The Space:
Immerse yourself in nature at our lower-level retreat located next to a regional park, complete with trails, playing fields, and a scenic lake and gazebo. Just north of Colorado Springs in the tranquil Black Forest area, our home offers a perfect mix of nature and convenience to attractions and hiking. Our lux space comes with a private driveway on the west side for easy parking, a private entrance with an electronic keypad, and a stunning private patio with a pond and waterfall.
Inside, the open design connects a fully-equipped kitchen with a living area that includes a fireplace, pool table, gaming table, and even a slot machine. The space also features a gym, making it ideal for both relaxation and entertainment. Accommodating up to 8 guests comfortably, the home has three bedrooms—two with queen beds, one with a double—and a sofa bed, all with high-quality linens.
Despite our elevation of 8,000 feet eliminating the need for AC, fans are provided in all bedrooms for your comfort. Our five-star cleaning team ensures the home is spotless and sanitized, so you can unwind and feel secure during your stay.

Guest will have private access to the entire bottom unit. Access to the entire lower level with 3 bedrooms, 2 bathrooms, a living room, kitchen, laundry, home gym equipment, grill and outdoor seating area. There is 2600 square feet of open floor plan.
The Neighborhood:
The north end of Colorado Springs is known for its larger, custom homes, quiet neighborhoods and private lifestyles. Less urban than other areas of Colorado Springs, the sense of "escape" here is palpable. The views of the mountains tend to be unobstructed. There are forests here. Access to outdoor recreation is superb, yet the modern conveniences abound too. Shopping and quality restaurants are relatively close. Gyms, grocery stores, outlets, food and drink are all within an approximate 5 - 10 minute drive. The area is also defined, somewhat, by its proximity to the Air Force Academy. Guests will frequently notice light training planes flying overhead—the nation's next Airmen learning their craft. Some of the most well-known area attractions are all within an approximate 30 minute drive—Pikes Peak, Manitou Springs, Garden of the Gods, Old Colorado City, Downtown, the COS Airport—all are easily accessible via main roadways and Interstate 25. Home away from home. We appreciated the kitchen, the washer and dryer, and especially the neighborhood. Comfortable upscale family quarters. We were four seniors, and after getting to the entrance, we were well rewarded. Thankfully, none of us were on walkers or wheelchairs.

A pile/mound of trash was left in front of our basement entrance for two days. The wild animals (fox) got into a bag and then it was littered in the back yard. We made multiple calls to get it cleaned up but we checked in on Friday and it was Saturday late afternoon before someone came. We weren't able to use the back deck as a result due to the animal traffic.
Even had someone's dog digging in the trash.

Very nice, roomy basement of a beautiful home that met all our needs (and then some!). It is located in an established, quiet neighborhood not far from restaurants and shopping. It was really cool to see the wildlife, including foxes, from the living room window while the teenagers enjoyed playing pool. Only suggestion is a motion sensor light by the garage when parking at night (there is a motion sensor one on the side steps leading down to the entry door). I would definitely stay here again when in Colorado Springs.

This is a beautiful home located well for travel both to and from the Springs as well as Denver and the surrounding area.
It worked out great for my group of 5 adults and 2 small children (below the age of 3). We were here for 5 days/ 4 nights during Christmas week.
Everything was pretty clean and tidy. There is a vast assortment of movie disks as well as a few games on site. The beds are comfortable, the rooms spacious.
It was a challenge coming into this space and learning where everything is located (pots/pans/pot-holders/ etc), and it was even more of a challenge figuring out all of the light switches as there are several dimming, 3-way switches. However, that all worked itself out over the stay.
Believe the reviews when it states there is no cell phone reception inside. Where some phone plans allow you to step out onto the covered patio to get reception, 4 out of the 5 adults in my group could not use their phones unless they went down closer to the street.
I am an older male (not quite as tech savvy) and this really disrupted my communication with local family and friends. We had to use a variety of apps and rely on the wifi in order to communicate and coordinate.
I am stating the above because it kept me from contacting the host by phone or text for the following. I could have just knocked on their door each time, but I did not want to be that guest. This leads to my next commentary that would have made our stay more comfortable.
The heaters work too well. We were hot, and adjusting the temp seemed to make no difference. It would be nice to know what areas the two thermostats control as well as reduce overall heat program.
There was no dish washing detergent, so we used the liquid soap and had to hand wash all our dishes and pans.
The carpeted kitchen scared us during food prep, but we managed.
Navigating the side of the house with a series of steps both up and down was precarious at best in the dark with ice. Especially leaving after the intense blast of back porch lighting as you move into shadow. Added lighting would be much safer.
The back porch light sensor prevented us from being able to sit in the evening and view the stars from this lovely sitting area as well as it setting off a chime inside every time you move. A timer or switch= nice add-on.
Window treatments for the greatroom windows would be a nice addition for privacy.
I would stay again and recommend- all of the above would've just made our stay that much better.

Very nice, improvement needed
For the price we paid, you expect exceptional. The details matter even the small ones. Very nice property, meet every need we had, nice location. Bedrooms were great, TV was fabulous, little kitchen area was very functional.
IMPROVEMENT NEEDS:
Inconsistent address listing on vrbo led us to believe we were more remote when we were not.
Main bathroom toilet paper holder broken.
Main bathroom shower wasn’t clear how to operate, should proactively have instructions.
Inconsistent details on checkout vrbo says 10, guest book says 11am.
Vrbo listing was not clear this was basement only, misleading expectations.
Need a way to get air circulation in main sitting area, no way to open window. Bedrooms were fine for air circulation.
TV in one bed room would not connect to wireless.
Updated picture needed for workout area, picture on listing misleading.

