Good space, comfy beds, but lots of room for improvement.

The beds were comfortable, and there was plenty of space. There were extra blankets and enough pillows. The "BnB Made Easy" staff who managed the property through our booking were friendly and flexible. The location is quite good, near Cook Park and only a few blocks to the shops. There is adequate parking out front and at the back.

1. If you get invited to "request" an early check-in or late check-out, get your wallet out. A hefty fee applies if you book through "BnB Made Easy" (they are also difficult to contact outside business hours). 2. I'd avoid the place in mid winter or mid summer. It was freezing in winter despite the central heating. There needs to be considerable work to reduce draughts and insulate the place to improve the efficiency of the central heating. 3. 11 of us arrived to find about 6 small pods of milk in the fridge. If you are paying more than $1,200 a night, I think the least you can expect is a cup of tea on arrival after a long trip. 4. The "water dispenser" on the fridge had to be manually refilled and was not clean. I had to clean mould off the inside. 5. The 3 bathrooms are at the back of the house away from most bedrooms. The "ensuite" is outside that bedroom and the hot water ran out pretty quickly. 6. There were inadequate instructions about the central heating and other appliances. 7. The BBQ was inaccessible the first day due to a stuck tap on the gas bottle.

It fitted our needs to a tee. Plenty of room for relaxing and for meetings.

Not applicable but places were close. The Byng St cafe was excellent as was the nearby hotel for Thai Street food.

Paint work needed some attention. Nothing else.

A very impressively presented property for larger groups in the heart of Orange.

We were a group of 6 golfers and we were impressed with the layout and inclusions in this property. A bottle of wine was appreciated on arrival. It is a great location with an easy walk to all restaurants and clubs. There is off-road undercover parking for 3 cars off a side lane behind the house. Highly recommended.

The only thing that we observed was the lack of a wisk for making scrambled eggs.
