House Rules:
*Quiet Hours are between 9pm – 8am.
*There cannot be more than 15 people in or on the property at one time and no more than 10 occupants overnight.
*We do offer late check out and early check in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay.
*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found.
*Please remove shoes when entering the home to protect the flooring and reduce dirt intrusion.
*1-2 well behaved dogs are allowed. There is a pet servicing fee of $45/pet. This is a one time charge that will be requested via the Airbnb resolution center after you have booked. Please remove any dog droppings and dog hair before checking out. If pet hair or waste causes additional cleaning expense the expense will be billed to you. If discovered any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply.
*Events (like a baby shower, reception, birthday party, etc) are not allowed. Unauthorized events will be subject to a minimum charge of $1500. Additional charges for damage may also apply.
*Friendly reminder to please use the provided black towel for face make-up. So many of our towels and pillowcases are stained by oil based make-up and our professional laundry service can't even bust these stains. We appreciate you helping us conserve our linens.
*Sometimes it's hard to know what sound level is too much so we use a noise monitoring device. It won't invade your privacy because it does NOT record actual sounds or conversations, it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors.
*There is also a Ring camera system to monitor the outside of the home.
*If a failure to follow the house rules impacts the next guest's stay and causes us to need to discount or refund that next guest you agree to be responsible for the resulting cost.

My family and I rented this cozy little house for our Christmas get together. Great location with a park, walking trails, and restaurants within a few blocks. The house was well maintained and a great place to spend the holiday. While we did not use the speakeasy or pool table in the garage because it was freezing, those are nice extras for family gatherings. Would definitely recommend!

Great home. Plenty of room for our family. Perfect location in the heart of Hyde Park. East check-in/out process. Would stay here again.

We booked the house months on advance for a family get together based on the location of the property and number of rooms. The property is in the Hyde Park neighborhood which is also on the north end of Boise about two blocks from Camel’s Back park. Restaurants and shops are one block away. The Sinclair/Stinker store is behind the house so you will get some noise (not too bad) and plenty of traffic because of that.
It was very hot upstairs, but we were able to find a portable air conditioner and make it work; however, the one upstairs bedroom had no (zero) power outlets. We had to search for an extension cord to plug it in and cool off that one room.
The upstairs bathroom had an ant problem – which was evidenced by the can of Raid ant spray in one of the cabinets.
The carpet in the house was visibly dirty and worn.
The stairs are creaky and very loud. If anyone is sleeping, walking up or down the stairs will definitely wake them up.
The biggest issue of all was the smell when the air conditioner was running. It was very musty and smelled of cat pee. We got used to it, but once you leave the house and re-enter, you smell it all over again. I contacted the house management company and informed them. They were supposed to send someone over to investigate, but nothing happened.
Overall, the location was perfect, but the house was not. Would we spend time here again? No. We would also not recommend this property to others due to the odor.

All was good. Stairs a little noisy. Downstairs very musty but cool.

The adorable house, proximity to Hyde Park and exceptional hospitality made this a 5 star stay. Would absolutely recommend to all my friends and family and book a stay here again in future.

My nephew and his family and my niece and her family, four adults, and five children ages from two through 12 years old stayed at this property. My husband and I along with my brother and sister-in-law stayed in our downtown condominium. The rental property was conveniently located to downtown where we most often gathered for shared meals. The family loved being near Hyde Park businesses (think the ice cream shop and toy store ) as well as Camel‘s back Park. When we reviewed the bedroom situation in person, none of the children wanted to stay in the basement area provided. Maybe if they were a little older as teenagers they would love this get away from the adults. We were able to accommodate the family with the existing bedrooms on the main and second floors by bringing in a blowup bed. Just an FYI it is a little dark and very alone feeling in the basement so for younger children this may not be the best situation. But we made it work.
When I received the introductory email for check in, not all the information was listed on it. As I recall, some things were not included, such as how to sign in for the Internet, and what the code was for the bonus game room. This problem was quickly resolved, when I communicated with the host by email or text. I got sent a more complete set of check-in instructions. It might be useful to have this printed out information at the rental in case there is some mixup on the text or email.
The house is appointed very nicely. I was surprised that the lovely dining room chairs were made out of upholstered cloth. With children, aged from 2 to 12, not necessarily an easy cleanup material.
The family loved the backyard to hang out in as well. If we are looking for another rental for family in Boise, I would definitely consider this rental or other rentals provided by Habitue.
This property was a lovely gathering. Place for my family.