Stayed with my 4 friends, had fun shooting pool and snowmobiling. The property is beautiful and was spotless upon arrival. Located in a nice neighborhood only a couple miles from town. You won’t regret staying here!

This is a steal
So thankful for the owners of this property allowing us to stay, this place is beautiful and for the price it beats ANY hotel or property. Easily sleeps 3-4 couples or 6-8 friends. Very clean and the pool table is such a good addition. Me and my boyfriend will definitely be back again soon. If you have any doubts wipe them away because this property is the real deal!

The property was great! Overall, 5 stars for the property itself. It was very clean, well put together and had plenty of space for our group. We had some difficultly getting the proper directions to the property, check-in instructions and getting a hold of the property manager.

Beautiful setting
The house was very nice and it was in a beautiful neighborhood. We really enjoyed relaxing on the patio. The bed was comfortable. The kitchen was well equipped. There is no air conditioning but in September it was very comfortable. The shower was great. Having a washer and dryer was nice too. Highly recommend.

Relaxing in Luxury
Beautiful property with great location for our stay. Quiet enough to relax but close enough to everything for adventurous fun. Only downside was no air conditioning. One of our party members has migraines and especially with the altitude the AC would have helped immensely. Also, the 45+ women needed AC!! Very clean property with only the oven needing a good once over. Would recommend to others.

Perfect getaway!!
We spent 4 nights here. Great home!! It was so nice to go exploring the local sights and then come back to relax. This place was perfect for our trip. The kitchen was so nice to have. Bedrooms are really good sized and nice bathrooms. The only thing I was not used to was not having AC. We are from the Midwest and live with heat and air given the humidity in our area. When we arrived they had the windows open and the fans going and it felt nice. Average temps in the house was 75 during our stay. The back porch has nice patio furniture and so nice to sit outside. We sat out there everyday!! Owner who lives above this property was fairly quiet and we forgot he was there. Another nice touch was the welcome tray of goodies when we arrived. So thoughtful. Of course we enjoyed the snacks provided. Washer and dryer huge bonus!! Pool table was nice to have as well. Lots of laughter while we played pool. Living room furniture very comfortable. They have a huge movie collection! Also have access to Netflix. We played lots of games around the kitchen table during our stay. Also you may catch a glimpse of a deer in the evening. We saw the same deer twice. Any question I had the owner was so quick to reply. We would stay there again. Such a great place to stay!! Well worth the money!!

Close to the trails
This property has the ability to be 5-star, but falls a little short. The location is great and if you like hiking and biking there is a trailhead 100 feet from the property.
The inside is a little dated, but still comfortable and cozy. It needs a little TLC as there are lots of paint chips and some of the carpet doesn’t stretch all the way across the floor in some places. Not huge dealbreakers, but still small issues.
As in other reviews, we were able to hear the folks that lived above, but it was never distracting.
Side note, the neighbors in the back are pretty particular about their property line, so watch it if your kids are playing outside.

Cozy and beautiful
I had my some regret knowing after we didn’t have the full the house to ourselves and knowing there were people up above us but to be sincerely honest it was like if they weren’t there and after the first night I felt comfortable! It’s spacious but the photos shown makes it seem like the house is very large but it’s not as big as I imagined. I was ok and there are neighbors around but with all the pine trees everywhere it’s not so bad. The scenery to this part of town was simply gorgeous! We had kids with us and sometimes they can get a bit too much so with the 10pm quiet time we had to be shushing them a lot, I never got a message to quiet down so the sound proof roof must of worked. I do recommend if you don’t have kids. I would stay again!

Time with Family
The property was nice. There were a few items that were unfinished in the construction (carpet not connecting to the tile in the bathroom) but nothing that was terribly unsightly. Unfortunately, when we arrived, the use of the bathroom was necessary after a long trip only to find that the toilet had been used by someone prior to us and had not been flushed thus, the bathroom smelled of urine. This gave concern that other things might not have been cleaned appropriately. Also, due to the snow and ice, one of my guests fell on the ice. Because there is a leak in the gutter over the last step by the patio, water collects and then freezes causing a dangerous situation. Overall, our stay was pleasant and if we were to come back in the months when the weather was pleasant, we would certainly stay again. Millie Carlton-Brenner

Awesome Stay!!
Our family has a wonderful experience at this property. It was very clean and well decorated, beds were comfy and towels and linens were of good quality. It was nice to have basic staples in the kitchen like spices, and coffee filters. Our daughter played her first game of pool and we were excited to not have to put quarters down! We took advantage of sitting on the patio and having our coffee or wine depending on the time! The mountain bikes were a great plus too! The fox run regional park is so close and a must to visit, just minutes away and Usafa is 10 min to north gate. The large tv had access to all streaming platforms and we are now addicted to Anne with an e and have to go home and finish it! Thanks for a great time!

Nice Weekend
While the weekend was nice and the house served our needs, we had several issues. The pictures make it seem as if they have no neighbors and they do. We did not receive information on how to get into the house until after our check in time. You can hear the residents upstairs. However, it is very close to the park which we did enjoy walking too. I would consider renting again if the price was lower.
