The historic Holly House is a 3-story, 7-bedroom home with original hardwood floors & exposed piping throughout. Entertain your crew in either of our two living rooms, both complete with comfy seating and Smart TVs with streaming capabilities. When you’re not indulging in Northwest Arkansas’ food scene, create brag-worthy dishes in our giant, fully stocked kitchen.
Get some shuteye in one of SEVEN bedrooms, all complete with luxe linens and bedding. Our home features not one, not two, but THREE King Suites:
(1) Main level King Suite features a plush bed with an en suite bathroom.
(2) Upstairs King Suite has a cozy bed with bold decor and lots of natural light.
(3) Downstairs King Suite features exposed brick walls, colorful bedding, and a pullout Sofa bed for added sleeping space. In addition to our King Suites, guests can enjoy a Queen bed, Full bed, and FOUR cozy twin beds.

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.
- Guests are welcome to park in front of the garage, but not inside it. The driveway in front of the garage can accommodate 2-3 cars, and there is an additional gravel driveway that can easily fit another 2-3 cars.

Property management is easy to get in touch with and very helpful. Check in is easy!
The property is old with odors. Roof stains from leaks. Bathroom upstairs has a wooden door that gets stuck. It is extremely hard to open. Very loud and annoying. Downstairs bathroom has a wooden door that has holes in it, so you have to hang a sheet over the door for privacy. Kitchen could use more utensils. We had 3 steak knives for our group. Kids pkayed in the yard and gotten eaten up by mosquitos. You pay a lot of money for this property and I would expect it to be better cared for and better condition.
Towels smelt moldy and no extra towels. The grill was something we specifically asked to make sure it worked. We started it up, and the propane tank ran out in a matter of minutes. One bedroom upstairs has a bed that is in bad condition. Overall disappointed in what projected online and what we got.

Upon arrival, we noticed the trash was overflowing. While looking through the property, we found some dirty towels in the shower upstairs. The property did not have working internet and we had to reach out to have it fixed. When they came to the house to fix the internet, they left the house unlocked for the day while we were gone. During our stay, we found molded food on the floors that had not been cleaned up as well as 3 large roaches. The property needs a lot of updates. The air conditioning window units had a hard time keeping the property cool. They had some extra fans to help but it was not enough. It’s a cute place but needs a lot of work. We will not stay at this location again. I wish we would have known some of these things before booking.

We were a soccer team traveling in to play a tournament in Fayetteville and this place was perfect for our team. We had a great time hanging out here when we weren’t playing and it had everything we needed to ensure a successful weekend!

Although we had fun and enjoyed our weekend and our needs were met, this house is in much need of repair. It is an older house that has been updated, which we appreciate, but for the price we paid it needs lots more attention. We were first greeted with trash in the garage from the previous renters and couldn’t get into the house as we didn’t have the correct code. A few things that stood out to us were kitchen pans were very scratched and looked dangerous to use, ants crawling across the back of the kitchen sink, no light out back to grill with very steep stairs to get down to the backyard, no plug in the upstairs bathroom along with no AC as the whole upstairs only has window units, the list could go on and on. As we did appreciate their efforts to update the home and the decor was cute, it still needs lots of work and for the price we paid, we will not stay here again. The property management company was very responsive as we didn’t have an updated code to get in, so they sent a new one right away. The home is on a good street with very cute houses around it and close but not walkable to the University.

We were forced to leave the property the day after we arrived due to a raw sewage leak in the basement. I was told the property was not livable.
The property was in horrible shape. Siding was falling off of the house. Trees in the yard were uprooted and leaning sideways. The outside of the home looked like it hadn't been kept up in years.
Multiple lights in the home did not work. There were holes in the floor and doors didn't close properly. The owner of the home appeared to do as little as possible regarding cleanliness and upkeep.
I would not recommend this home.
We did however receive a full refund in a timely manner and the guest services department was extremely kind and sympathetic.

Loved the communal kitchen and the living spaces. The larger bedrooms (1 downstairs and 2 upstairs) were roomy and comfortable. Two rooms were definitely smaller than we anticipated so had to rent a hotel room for two our the people in our group. Love the outdoor garden. With some furniture, it would be really nice to hang out in

We arrived on Thursday and stayed through Monday. Upon arrival, the space was clean and ready for us to settle in. Communication, from the host was excellent throughout our stay, and overall everyone enjoyed their stay. There were a few minor issues that the host could easily improve.
Pros:
1. Location is great for access to coffee, bars, and restaurants.
2. The house was clean.
3. Communication from the host was quick and made check-in/check-out seamless.
Area for improvement:
1. The property advertised a fully stocked kitchen. Most cooking utensils were available, but some essentials were missing or in poor condition. The only knife was incredibly dull, and there was no cutting board. There was also a shortage of coffee mugs and trash bags (we needed to purchase our own).
2. The house will sleep 15, but for 15 men, it wasn't the most comfortable setup. We put two people in all the queen/king beds, but putting two large men on a full-size mattress isn't ideal. We had a few people on sleeping pads and the couch, so everyone had more space. This is more of a general statement than a complaint, as the number of beds is clearly stated in the rental description, and we knew this might be a challenge during our stay.

Lots of room for family
The property manager was great and very responsive to some requests. Would stay with COHO BNB again. The property itself needs a little TLC. Ants everywhere in the kitchen and in our food, trash on the back patio that had been there for sometime, kitchen faucet had no hot water and leaked badly. The house accommodated our larger group well with everything we needed.

Needs mold inspection
The property seems nice online, but then when you enter the house- you are almost immediately choked by the dampness, mildew, and mold that must be present in this house. We had friends that came over that noticed it immediately also. We have had properties in the past that had mold and had exactly the same smell. Our nose & throat were sore the whole time we were there. We woke up early on our departure date to leave ASAP.

Great Place at a Tough Time
Great location for us to stay and the oversized counter/table in the kitchen was a perfect place for everyone to gather round. It gave us a central place to sit, visit and catch up. Sad reason to be in town but a really good place to stay. Hopefully will have a chance in the future to stay there again, perfect for a Razorback Game !
