PLEASE NOTE: Waikoloa Beach Villas will be restoring exterior woodwork throughout the complex. The scope of work to include Ohia Wood Posts a, 2nd and 3rd floor railings, trellises and A/C enclosures at each building. Each building will be worked on one at a time for approximately 2-4 weeks. Lanai furnishings/decor will be moved while the building is worked on. The contractor will access the upper floor lanais by ladder. This project will begin in July 2024 and is expected to last until March 2025 (dates subject to change depending on weather). The contractor will be onsite working 8am-6pm Mon-Fri. Please reach out with any questions. *****The work dates for Building N are scheduled for Jan 7-20, 2025
Hilton Pool Pass: Valid for stays through June 30, 2025. Maximum 6 persons per pass (children under the age of 5 are not counted towards the 6 person max). Use of the Hilton Waikoloa Pass is valid from 4pm on your arrival date and 11am on your departure date. The pass and instructional letter will be in your vacation rental upon arrival. Free Self-Parking for one vehicle at the Hilton Waikoloa Hotel. Access to all pools, waterslides and hot tubs at the premises of the Hilton Waikoloa Hotel. Includes pool towel service. No blackout dates or restricted use, Fitness Center use from 9am-5pm for $20.00 per day, per person (regular rate is $25.00). Locker rental at the Kona pool for $10.00 per day, per locker. We do not have the ability to add additional people to the pass. Users must be registered guests of ResorticaHawaii.com. There are no exceptions to this policy and if policy is breached, the pass can be revoked. Passes cannot be sold or purchased, they are an inclusion in your stay at participating ResorticHawaii.com vacation rental properties. If pass is lost or damaged, there is a $250.00 replacement fee. Terms and fees are subject to change.

Hair Dryer: There are hairdryers in each bathroom.
Baby Equipment: Due to safety/sanitation/liability we do not provide baby equipment. Please refer to our Concierge Service page on for local company that rents, delivers and picks up baby equipment.
No Pets: All of our vacation rentals are pet free.
Parking: Parking for one car in the garage. Additional car is on a first come, first serve basis in any unmarked/visitor parking spots. Maximum two cars allowed. Must have parking pass on dashboard throughout your stay. Parking Passes provided upon arrival. Oversized or commercial vehicles are not allowed.

The Waikoloa Beach Villas are a gated condominium community in the heart of the Waikoloa Beach Resort on the Kohala Coast of the Big Island of Hawaii. Centrally located across from the Waikoloa Queens Marketplace, Island Gourmet Market and Kings Shops for great shopping and excellent dining. Anaehoomalu Bay Beach is a short 15 minute walk or a few minutes’ drive from the Waikoloa Beach Villas.
All of our vacation rentals include a basic “start-up supply” of: laundry detergent, garbage bags, kitchen sponge, liquid soap, dishwasher liquid, paper towels, toilet paper, conditioning shampoo, small bar soap, all-purpose cleaner and salt/pepper. Cooking oils, condiments, spices, food storage bags, plastic wrap and aluminum foil are not provided. Once the startup supply runs out, guests can restock at nearby grocery stores.

Beautiful property in the perfect location. Our family had all the space we needed and the home had everything to make our vacation perfect. The kitchen was well stocked, the beach gear was a huge bonus. The place is super clean and close to everything. We would definitely stay here again!

As a family of 7 this place was great for us. We didn't use the kitchen as much as we were thinking we would because we spent too much time exploring. This house provides beach amenities (chairs, umbrellas, snorkel gear, boogie boards, coolers) which made it so easy for us to have such a wonderful vacation.
The house was well stocked and very clean. We would definitely come back here to stay. A wonderful experience!

We were all very pleased with the many amenities provided for great beach time as well as the amply supplied kitchen with every imaginable cooking tool available. Kids had a wonderful time, and the adults did too! Thank you!

My extended family of 8 adults stayed at this property in July. The location was perfect. A 10min walk to the beach (which is rare on the big island). Also, there is 2 marketplace areas right across the street with everything you need (restaurants, shave ice, gelato, retail stores, ABC market, etc). 20min drive to Kona/Costco. We drove to green beach in 2hrs then volcano park in 30mins from there so very doable to access everything u would want to do from this location. The condo was beautiful with a bathroom for each bedroom. The master bedroom set up is a little weird as the bathroom has no door so if someone is showering the whole room including balcony patio is off limits which meant nobody really got to use that area 😕
Unfortunately, the grill was still out of commission, but a crew was working on installing a new one during our stay. The grills across the street at the pool were really nice though (propane) and easy to use. The pool is tiny but there are 2. One big family easily takes up the whole pool deck, but it’s a very pretty pool if u can get in. We were lucky as the summer months seem less crowded and many units are unoccupied. We were informed of checkin process one week prior and everything was easy with no problems. I received messages throughout our stay if something was going to be done around the unit like maintenance. The unit was very nice but starting to show some wear, but overall it was beautiful and I would highly recommend and return.

