About this villa rental
Summary:
A prestigious detached villa, with a private hot tub and spacious enclosed garden, offers comfort and space for larger family/business groups and friends, while overlooking the River Bure and just a short stroll away from Horning.
To cater for guests with mobility difficulties we offer one bedroom on the ground floor and an extra ground floor bathroom could be made available on request.
The property is well-equipped to provide home from home comforts.
This villa offers 24/7 contactless check-in facilities, with no staff on site.
The Space:
Ground Floor:
- Dining room: With Smart TV (access to Netflix etc.).
- Kitchen: With electric oven, gas hob, combi microwave/oven/grill, two fridges, large freezer and dishwasher.
- Conservatory: With gas fire.
- Separate toilet.
- Bedroom 5: With double bed.
- An extra ground floor bathroom could be made available on request.
Split-level upper floor (7 steps up):
- Living room: With Smart TV (access to Netflix etc.) and bluetooth stereo speakers.
- Bedroom 1: With kingsize bed.
- Bathroom 1: With shower over spa bath, toilet and heated towel rail.
Lower Ground Floor (11 steps down):
- Bedroom 2: With kingsize bed and en-suite with shower cubicle and toilet.
- Bedroom 3: With kingsize bed.
- Bedroom 4: With twin beds.
- Bathroom 2: With shower over bath, toilet and heated towel rail.
- Utility room: With washing machine and tumble dryer.
Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair available on request.

With an elevated position within the pretty riverside village of Horning, and commanding views of the River Bure, yet just a short walk away from the riverside and restaurants and shops. Boasting its own hot tub, large decked seating area and its own summerhouse, it provides a perfect spot to relax and enjoy the views of the River Bure. The property is well-equipped to provide home from home comforts. The spacious conservatory boasts both dining and seating areas, and has great views over the garden and the river. The property is split onto two levels; all main rooms are at the ground floor level, including the master bedroom with its own dressing room, and a separate bathroom. Stairs lead down to three further bedrooms, one with en-suite facilities, and a family bathroom. All bedrooms offer quality beds to ensure the best night’s sleep.
The Neighborhood:
Horning village, a picturesque broadland village with riverside inns, restaurants, a selection of small shops and tea shops, is within a few minutes’ walk. One of the best ways to explore this magnificent waterway is by boat. Daily boat hire and river trips are available from the village, with cruises up and down the Broads, where you can take in the beautiful scenery and abundance of wildlife. Held during the summer are several boat races and a week-long regatta where you can enjoy all the boating action from one of the many pubs or restaurants situated along the riverbank. If you’re a fishing enthusiast, be sure to bring your fishing rods as pike fishing is well-known to be very good between November and January when there is less activity on the water. For those seeking an active holiday, the marina and leisure club welcomes visitors who wish to enjoy water sports and there are plenty of walks and cycle tracks that take you through the village into the surrounding countryside and nature reserve.
Children will enjoy BeWILDerwood, 1 mile, an outdoor tree top adventure park, or there is Wroxham Barns, 4.5 miles, and the Dinosaur Park at Lenwade, 18 miles.
Wroxham, 3.7 miles, is known as the ’Capital of the Broads’, with its selection of waterside cafés, restaurants and pubs.
It also has a railway station serving Norwich and the coast, and a station for the Bure Valley Railway, a miniature steam train running from the popular market town of Aylsham to Wroxham.
The coastline and excellent sandy beaches can be reached within 12 miles. Alternatively, spend a day exploring the city of Norwich, 11 miles, with its cathedral, museums, theatres and a vast array of cafés and shops.
National Trust properties, including Felbrigg Hall, Blickling Hall and Horsey Windpump, are all well worth a visit. Sailing and cycle hire available locally. Beach 12 miles. Shop, pub and restaurants 400 yards.

The villa is equipped with a noise detection system, that monitor noise levels 24/7 and is connected to the owners.
Please note that it could take up to 24 hours before the hot tub reaches its final temperature. So it may be the case that the hot tub can't be used the first night.
The (energy)costs for the use of the hot tub of £20 per night are not included in the reservation. A one-time preparation charge of £25 will be charged for access to extra bathroom on the ground floor only if requested.

The view from the hot tub was great. At dusk there was a procession of bats from the eves.
I am not always a fannof a conservatory but this one was amazing. We spent virtually all our time there or outside.
Kitchen was well equipped.
Can't fault it. Was a truly luxurious experience and excellent location.

Amazing property, in beautiful surroundings overlooking the river.
Excellent location for enjoying everything The Broads have to offer.
Also just a short drive to numerous beaches & many places to visit with children. Choose to while away your day in the hot tub watching the boats go by or hire a boat out for the day !

Deco slightly dated but nice tech heating system In place so house was always nice and warm. We had a great long weekend at this villa for a family/friends break - it was very spacious and a great location for getting to different parts of Norfolk. All amenities were as advertised and the hot tub was a plus! Lovely pub just a 5min walk away (New Inn).

Our package holiday in Sardinia in Sardinia was cancelled by the company and we booked a Norfolk holiday instead. We had far more fun in Norfolk than we would have had in Sardinia. The children loved calling out when a boat went past. The hot tub was a huge success. Thanks
