This cabin had all we needed for a large group of 5 families. Awesome views from all floor levels. Spacious bedrooms with attached bath. Awesome movie theater room and game room.

The stay was wonderful! The family had a great time! The pictures do not do it justice. The place was amazing and every room was pretty clean. They do need to update the furniture in the theater room. But everything else was awesome. The kids had a blast and so did the rest of the family. Only other down fall was some of the lights in the bathrooms werent working properly or we just didnt know how to turn them on. Overall it alwas a great stay. We will definitely be coming back!

There were 21 of us and plenty of room! The kids and adults all had an amazing time! The views were gorgeous and the house was homey and comfortable. There is normal wear and tear, but nothing bad. Hot tub was great. Kids and adults loved the game room. Be cautious of leaving anything outside! Bears WILL investigate! We had a mom and 3 cubs on the deck and they drank soda. Another got into our car through an open window and helped himself to some trip snacks! But it just added to the memories and great stories we have of our trip!

Beautiful views! Love that it's behind the golf course. The 5 minute road from the golf course to the house is STEEP and sharp. Be careful.
Bedding/Beds were really nice, comfortable plenty of towels and sheets, pillows.
FYI- if an interior door won't stay closed, embarrassing story there, pull up on the handle. Doors downstairs are hard to lock/unlock and are sticky.
The water is off in the basement back room bathroom shower. Count it out. Maintenance said it won't be an easy fix.
Trash is at the end of the driveway.
Yes, you can stream movies in the theater (no longer has a projector- a large TV instead) and its not just DVDs. We were worried about that- but you will have to log into your own stuff of course.
It gets chilly in the cold so prepare for that- I can even imagine heating the place.
Pool table is so nice and hot tub worked for us... was a bit 'hazy' but seemed to clear up as it went.
Set up for comfort. Just needs some good general maintenance.

We stayed June 30th through July 4th, and LOVED everything about this cabin! It was absolutely breathtakingly beautiful! Beautiful views , 6 bedrooms with 6 master baths and 2 half baths, Hot tub on the balcony of the 2nd floor, a pool table, an arcade game , and the bottom floor was a complete theatre room with plenty of seating!! I’m telling you all 4 stories if this cabin were gorgeous! We had a group of 8, and had 2 extra bedrooms ! Pet friendly, plenty of towels, dishes, appliances.. everything you need for your stay! Only thing is that we didn’t have a private pool, there is a community pool, but we never found it 🤣 but , it wasn’t that big of a deal, because we spent most of our days at some of the attractions in Gatlinburg and pigeon forge ! Also if you stay, make sure you bring extra trash bags, and laundry detergent, and dish soap- the cabin had some there for us to use… I believe if we had asked they would have brought more, but I’m just picky about the brands I use so it was totally fine with me! Also, any time I texted the phone number with a question, they responded to me every time! They even checked on us while we were headed up there (we were a little late, because we left later to head up there and ran into a huge storm) but they were very helpful! All my kids want to come back to this exact cabin every time now! We all fell in LOVE! We also had a black bear walk up on our porch …. It was just in a casual stroll 🤣 it was sooo cool!!
Don’t be like the neighbors up the mountain and leave food or trash sitting out, because the bears will get to it and make a mess! 🤣
All in all- 100 stars! And we Look forward to coming back! The price really wasn’t that bad, considering the place being as beautiful as it was!!

This was a family gathering for time with my brother who has Stage 4 cancer. The first thing that happened is we had no wash cloths. I called 30
Minutes after we checked in so 4:30. I continued to call and all they continuously said, they have been notified. I had my husband go to the store at 10 pm since we still didn’t have any. There was 11 adults and someone delivered 10 wash cloths at 4 pm the following day. I questioned why we were just now getting them and he said, he received the notification an hour before he brought them to us.
Next in the theater room. The DVD didn’t work. All the theater recliners were broken. I am not kidding this was totally unbelievable.
The hot tub didn’t work. It was nasty with leaves and stuff in it.
Leak in one of the bathroom sinks on 1st floor. This person had to go to the other bedroom for a bathroom close.
Couldn’t use fireplace because it got the TV too hot.
I called after I returned home to express my disappointment in the house amenities that were advertised yet we couldn’t enjoy. I was told this was a new listing and she had just walked thru the home Friday with the owner. A week before our booking. So the owner and representative with Vrbo knew all the issues with this house and still leased it out.
Never ever again will we stay a Vrbo property!!
I was applauded to know they chose without hesitation to rent knowing all the issues. I will never stay in a rental property with Vrbo ever again.

