morning and evening walks along the quiet side road or the beach. The home was as advertised and we wanted for nothing. Our hostess, Noelle came by to make sure we were comfortable and to address any questions we may have had. I would not hesitate to stay here again, probably one of the best, if not the best rentals we’ve ever had. Close to both Bristol and Newport so a perfect location for sightseeing.

We had gotten married in Portsmouth 28y ago, wanted some more room, needed to stay near Providence (25min drive) for Memorial Day wknd. True to photos on website, upper level of home has living areas/sunroom/deck to view sunset/bridge/water. Local shell beach right across street, neighbors walking dogs, feels v safe. Coastal Roasters nearby, open 6am. Easy drive up to Boston last day to catch flights. Don't forget to bring your own drip coffee (if getting in late, leaving early like we did!)

Absolutely fantastic home. Perfect place and location to stay for a graduation weekend in Newport. Nicely furnished and upgraded throughout. Spent hours comfortably enjoying the view of the water and talking with family.

Seaside Cottage gave us the perfect view we were looking for while on our vacation in Rhode Island. We knew it would be cool and overcast but we still wanted to enjoy our morning coffee while relaxing on the wonderful front porch overlooking the water. It just made for a great start to our day. Check in and check was very accommodating, the cottage was wonderfully appointed with a comfy sofa, great bed linens, well equipped Kitchen, and tons of windows for a great view. We enjoyed every moment and plan on coming back! Thank you for the attention to details! Kendra and Allen