The televisions were more challenging than should have been. Five tvs with different capabilities. No one with us ages 20 to 76 could figure out how to watch local news. Finally we got one tv to access local news.
More instructions would have been helpful

Beautifully remodeled, decorated and maintained condo. It has comfortable beds, a gourmet kitchen, great view of the a golf course, and it is close to one of the pools. It is about a five minute walk to shopping and resturants; and, an eighteen minute walk to a sandy beach.
Minor mis-understanding on my part about when and where to look for gate code and door code caused about a 30 minute delay in our check-in. I would recommend that you make sure you know what the gate and door code will be about 24 hours before you arrive.

Very nice condo on a golf course, access to beach at ocean, shopping right across the main road and down the street. Marriott and Hilton hotels in the same neighborhood. We did not go to any restaurants in the area though.

Wonderful property with a great outdoor area. Plenty of consumables to use during the stay and more than enough towels and linens. Pool area was well kept and refreshing. Would not hesitate to stay here again.

This condo was perfectly located in Waikoloa Beach Village - walking distance to grocery, restaurants, coffee shop, beach, Lava Lava Beach Club, and on and on. Walk to the beach is about 20 minutes but everything is easily accessible within the community.

Everything about this condo was great. It was big and beautiful and super clean. the location is pretty ideal and you can walk to restaurants and shopping. It was very quiet. The outside lounge area and eating area are perfect, we pretty much lived out there. We would definitely stay again.

We loved our stay at Waikoloa Beach Villas N1. The location was great and the townhouse is beautiful. The kitchen was stocked with every appliance we could have wanted. The bedroom set up allowed for our two families to spend time together and also have our own space.

The Super Host(s) for this property have left no stone unturned when it comes to accommodating their future guests! I am an avid traveler who has a great appreciation for property owners that care about the smallest of details and will go the extra distance to make someone's stay a remarkable experience! These folks have nailed it!
From the Check-In to Check-Out process, everything was seamless. We received a detailed email on our arrival day with thorough instructions for accessing the property grounds/garage/front door/pool area, etc., they even went as far as providing the directions from the airport! We had everything we needed for our entire stay, kitchen was well stocked with high-end appliances (so high-end, it took 3 of us to figure out how to use the microwave!), induction glass-top range with fancy cookware and utensils, full-sized front-load washer/dryer (with plenty of laundry detergent), all bedrooms had extra bedding (down comforters, extra set of sheets - not to mention the SUPER soft sheets that were already on all the beds!), and let me not forget to mention the flooring throughout...beautiful hardwood and the most thick plush carpet your bare feet will ever experience (no joke - this carpet was LEGIT!). Even the artwork on the walls was lovely and eclectic....like the one-of-a-kind pieces you can only find in a quaint art gallery! I especially appreciated that everything was labeled (lights/fans) and had it's place, even down to the dishes in the cabinets!
During our stay, we spent several hours outside on the back deck, enjoying the warm weather lounging on the spacious sectional and comfy patio chairs (6 adults had plenty of room to spread out). And the sun shade was perfect, came in handy right when we needed it!
We hung out at the pool and thanks to a small cooler we found in the garage, we were able to store our drinks there and didn't have to keep walking back and forth to the house to replenish our drink stock! When I tell you that the hosts have thought of EVERYTHING - I truly MEAN IT!!!
Our party consisted of 3 couples, 1 couple took the master suite, with the master bath (amazing)! Another couple stayed in the room with the twin beds which had its own private bathroom, while the 3rd couple's bedroom (on the main fl) had to use the guest bath (not as convenient).
We had a wonderful stay and if and when we ever get back to The Big Island again, we will DEFINTITELY reserve this property a second time!!!

It’s hard to find a place that will accommodate a large family. We’ve stayed in a dozen Hawaii condos over the years and this one is the nicest. Sparkling clean, everything works, nicely outfitted including a bottle of wine in the separate wine fridge upon arrival, and seamless arrival and departure. Outdoor kitchen! It was the perfect home base for six of us to do an epic bike climb of Mauna Loa and others to enjoy more relaxing pursuits.

Lovely Lodging in Paradise
This condo was very well appointed with just about everything you might need for your vacation. It was also very clean which is important to us, especially these days! It's a nice location (just across the street from Queens' Marketplace) in a gated community which is a great safety feature. We did have to contact the management company when the garage door continued to open randomly even though the remote was inside the house. I assume they eventually fixed it-not sure. One thing that could use some improvement (though I did not lower my review for this...) is the clothes dryer. It takes FOREVER to dry a load--especially towels. I don't think it's normal! Overall, a great stay and I would definitely book this condo/area again.

Here are a few things that need attention.
1. toilet downstairs needs adjusting - makes whistling noise- a new flapper might be needed
2. Dryer does not dry clothes completely or needs over an hour to do so
3. It is odd that the master bathroom does not have a door between bedroom and bathroom.

We absolutely loved this condo. The location was perfect. We were able to check in early. The condo was very clean and had everything you could possibly need and was well organized. We would definitely stay here again. We were a little sad leaving as it felt like home. Thank you!!!

Best stocked kitchen ever. They had everything you would need. Condo was perfect. Setting was waaay undersold. Grocery store, markets, hiking, restaurants, snorkel gear, etc. everything is within a 5 min walk.
If we ever come back we will book this location for sure.