Easy to get to and close to gatlinburg

This is $2.5 million house (according to Zillow, etc.), and by every right it should be the jewel of Vacasa rentals in the Gatlinburg area. So why is the owner nickel and diming it, especially considering what’s being charged per night? A sink without a disposal, a pool table that looks like it was picked up at a yard sale, badly broken deck furniture, filthy hot-tub water with faulty jets, only two out of 16 seats in the theater that recline — it leaves one to ask: Is this is a luxury residence? As for the maximum-23 occupancy: This number takes into account several sofa sleepers that feature flattened, lumpy, and stained mattresses that would be more at home in a penitentiary. Whether it’s the peeling and chipped paint on the deck, broken tile on an entrance way, piles of dust bunnies obvious to any eye under the top stairway, a master-bath toilet seat that looks more at home in a gas station restroom, or those living room pillows stuffed haphazardly into kitchen-wall crevices (perhaps a stopgap to deal with draft issues?), there is evidence everywhere of a house that needs so much more attention to detail. I see from various renter comments that upkeep is a recurring complaint. I also see "manager responses" that all is being tended to. Trust me. It hasn’t.
Some of my disappointment springs from being the owner of a Vacasa rental myself and knowing firsthand what the management company expects of my property and how it has held me to those standards.
If you are still interested in this residence, then you’ll want to know you will get no emailed instructions on the location of the entry pad (it’s on a side door, not the front door, despite the fact there’s a misleading lockbox in front). There also is no printed guide with any instructions on using the home, its appliances, and that pesky hot tub — or, for that matter, is there any hospitable “welcome.” There is no map to direct you to a pool that is a couple of miles (and many uphill twists and turns) away. You’ll also find no kitchen essentials such as coffee filters, aluminum foil, plastic wrap, or dish-drying rack. Yes, there is an adequate amount of pots, pans, and tableware, but inexplicably, there is only one small dinner spoon, so bring those along if you want more than large soup spoons.
Our party of 15 had to supplement paper towels (a half-roll was provided), dish rags (only one provided), and trash bags (two provided). Prospective renters might also want to bring more bath soap; every bathroom was provided with just one bar to serve both shower and sinks (even bathrooms with two sinks). Don’t forget your hairdryer, since none are provided in any of the 6.5 bathrooms. You’ll also want to bring along DVDs for the theater experience since the wifi is too spotty for streaming services. Also think about bringing along an air mattress if you were expecting to use those sofa sleepers. And if you’re a pool player, well, pack your bridge, since one isn’t provided.
Yes, I brought all of this to the attention of local Vacasa management. The property manager quickly showed up with more trash bags and new pillows, in pillowcases, after I discovered the master bedroom’s extras were stained and not in pillowcases. (By the way, he mentioned to me the owner has been informed the sofa-sleeper mattresses need to be replaced.) Vacasa’s regional manager offered at least a partial refund on housekeeping for the cleaning inadequacies. He said he called Comcast to check on the wifi speed, and found it in working order — which is curious since the provider is Dish Network. He also said I could find hot-tub instructions in the property’s online FAQs, but these only address rules of use, not water care. Otherwise, he explicitly communicated that what we found in the home is standard operating procedure in this region.
Yes, as all the other guest comments note, the views from the windows and deck are spectacular....

Beary Content was great! It was the perfect size for our group of 8. Bedrooms and common areas were in very nice condition and cozy. There were a few missing knobs in the showers and a few other minor issues like that. There were some cleaning issues when we arrived but they did there best to fix the problem ASAP.