The good:
The location is good, a cute little restaurant and shopping district on tbe opposite corner of the block. Loved that! And a .3 mile walk to Camelback Park, great for the kids!
Unique place with character, AC works GREAT!
Adequate amenities
The not so great:
Since it's an old house, the stairs are VERY loud and creaky. Usually not an issue, but we were sneaking around sleeping babies at times, which made it difficult
The basement had some bug issues and kitchen had ant issues.
Some cleaning concerns but our stay was the new cleaning company's first time so I'm guessing it's just a communication issue. I did meet the owner in person who was very nice and seemed to be hands on.
We had to pay extra for a pack 'n play, which I've never had to do anywhere else. Again. If not traveling with kids, not an issue!
Overall, this place was cute with a great location.

Beautiful house in perfect location
I stayed at this home with my husband, our three young children and my mother while we visited other family in Boise. This house was perfect - large laundry room to dry and store all of our snowy gear and very short walk to sledding hill and lots of great restaurants and coffee shops. We would 100% stay here again!

Amazing!
We loved our week-long stay in this beautiful home. We enjoyed the king-size bed downstairs -- super comfy. While there always seemed to be plenty of parking in the neighborhood, it was a nice treat to pull our car behind the gate in the driveway behind the house. The neighborhood was perfect. We loved walking literally around the block and having so many great restaurant options + the ice cream parlor. It was an easy walk to Albertson's for groceries and nice to have the little market behind the house. Our dogs loved roaming around the huge backyard while we enjoyed reading or opening up the garage to play pool and watch tv. Very nicely stocked kitchen. We woud definitely book again.

A Pleasant Find!
This home and neighborhood is like stepping back in time. With updated kitchen and bathrooms, you can still feel the 1920s style of this house. Comfortably furnished and clean, with a large backyard, pool table in the garage and the private room in the basement (which I referred to as the Secret Speak Easy) you cannot go wrong reserving this home. Surrounding neighborhood is QUIET, beautiful and few steps away from Hyde Park, offering great coffee, pastries and delightful meals
Communication with the management was easy, as they were very responsive.
We know we will be back again.

Best location!
We had a lovely stay! The location could not be more perfect for a young family. We were able to park the car in the driveway and walk most of our trip. Camels Back park is right around the corner, lots of dining and shops to pick from. We took our kids to ice cream every night right around the corner, it was so quaint!

Beautiful Authentic North End Home
Beautiful, well appointed and clean home in Boise’s beautiful North End. Home has been lovingly maintained and updated without stripping away all of the character that only existed in the 1920s. Home has a wonderful landscaped and fenced yard, perfect for Boise’s mild climate. We will be staying again!

Summer Stay
The house is so incredibly well located, and has everything you need for a great family visit. The manager was super available and accommodating too. The kitchen is nice, and the living room and dining room are well appointed too. The pool table and back yard are great for hanging out and playing with kids. We highly recommend this house.

Wedding House
I could not get anyone to return my messages in the months leading up to the rental which was frustrating. I had to search to get verbal contact with someone to get the check-in started with was a bit tiring since we had a drive to get to Boise. Once we were given the correct code (not the garage only) to get in house things progressed more smoothly. The assistant was then on point and I could text with quick responses. The garbage was the only negative...recycling was full the entire time we were there & 2 garbage cans would of helped. The house & location are simply amazing & the delivery of outdoor firepit chairs was greatly appreciated!!! Overall, the house is super fun and supplied with the right stuff...maybe a few more covers & a mattress to truly sleep 10 (we bought an air mattress & brought extra linens). We would rent again, especially for such a special occassion...location and flow of house were ideal:) Thank you!
