To provide this great experience to each of our guests and to ensure we remain in good standing with our neighbors within our quiet residential neighborhood the following ‘House Rules’ were established and are part of our listing and booking requirements.
All House Rules must be followed during your stay, there are no exceptions. Please take a few moments to review the House Rules below to ensure they are a good fit for the purpose of your trip. If for some reason they are not please contact us so we can work with you to find an alternate property that will meet your needs. Our goal is for every guest to have an amazing experience during their time in Cocoa Beach.
Blue Horizon House Rules:
1. All communication must be through the chat feature of the booking platform.
2. NO PETS! The owner's son almost died from an allergic reaction to animal dander. NO PETS!!
3. Guests must be 30 years of age or older to rent this property
4. No parties or spring breakers please – this is a property for those who want to relax-not for wild parties-We are set in a quiet location
5. No events may be held on the property, NONE!
6. Absolutely NO smoking or vaping on property. All guests MUST be non-smokers.
7. This is a quiet family neighborhood and we have quiet time from 10:00pm to 8:00am nightly.
8. Checkout is at 10:00am
9. The number of guests permitted in/on the property are limited to the number disclosed in the reservation at all times. The 14 person limit includes adults, children, and infants. 14 is MAX at all times!!
10. No refunds on reservations cancelled due to a violation of our house rules.

* The maximum speed limit within most of Cocoa Beach is 35 MPH, please observe all posted speed limits.
* The main north/south roadway is SR A1A, also called North Atlantic and South Atlantic Avenues and North Orlando and South Orlando Avenues.
* The main east/west roadway into and out of Cocoa Beach is SR 520, also called Cocoa Beach Causeway (East and West).
* Do not leave pets unattended in vehicles at any time.
Evacuation requirements
* If an evacuation order is given, all guests and pets must evacuate.

o Rear porch lights are to be turned off.
* Nighttime lighting is prohibited from illuminating any portion of the beach.
* No flashlights are to be used while walking on the beach.
* Look out for sea turtle nests and do not disturb nests when walking or enjoying the beach.
* If hatchlings are observed, leave them alone and make sure all light sources are extinguished.
* If hatchlings are observed heading away from the ocean, call Cocoa Beach Police at 321-868-3251.
* Leave nothing on the beach after your visit.

My family loved this property. It was beautiful and relaxing. Very close to everything.

Very clean home and plenty of space for our group of 12. We enjoyed the location—right on the beach! Kitchen was well stocked with pots, pans, dishes and appliances.

If you want a place to relax with family, this is the perfect Oasis. If you want 100% privacy this isn’t the place. The property has a few cameras with sound capabilities. It’s big enough to accommodate a large group but pay attention to the amount of people who are allowed to stay on the property. If you have a small group this is perfect for you to enjoy the ocean .

Loved this property, the location was probably my favorite. Close to the beach with a nice outdoor area and the outdoor shower was a savior with kids. Driveway was large enough for two SUV’s. The home was mostly quiet and had a nice layout with plenty of space. Master bedroom with balcony was perfect and master bath was huge. Plenty of towels which was nice, kitchen was great for our large group. Owner was responsive. Definitely want to come back!

Amazing property, right on the ocean. They have thought of everything… blow dryers in every bathroom, beach towels, outdoor shower, bicycles, coolers, lots of seating inside and outside.

We had a great time at the property. The house was excellent for our extended family, plenty of room for everyone and and easy to get to anywhere on Cocoa Beach. We we're doubly fortunate during our stay as we got to see both a SpaceX rocket launch from the backyard, and twice we had sea turtles come up to the edge of the pathway to lay eggs. Great location and great vibes, I hope we get a chance to return!

House was amazing. Better than the pictures, way more spacious. Lots of room in the kitchen/living room for family activities. Backyard was incredible. Quiet beach with lots of room and privacy. Lots of supplies in the house for daily use. Would easily book this again! 10/10!

We had a great stay at Blue Horizon! Plenty of room for ALL of us! House was well maintained, beds were comfortable. Did not have enough “extra” supplies like trash bags and toilet paper…but that amazing beach access makes up for the extra trip to the store!

We decided to celebrate my parents 40th anniversary at this amazing beach house. This house had plenty of room for our entire family, which included my siblings, parents and all of their grandchildren.
The kitchen was HUGE! At one point there were 4 of us preparing dinner, and nobody got in each others way.
The outdoor area was true paradise. The Tiki Bar was a perfect place to make drinks throughout the day and there was a small pavilion that easily sat our entire group while the kids were playing in the backyard.
Being able to walk out on to the beach at sunrise every morning was priceless. We were even lucky enough to see a sea turtle laying eggs one morning.
I would definitely recommend staying here!

Great for Family's
Great property, it was set up wonderfully for my family with 6 kids < 8. The house had several unexpected boons for us like a high chair etc. that was great for us with our littles. Property manager was very helpful with great beach access. Would definitley recommend.

Mother/Daughter Graduation Trip
We wanted to have some quality time with our daughters before they leave for college this summer and were looking for a place close to the beach and with a big kitchen/great room so we could all eat and hang out together. This was the perfect house - steps from the beach with a beautiful view. Fully stocked kitchen, beach chairs and boogie boards, beach towels all provided. Very clean and a beachy, bright vibe to the decor. We were very happy we chose the property and would recommend it again!

Family Vacation
The property was very nice. We were close enough to Orlando and the Kennedy Space Center. Alot of things to do. There are alot of restrictions that come with the house and they do not tell you until after you book. Still worth the money. We had a great family Vacation.