There is dirty and sticky cabin from everywhere, water leaking from kitchen sealing and we are not able to use pool what they saw in profile because key locker pin is not correct and customer care people dont know anything spend hours and hours in customer service of vacasa…!!! Terrible experience

Beary Content is a beautiful cabin, but the maintenance and cleanliness was definitely a downfall during our stay. Upon check in we did a walkthrough and found several issues. In every bedroom we had to remove the sheets and wash them because they were full of hair. Two of the showers didn’t work which is confirmation for me that housekeeping didn’t clean the showers. All of the toilets and garden tubs in the bedrooms had black residue that was easily removed once we cleaned them. We also realized on the 1st night that one of the downstairs bedrooms had a ceiling leak that totally soaked one of my guests clothes and suitcase.
I reached out to customer service the next morning to address the two showers not working and the ceiling leak. The representative I spoke with was very nice and professional. A local handyman showed up within 2-3 hrs. He was very nice but he was unable to resolve any of the issues. Once he left I called back in to customer service to let them know nothing was fixed and the representative apologized and put in an order for a different handyman to come out. The new handyman showed up early the next morning while everyone was still asleep. It would have been nice to get a phone call or text to let us know he would be arriving that early. We would have made sure that everyone was out of the area he needed to service.
Needless to say none of the issues were fixed during our stay.
Once again, Beary Content is a beautiful cabin and we enjoyed our stay but, the maintenance and housekeeping need improvement.

The view from the cabin overlooking the golf course is beautiful. The cabin itself could be a very beautiful place IF … It was fully prepared and cleaned as it should be prior to guest arrival. I cannot believe the time and days I spent on the phone with guest services back-and-forth with this person and that person about all the multiple issues of the cabin. Our vacation was truly taken away from us.! Not content at all !!! We got to enjoy maybe the last part of it without interruptions. Quality assurance team had to come because there was a slew of issues from uncleaned bathrooms full of some type of beetle bugs ( like it was their nests) along with a dirty toilet, dusty cabin like it had not been dusted, missing fire detector and something else out the wall with wires hanging out, a bed with broken slacks which the bed swayed in the middle almost touching the floor, water not running in one of the bathroom sinks and shower where it looks like someone was replacing all the parts because the parts was completely missing, dirty hot tub that had the lid off it and was half full, foam pieces in front of the theater scattered over the floor, wood shavings in the hall way, one bedroom side doors all taped up around the seals so their was no access to the outside deck, and on and on!!! I’m not gonna talk about the noise we heard every time the toilet was flushed in the bathroom on the second floor along with the sewer smell that came with it, the huge rat that we discovered when we were checking out that had taken bites off our bananas lol. Lastly, when checking out and looking under the bed in one room we found at the foot of the bed someone’s underwear, hat and crackers! Like is the cabin really even cleaned and checked from guest to guest besides making up the beds?!!! Yes, maybe we should have relocated but the hassle and inconvenience of packing back up going back down a dangerous mountain at night in an unfamiliar area might not have been the best choice. We continued to stay in this cabin because we were assured that housekeeping and maintenance was coming right away. Well by the time they all came we was checking out the next day so why bother now. Also, I was lead to believe as the phone calls continued that we would receive a future courtesy stay credit. Well that sure didn’t happen. Quality assurance came and documented on a ticket all these issues the night of check-in so I have proof of all these issues. They spent pretty much the entire night trying to clean and make the cabin better because it was that bad. Those ladies made phone calls, took pictures and videos and called people reporting everything. I continued being told we would be taken care of so we stayed. In a wrap maintenance finally came on Saturday but we checked out on Sunday so our vacation was not content at all! Matter of fact I think we should be totally refunded for inconvenience and for everything being so unsatisfactory. It’s just not acceptable the way things were handled. I didn’t create these issues or problems. The lies I was told, the miscommunication on their part, the avoided phone calls from the property site manager that won’t call me back after telling me she would is just not professional and acceptable at all. I’ve been shown that my satisfaction as the guest doesn’t matter unfortunately and sadly. Especially once I checked out the communication has been very displeasing.

