Charming waterfront cottage in a family friendly neighborhood.
Well appointed cottage with all the updated amenities you'll need to feel right at home.
This lovely cottage has plenty of room for everyone. Enjoy your morning coffee/tea in the sunroom or evening drink out on the porch watching a magnificent sunset. Spread out on the large sectional couch and watch a movie on the big screen TV with soundbar.
The main floor has 2 bedrooms. The master bedroom has a Queen size bed, coastal style furniture and large double closet. The second bedroom has 2 brand new Twin beds, dresser and closet space.
The lower level of the house offers a comfortable bonus room with a large screen TV & Bluetooth soundbar, a built-in desk for setting up a office space, plus a new Queen size sleep sofa to entertain your guests. In addition, there's a full size laundry room and storage for all your beach stuff!
Winter '23 NEW FULL BATHROOM added to lower level to accommodate additional overnight guests.
The centrally located home is easily accessible to all major routes and local attractions. Newport is a short 20 minute drive, spend the day exploring the Gilded Age mansions, take a scenic tour of Ocean Drive or visit Fort Adams State Park. Don't miss the enchanting Cliff Walk with panoramic ocean views.
Located on the northside of Aquidneck Island, Portsmouth provides the perfect location to access all the area attractions. Visit the historic village of Jamestown right over the Newport Pell bridge, take a short drive to explore Historic Tiverton Four Corners or enjoy the beaches in Little Compton. A quick drive over the Mt Hope Bridge is the seaside village of Bristol where you will find an active waterfront filled with restaurants, shops and cafes. Be sure to visit Colt State Park with lovely walking trails, picnic spots and an open air Chapel-by-the-Sea.
Common Fence Point is one of those neighborhoods that people love to visit and live. There's direct water access across the street where you can swim, kayak, or sunbathe. There's the local playground, baseball diamond and of course the brand new CFP Community Center which hosts exercise classes, kids activities, music events, movie nights, plus a little corner store to pick up basic items or sandwich to take to the beach, and all are within walking distance from the house.

The cottage is in great condition and well furnished. It is right across the street from the bay, and has a deck with a nice view of the water and sunsets. The neighborhood is quiet. We found the owners to be very responsive.

Noelle’s Coastal cottage is a slice of heaven that surely satisfies a seaside dream vacation. The corner lot location touts a well groomed yard brimming with flowers and delightful breezes off the bay. The interior of the cottage is beyond awesome with every convenience provided. The hand chosen decor is fitting, the furniture most comfortable. Each room has an overhead fan and the bedroom storage is very ample. We spent a great deal of time reading in the sunroom with the expansive bank of windows overlooking the water. Our favorite place was the deck. We spent every morning and happy hour admiring the boat traffic. The awning was a perk enjoyed late afternoons and during the evening sunsets. We opted to cancel several proposed day trips and relish the sights from the deck instead. Since we ate out often, we didn’t take advantage of the well equipped kitchen. We did however use the new gas grill a few nights. Although we didn’t use the lower level, it too is newly renovated and tastefully decorated. Working with Noelle was a definite pleasure as she constantly strives to make sure her guests are in need of nothing and comfortable. Our 2 week stay in this charming Common Fence neighborhood was over the top. Our hope is to be able to return to this little slice of heaven for another memorable vacation.

I highly recommend this property! It is even better than described. The property owner was wonderful to communicate with. Its close enough to everything, but far enough away to be able to relax & unwind. You won't be disappointed if you book this property!!

Perfect spot overlooking the bay with easy morning and evening walks along the quiet side road or the beach. The home was as advertised and we wanted for nothing. Our hostess, Noelle came by to make sure we were comfortable and to address any questions we may have had. I would not hesitate to stay here again, probably one of the best, if not the best rentals we’ve ever had. Close to both Bristol and Newport so a perfect location for sightseeing.

We had gotten married in Portsmouth 28y ago, wanted some more room, needed to stay near Providence (25min drive) for Memorial Day wknd. True to photos on website, upper level of home has living areas/sunroom/deck to view sunset/bridge/water. Local shell beach right across street, neighbors walking dogs, feels v safe. Coastal Roasters nearby, open 6am. Easy drive up to Boston last day to catch flights. Don't forget to bring your own drip coffee (if getting in late, leaving early like we did!)

Absolutely fantastic home. Perfect place and location to stay for a graduation weekend in Newport. Nicely furnished and upgraded throughout. Spent hours comfortably enjoying the view of the water and talking with family.

Seaside Cottage gave us the perfect view we were looking for while on our vacation in Rhode Island. We knew it would be cool and overcast but we still wanted to enjoy our morning coffee while relaxing on the wonderful front porch overlooking the water. It just made for a great start to our day. Check in and check was very accommodating, the cottage was wonderfully appointed with a comfy sofa, great bed linens, well equipped Kitchen, and tons of windows for a great view. We loved our stay! The house was absolutely beautiful and immaculately clean. We felt so relaxed and comfortable. The host was very responsive and checked in a few times to ensure we were having a great stay and to see if we needed anything. Highly recommend.