Fantastic Beach House
Blue Horizon was even better than the beautiful pictures on this site. The interior was newly renovated, well designed, very clean, and incredibly comfortable. The outdoor space was simply amazing. We were able to enjoy the gorgeous beach view without getting sandy feet if we chose. The covered pavilion was such a fun place to relax and talk, even take a nap in the shade. The hammock, mini-beach, and tiki bar were just plain fun, and we made s'mores at the fire pit on our last night.
Communication was quick and efficient. It was just a wonderful time for our family!

Great Mini Reunion Place
Great place for our get together of 10 college buddies in the year we all turn 50. Caught a rocket launch at 5:30 am. Awesome options for getting meals brought in for large groups. Lots of options for sleeping. Everyone said the place was great.

CREEPY CAMERAS - THEY WILL BE WATCHING YOU
There were many cameras watching and recording everything that we did outside. Our group agreed that if we were with our wives or children, we would not have stayed there. We were a group of 50ish year old business men, so while uncomfortable, it did not cause us to vacate the property. How do we know they were watching and recording us. The owner sent me a message that he saw "several incidents of smoking". Not sure why smoking outside would be an issue. Even if it is, the only way the owner of the home could know, is if HE WAS WATCHING US FROM THE CAMERAS.

It was an 80th birthday celebration with family and the house and all amenities were as advertised. A heads up - 2 weeks prior to our arrival I received via email an amendment to the rental contract which required the names, age and relationship of all persons granted access to the property .

Best Beach House Rental!!!
The property is so well maintained and managed. Our party was two families with small children and this beach house was exactly what we were looking for. The home was fully stocked… I do mean FULLY. We picked so many things that the house already had that may not have been indicated on the listed. All communication was professional. The house was beautiful…clean, well maintained, and well organized. Side note: we did have someone appear on the private back patio before we even noticed because the beach and board walk gets really dark at night. (She stated she stayed on the beach too long and could not find her way back to the public entrance). Just be aware this could happen. Scared us a bit… but I did appreciate the property having the cameras. Overall, if you are looking for a small group beach getaway with a luxury feel… This is the place for you!!!! Loved every minute!!!

We checked in on Easter Sunday and quickly started preparing dinner. The homeowner notified the property management that we had over 14 people at the home. I responded that we had family there and that only 14 would be staying in the home and told them where the others were staying. I also was honest and up front that we would be getting together for some meals. At that time they included the “post booking email” with many rules I hadn’t seen before. Regardless, the homeowner knew that there were 5 extra people in the home and another message was sent by Keith, an assistant with the property management company, that they needed to leave right after dinner and seek accommodations. On Monday afternoon we had friends that stopped by. Within a very short time Lauren with the property management company showed up due to the homeowner contacting her. Again, he knew exactly how many were there. Lauren found that we were all visiting out in the yard, no loud music, no partying just enjoying each other, the kids and the beautiful weather. Our friends left shortly after Lauren stopped feeling bad that by them stopping to say “Hi” caused us grief. After they left I found a message from Keith again. The homeowner wanted us out. We had 2 hours to get out or the police would be there. I made sure he had talked with Lauren and everything was fine. At 10:45 pm. that night, I received a text from Keith, that the homeowner wanted a response “right now” that we would go by house rules. I wish he would have checked the cameras then because we had all been in bed for almost 2 hours. At this point, I was feeling harassed. Finally on Tuesday, Lauren was more than understanding and tried to make things right with us. We’ve used Vrbo numerous times and I’ve never written a bad review. I also, at the age of 61, have never been told I’m having the police called on me. Our 5 yr grandson was eating breakfast looking around for cameras. Vrbo states that cameras can only be used for security purposes. I have to say these are intrusive and even creepy that a homeowner is watching/ recording your every move.

Nice location and home. If you rent this be prepared to be watched by cameras.
We checked in on Easter Sunday and quickly started preparing dinner. The homeowner notified the property management that we had over 14 people at the home. I responded that we had family there and that only 14 would be staying in the home and told them where the others were staying. I also was honest and up front that we would be getting together for some meals. At that time they included the “post booking email” with many rules I hadn’t seen before. Regardless, the homeowner knew that there were 5 extra people in the home and another message was sent by Keith, an assistant with the property management company, that they needed to leave right after dinner and seek accommodations.

Great rental
Awesome rental. House is every bit as nice as the pics suggest. Very well appointed. Well stocked kitchen. Tons of beach toys (boogie boards, skim boards, a surf board, paddle ball set etc). A few bikes. Plenty of seating, tables and a hammock made it convenient to be outside as much as we wanted. Beautiful setting with beach views and a lovely dune between the house and beach. Nice quiet location but only a mile walk or bike to lunch/coffee/ice cream and a few min drive to Publix. Manager very responsive to the few questions we had.

Great house with excellent appointments. The owners were very nice and helpful. Loved the location and the vibe.

Our Family Loved It!
The property was beautiful. Beach access was incredible. My family of 7, children ranging from 6-18 yrs old all loved it. It was perfect and Coco Beach is a great town that has everything we needed to enjoy our stay. I would stay here again for sure!

Great Girls Weekend Getaway
This house was perfect for celebrating our friends 50th birthday. It was very clean and well decorated. The kitchen & dining area were spacious enough to seat our 11 people. The fire pit was awesome and beachfront location amazing. We just wish the weather was a little better during our stay!

A group of six professionals enjoyed this beachfront compound for a two day meeting. Comfortable space, right on the water, and a great location for food and other coastal activities.