Great location! Awesome views with easier access to Gatlinburg main strip than other places I have rented throughout the years. We were there for a week for a family reunion with 18 people with one requiring handicap accommodations; the house holds comfortably 14 adults for that length of stay not 23, but the handicap accommodations were very good. Would have given the place a five were it not for fairly inconvenient plumbing issues with the showers in two of the bathrooms. Other minor issues, for example, a cold and dirty hot tub upon arrival, were resolved. Overall impression is that the company struggles with fine tuning the property in maintenance and cleaning, although it was not disgusting, for the price, details do matter for complete satisfaction.

Where to start! Need space, something to do for everyone! The hot tub was nice. Game room with pool table was great while watching the Army Navy game on the huge TV. The home theater was awsome to watch a movie on and large enough we go the feeling of being in an actual movie theater. The fireplaces gave the cabin experience while watching the fog roll off the mountains! You literally look at the Great Smokey Mountians National Forrest from the floor to ceiling windows in the main living room. Most bedrooms were master beds with bathrooms, showers and garden tubs! The kitchen was large and had enough seating for everyone! The furniture was perfect for the cabin experience. This property was really well maintained and we'll definitely be back.

This place is just like it’s listed. However, there are a lot of little things wrong with it that make it not quite worthy of a 5 star rating. The oven door wouldn’t seal properly, making it extremely hard to cook our thanksgiving meal. They left us with 4 mediocre trash bags that was supposed to get us through 4 nights, including a Thanksgiving meal. One of the sinks’ stoppers was messed up. A toilet ran constantly and we kept having to fix it. There was a piece broken on the refrigerator. Then, there was the chipmunk, who decided the kitchen belonged to him. He got into our food (there’s not much actual storage space in the kitchen to be able to put food in cabinets), and just harassed us in general. The floors are so thin you can hear EVERYTHING, so plan on taking ear plugs or sleep aids if you’re not a heavy sleeper. Overall, we enjoyed our stay; we just felt, as much as we were paying a night, we shouldn’t have had to worry about anything. And that wasn’t the case…

Cabin overall was great! Being a 16 year old cabin, wear is to be expected, but regular maintenance and repair should be done on a cabin of this size, price and type. I would have given 5 stars, but there were many things as guest we needed to do while staying there, like replacing batteries, re-washing dishes, buying certain cookware etc. The cabin is spacious, located on top of beautiful scenery and has many of the comforts of home.

4 days in the smoky’s
This place was a great place to spend 4 days for a very large family get together. We were 19 people and we had more than enough space. It did not feel crowded, the location was great, the views were magnificent and the house was clean and well equipped.

Nice Stay
We enjoyed our couples cabin trip at Beary Content! The house was spacious and all the couples enjoyed having a private bathroom in each bedroom. The management company was very responsive to the few issues we had. Two recommendations for the owners: keep an extra bulb for the projector in the house (we were not able to use it due to the bulb needing to be replaced - a bit of a disappointment) and also check the thermostats and HVAC; specifically in the bedrooms. Many of the rooms were very cold at night, but the one on the first floor was warm/comfortable.

This is a beautiful home with amazing views of the mountains. We had a black bear and racoon visit us while we were there which made the "cabin in the woods" experience even more authentic.
However...we ran out of propane during our stay which abruptly ended our nice, cozy fire in the fireplace. And, no propane meant no hot water for our showers/bath that night. We also found multiple issues including: sinks not draining, light bulbs missing/burned out, black mold in the showers, dust all over the home on surfaces and A/V equipment in the media room not functioning. The Vacasa team was very friendly, empathetic and responsive to text messages and phone calls.
At first, I reported issues and said not to worry about coming out to fix them while we were there; but when the propane tank was empty, I asked for them to come out to address it along with the media room issues. The propane tanker arrived in about 15 hours (reported the issue at approximately 11 p.m. and the propane tank was filled by approximately 2 p.m. the next day). Vacasa was not able to get the A/V equipment in the media room to function. We left a list of maintenance items on the kitchen counter for the property management team to address.
Our recommendation for Vacasa is to have a check list for cleaning and maintaining the property (including checking the propane tank to see if it needs to be filled). It would also be a good idea to have quality control checks.
I wanted to have a nice, relaxing time in a cabin in the woods with my friends and family; but, instead, I was apologizing to them the entire time about the experience. Just wish that the property had been maintained better, since the home had so much potential to be a nice, relaxing getaway. Hope my review is taken to heart by Vacasa, so the property is maintained in the future. My wish is that with some new cleaning/maintenance procedures being implemented by property management, others will be able to have vacation time in this beautiful home that will provide great memories for years to come.

