You'll love having the river right behind the home, especially when you get to enjoy your morning coffee while pulling up trout just steps from the back deck. Inside, the downstairs area enjoys two bedrooms, each with a queen-size bed. The main level has lots of comfortable furniture in the living room, plus a large flatscreen TV. You'll also have plenty of space to cook in with the kitchen and kitchenette featuring two stoves, two refrigerators, and two dining areas with tables. Beautiful home. Lots of space, clean and comfortable, everything we needed. Great view of the river. Highly recommend.

Loved the location and stream access. Coffee pot is not great and dishwasher leaves soap on the dishes. Has some interesting angles that are challenging for tall folks. Otherwise it’s a nice clean place with a nice deck and all the amenities.

Lots of room. Beautiful outdoors. They dealt with problems with mice and what to do with trash. The air conditioning was not good. Especially 2 and 3rd floor. That was my only concern. Overall very relaxing.

This was a beautiful location and the layout of the house was beautiful! The house was not as clean as I would have appreciated. Bathrooms and trash under beds. Wish it was a little more deep cleaned.

Check in was shaky due to poor communication from Vercasa. Too long to detail but property manager came and got us in. Microwave in kitchen did not work and had electrical ozone smell when using. Local caretaker for Vercasa came by and confirmed it was a potential fire hazard and even cut the plug to be safe. Coffee maker needs replaced. When brewing it would only brew for about 5 minutes and then would shut down. Had to keep hitting brew button to both brew and keep coffee hot. Several reviews noted issues with dishwasher from previous clients. It seems like those reviews were not acted on as we also had issues with it also. Seems nearly every LED was not working on the contol panel so no idea if and when it was going to run or not. Could not cancel operation.
It would be nice to have a coffee table in front of huge sectional. Had to set coffee on floor or hold. There was one end table and that was all for a sectional that would seat about 10 people. It also would be nice to have nightstands in bedrooms to have eyeglasses and cell phone chargers at hand. I had to use suitcase for nightstand. We did not need fireplace but could have. Despite the listing notes a fireplace on main floor there was a big sign on mantle not to use since it was not vented properly.

WE HAD THE BEST TIME! SUCH BEAUTIFUL VIEWS. HOUSE WAS LARGE ENOUGH TO GIVE EVERYONE PRIVACY. ONLY THING THAT NEEDS TO BE DONE DIFFERENTLY IS THE TRASH CAN TO KEEP CREATURES OUT AT NIGHT.

This house was great, we had our family of 12 and it accommodated us perfectly. We did have a lot of trash and it was only picked up once while we were there a week. We had to leave a day earlier than expected. Someone had difficulty with oxygen at the altitude.

We skied at Wolf Creek and the drive from South Fork was much easier than that of Pagosa Springs.

The views from the property are stunning. The inside and its furnishings are well-loved, but it has everything you need for a big group, including room to spread out.

The property/land, river view and outside of the facility was visually beautiful. The built-up bank (berm) along the river is dangerously steep except for a few places along the approximately 100 yards of riverbank available. The three ponds were all shallow with muddy/silt bottoms and were mossy... the kids only tired to "swim" once. The layout of the inside left something (much?) to be desired. The 2 ground floor bedrooms were short step-ups (tripping hazards) and access to one of them was only though the bathroom or the other bedroom (why?). Both these bedrooms had only beds and a dresser... no chairs, tables nor night stands although there was plenty of room. Lighting was also poor. On the second floor, the main/great room having the kitchen/dining/living area was nice except access to the 2 dining tables was somewhat "confining"; it was not meant for heavy weight people or people sitting on both sides of the tables. Then, there was a 2-step down to the bathroom, kitchenette and 2 "bedrooms" from the kitchen area. In the bedroom, on one of the 2 Queen beds, you had to crawl to get to the wall side due to the VERY low ceiling. The other bedroom (containing the twin beds), entrance through the first one, was a step up and also had a somewhat low ceiling. Main entrance to the "cabin" was via a 2nd floor deck, and a spiral staircase inside led from the ground to the great room. The 3rd floor (master bedroom suite?) is nice except the strangely configured ceiling. My wife and I are "senior" citizens so going up and down stairs all week was not convenient nor comfortable. In the one time we tried to use the cloths washer/dryer, The washer failed and the dryer could not dry the soaked clothes so we had to go to a coin laundramat in town just to dry what had (almost) been washed. In closing, it's convenient location near town and outside appearance are nice but generally speaking, we were not impressed by Otter's Place.

Bi-annual brothers reunion.
This property was perfect for our group of people. We did have some issues with the plumbing that was a little disconserting and would like to have seen the weeds mowed down inthe driveway. All in all we were happy with this property.

The house was perfect for what we needed. Everyone had their own space. The place was clean, well taken care of and has a perfect view in the backyard! I would recommend staying here.