My cousins and I stayed for the weekend to attend my daughter’s shower and now need another excuse to go back. Not only was this beautifully decorated in a great neighborhood with a fantastic view it is impeccably clean and decorated. This place exceeded expectations and the host was great in communicating and making sure everything was in great shape.

Wow! What a great place to stay. Exactly what we wanted to spend Thanksgiving with family. With nearby supermarkets, friendly neighbors and a gracious host, this is such q great place to stay. Loved walking in the morning and afternoon and enjoying beautiful views all along.

We were a group of three women friends having a reunion, flying in from all over. We couldn't have had a better experience. Noelle has thought of everything you need to make your stay fantastic. The place is super comfortable and the location is amazing. We were super grateful. ENJOY!

What a beautiful home! Very clean, very comfortable and incredible views right in front of you! There were five of us for a girl’s weekend, and this house was perfect. It’s in a nice, quiet & friendly neighborhood. A great area for walking or biking. We had cocktails on the front deck watching sailboats and a beautiful sunset. There is so much to see and do in the area including a quick drive to Newport. Noelle was terrific to work with…will stay here again when back in this area. Fabulous getaway

Noelle was a wonderful host and the house and location were just perfect. The house was clean and very well kept - we were all very comfortable and wished we could have stayed longer! Our stay was in October and the weather was very rainy that weekend but I would really like to come again in the spring or summer to enjoy water. Highly recommend this beautiful property!

A very special cottage in a very special spot! The hosts have provided a lovely, well equipped and super comfortable getaway with beautiful waterfront views off the front porch in a terrific neighborhood. They thought of everything one might need and made some great suggestions for our visit, plus the place was modern and spotless. We found Portsmouth to be a perfect landing pad for exploring the area- convenient and close but away from the hectic fray. We loved our stay and cannot wait to return! This is a beautifully updated cottage with a great water view. It’s in a quiet neighborhood. The beach is across the little street. The cottage was very clean. The beds were comfortable. The kitchen is well stocked for at home cooking. The location of the cottage is perfect for exploring coastal Rhode Island. The cable TV is limited in channels, so if you don’t have streaming apps, get them, if you are planning on watching much television. You will love everything about this house. And the homeowners? Well, they are lovely caring people, who will make sure that your stay is perfect!
*If you have mobility issues, please be advised that the stairs to the basement are very steep.

Nice property. I especially liked sitting outside on the deck with the available sun shield. Having coffee grounds available would have been nice so we could make coffee. Found black strands of hair when pulling back sheets in both beds that were used.

We stayed here for a family wedding that was down the street. The place was bigger than expected and a great location. Communication with Noelle was easy and quick. Everyone was very comfortable during their stay!

The house was spotless and Noelle and David have provided for every detail, with lots of extras. The kitchen was fully stocked with all necessary tools and the refrigerator was spotless. Furniture was comfortable, including the beds, and closet and drawer space was ample to put all our things away for 10 days. There is a convenient outdoor shower for rinsing sand when returning from the beach, which is across the street. The view from nearly every room of the house is of water. This is one of our favorite neighborhoods. Super quiet, peaceful, and friendly.
Communication with Noelle was easy and she was prompt in answering questions and attending to needs. She immediately addressed the single issue at the property and it was an incredible stay.
It was an unusually hot week weather-wise and the house and view are beautiful enough that if you are cooped up for any length of your vaction due to weather of any kind, you will be happy nevertheless thanks to the expansive view, sunroom, large clean deck (with an awning!). We didn't use the newly renovated basement area nor the firepit and grill area-but they were both well-appointed and the new bathroom downstairs and the laundry area are a dream.
We were mostly there to rest and visit with family and this was the perfect spot for both of those things.

We had a wonderful two week stay with our 2 year old daughter. The house was well stocked, clean and the location was great (especially for kids). We enjoyed the beach right across the street, strolls around the neighborhood, playing at the community playground just a short walk away, and many beautiful sunsets over Mount Hope Bay from the front porch. Noelle was a very helpful and kind host. We hope to be back soon!

We had an excellent week at the cottage! The view and the property are even better than they look in the pictures. Noelle was very responsive and helpful on the couple occasions I had questions. The cottage was spotless on arrival. The little beach across the street was perfect for our 2 year old to explore. It’s full of shells and rocks but there is a sandy area to enter the water as well. He also enjoyed the playground just down the road. We actually met a lot of people in the neighborhood and everyone was incredibly nice. The cottage was also well-situated with respect to Bristol, Tiverton, Providence and Newport. Each were about a half hour or less away. Highly recommend to anyone!

What a great getaway! We didn’t want to leave the incredible view and peacefulness of the front deck. But we did. We found the cute town of Bristol. Enjoyed lunch there and a great walking trail the next day. The whole area was great and the house was perfect. Would definitely return!