The Vacasa team was very friendly, empathetic and responsive to text messages and phone calls.
At first, I reported issues and said not to worry about coming out to fix them while we were there; but when the propane tank was empty, I asked for them to come out to address it along with the media room issues. The propane tanker arrived in about 15 hours (reported the issue at approximately 11 p.m. and the propane tank was filled by approximately 2 p.m. the next day). Vacasa was not able to get the A/V equipment in the media room to function. We left a list of maintenance items on the kitchen counter for the property management team to address.
Our recommendation for Vacasa is to have a check list for cleaning and maintaining the property (including checking the propane tank to see if it needs to be filled). It would also be a good idea to have quality control checks.
I wanted to have a nice, relaxing time in a cabin in the woods with my friends and family; but, instead, I was apologizing to them the entire time about the experience. Just wish that the property had been maintained better, since the home had so much potential to be a nice, relaxing getaway. Hope my review is taken to heart by Vacasa, so the property is maintained in the future. My wish is that with some new cleaning/maintenance procedures being implemented by property management, others will be able to have vacation time in this beautiful home that will provide great memories for years to come.
However...we ran out of propane during our stay which abruptly ended our nice, cozy fire in the fireplace. And, no propane meant no hot water for our showers/bath that night. We also found multiple issues including: sinks not draining, light bulbs missing/burned out, black mold in the showers, dust all over the home on surfaces and A/V equipment in the media room not functioning. Home for a week
We loved the home and was pleasantly surprised at how clean the place was.also enjoyed all that everything we needed in the kitchen was there plus the nice clean linens.

Big Cabin, Lots of Memories
This cabin was a great experience for my family of 20. Plenty of room for everyone to spread out during our stay. We did have a few minor issues that were addressed promptly. If I could offer advice to Vacasa, I would say better communication about amenties is a must. It wasn't until 4 days into our 7 day trip that we found out we needed a pool card to access the pool, nor did we know where the pools were. There were also no parking passes given out to us at check-in. Not sure if that was a requirement either though. All in all, a great vacation with amazing views!

Beautiful home but
Beautiful house and views with plenty of space but no internet. Movie theatre and air conditioning had to be fixed the first few days. They were unable to fix the internet our entire week of stay. Otherwise it’s a great place.

Perfect!
Our trip was for a youth camp for church, and this cabin was absolutely perfect. The location was breathtaking overlooking a golf course with mountain views in the background. The amenities in the cabin kept our group busy having fun without having to always leave the cabin to do activities. The pool table, hot tub, and theater room were a big hit. We would definitely book again!

Family Vacation
We rented this cabin for super bowl weekend and really enjoyed our stay. Every room had its own bathroom and fit our family of 12 perfectly. We loved the theatre room and spent most of our time there. The only thing that was a little disappointing was the cleanliness of the house. Definitely needs to be cleaned better, especially the bathrooms! Other than that it was a great place!

Very disappointing
This was a beautiful property that unfortunately has not been very well cared for and not very well managed. We had a family gathering of about 15 people which we hoping to make very special as our mother has terminal brain cancer and we aren't sure how many more trips she will be able to make. From the moment we got there, the problems began. The internet didn't work. After calling 5 or 6 times over 2 days they sent someone out who couldn't fix it. There was a beautiful theatre room but the tv did not work - he couldn't fix it either. The fireplace didn't work. They sent yet another person out and he was able to fix that. The home was not very well cleaned and there were numerous light bulbs out. Altogether I'm sure I spent more time on the phone with Vacasa and babysitting the repairmen than I did vacationing. Very, very disappointing. Even worse, after promising to get back to me, our 5-day stay was over yesterday and at the time we left there was still no internet and no tv in the movie room with no feedback from management. It's like they could care less. On the positive side, everyone I spoke to at Vacasa was super friendly and seemed eager to please but never quite delivered. Please think twice about this one.