This home is an elevated take on a classic New England beach cottage! The water views are stunning both from the front porch and indoor sun room. There was plenty of space to get cozy when the weather didn’t cooperate! 10/10

My husband, two children (5 & 3) and I just got back home from staying at the Coastal Cottage. To say we had the most amazing time is an understatement. This home was located across from what my children named “ Shell beach” and we spent every morning and afternoon walking up and down the shore collecting shells, looking for crabs, and hanging near the water. Had the water been warmer, we would have gone in! The home was gorgeous; spotless, tastefully decorated, and had everything we needed for our stay. The deck was wonderful to sit on and watch the sunset and there is even a playground a short walk to, which we utilized. Short drive to Middletown and Newport. We already said this will be our go-to home every year when we revisit RI. THANK YOU!

My friends and I just got back from a lovely stay at Noelles home. The house was in perfect condition and in the perfect location. The beds were comfortable, the house was clean, and the newly refinished bathroom was a plus! We spent a lot of time on the deck enjoying our morning coffees and catching the most beautiful sunsets. The kitchen was fully equipped with everything we needed- we made many meals there.
This home was a quick 25minutes from Newport- where we did most of our exploring.
If we every make our way back to Newport we’d highly consider coming back here

We stayed here a year ago and were happy to return. The home is clean and comfortable and the view of the bay is amazing. The host has thought of everything to make you feel at home and communicates quickly and easily. We spent hours on the porch and in the sunroom enjoying the views of the bay, we walked the lovely neighborhood, and even took the kayaks out. Easy access to Tiverton area, Bristol and RWU, and Newport.

Such a beautiful and clean property. Noelle has everything well stocked and is so accommodating. I had to contact her due to a minor issue and she was onsite within minutes. She is so kind and we would stay again if we are ever in the area. You wont regret booking with coastal cottages!

My brother and I took our parents (both in their 80's) to Rhode Island for a long weekend and I booked Noelle's cottage based on the photos and reviews, and crossed my fingers. It was absolutely perfect! The layout is nice and roomy, the beds are comfortable, and the kitchen and baths are well-equipped. But that view! Mornings and evenings were spent on the deck with our beverages of choice.
We flew into Boston (direct flight) and it would have been an easy drive down if it wasn't for traffic coming out of Boston (rush hour). Friday we made a day trip to Mystic, CT and had lunch at Rocks 21 (best crab cakes ever), made stops in Westerly (Grey Sail Brewery) and Watch Hill (lighthouse), and had a fabulous dinner at George's of Galilee in Narragansett. Saturday we went to Bristol then down to Newport. This cottage is conveniently located which made it super easy to get around.
Noelle was an excellent host and communicated with us during our stay to make sure all was OK. I don't know if I will ever get back to Rhode Island, but if I do I know where I will stay.

My husband and I chose this home for a special three week post retirement stay. Obviously, we had a lot of hope that we’d made the right choice for such a special time.
Our experience was a “Perfect 10”. The perfect home for a perfectly wonderful trip.
I can’t say enough about Noelle. We’ve rented a lot of homes through the years and she is the ultimate host. She thought of everything, and I mean everything, to make our stay comfortable and anticipate all our needs. Another Perfect 10 experience.
And the home?! A PERFECT 10!
Beautifully decorated, comfortable bed, completely well equipped kitchen, really convenient driveway entrance to dump our stuff from the beach, breathtaking vista of the bay and the bridge from inside and a wonderful deck where we could sit and drink morning coffee and see the most spectacular sunsets ever outside.
A short walk to the beach provided hours of refreshment and renewal: swimming in the crystal clear water ( bring water shoes for the rocks), reminiscing about our life together and peaceful rejuvenation.
And the food! We’re seafood lovers and had another Perfect 10 eating experience… The Red Dory, Lobster Pot( in Bristol), Evelyn’s, 15 Point Rd and the famous Flo’s clam shack are top recommendations.
If you want to buy fresh fish, we recommend ANDRADE’S seafood market in Bristol gave new meaning to “fresh” seafood.
Grays and Schultzy’s ice cream was great, regular and soft serve options.
We will come back for as long as Noelle will have us because when you find the Perfect 10, you don’t need to look further!

We enjoyed our stay in this lovely Portsmouth beach cottage with our 2 year old. The setup was perfect for traveling with a toddler and the setting was relaxed and low key. We were hoping to spend more time at the small beach across from the cottage but it was extremely rocky and toddler was not feeling that vibe. However, we were quite close to a number of other beautiful beaches. We enjoyed the playground at the end of the street. Noelle was very welcoming and made the stay comfortable.

We enjoyed everything about our stay at this absolutely lovely cottage! We didn't want to leave! The home is well decorated, inviting and all around comfortable. The water views are beautiful and the sunsets are amazing! The community beach was great. The entire community is great and the location can't be beat. Also, Noelle was an excellent host. A 5 star rental for sure!

Idyllic views
Wonderful views from the front porch! The little shell covered beach is a very easy little walk and the water and weather were perfect. There are so many fun things to do and see within a short distance; something for every age. We loved it so much we hated to leave! Noelle, the owner is very attentive, helpful and friendly. She and my 7 year old granddaughter really hit it off!

Great Beach Vacation Home
We had a great beach vacation at this coastal Rhode Island home. The home had all the amenities we needed and the short walk to the beach was enjoyable. A short drive to Newport and Cape Cod was the best. I would recommend this property to anyone that wants to have a great New England beach vacation.
