About this house rental
Our Cocoa Beach home is a 3600sqft, two-story (with elevator) 6 bed 5 bath private residence.
Amazing gatherings out back feature a beautiful heated pool, hot tub and comfy lounging around the fire pit. We are located 100 meters to the sand, a 5min or less walk to the Pier, several bars, restaurants and coffee shops. Ron Jon Surf shop and other local attractions are less than 1 mile away.
The kids will love the garage game room with ping pong, foosball, and arcade games!
And everyone will enjoy the beach gear (pictured); bicycles, soft top boards, boogie boards, chairs, cooler, beach wagon, and plenty more.

The house and amenities were amazing. Our grandkids loved this place. One block form the ocean where the kids would swim and play for 3 hours then back to the house and jump into the pool for a couple of hours.

The house worked great for our large group ranging from elderly to children. We loved how close the beach was, just a very short walk. After the beach, relaxing in the pool was fun.
Especially loved the very large refrigerator/freezer in the house and the second one in the garage. The kids loved the ping-pong table and video games. Any questions we had, were answered immediately by the owners:)

This place was amazing!! We had 10.
The GOOD:
1. Big pool (larger than we had expected and very clean pool area; nice hot tub and comfortable seating under the shade structure.
2. Total number of bedroom and bathrooms, lots of comfortable space.
3. Location very near the beach and the Pier, and close to restaurants and stores.
4. Cleanliness of the entire house, pool area and yard.
5. Beach toys and things for the beach, incl. chairs and umbrellas.
6. Beach towels.
7. Games in the garage.
8. Many nice, relaxing living, sitting and dining rooms.
9. Very nice kitchen and appliances.
10. Plenty of plates, glasses, cups, silverware and cooking utensils.
11.Nice to have trash and recycling pickup during the week.
12.Excellent instructions and information provided before our visit and during our visit.
Things that can be improved (very minor items):
1. Internet/WiFi reception was spotty. Please check into why there were so many service interruptions. And TVs went out when the internet was down.
2. Landscaping: The dead brown fronds on the palm trees in the back should be pruned and removed. Crabgrass in the front landscaping should be removed or killed.
3. There was a pile of tree prunings and landscaping debris in front of the property all week, making things unsightly. That pile should be removed as soon as possible.
4. TV source did not have local channels live. We were OK with that, but would have been nice to have the major networks (ABC, NBC, CBS, Fox, ESPN, etc. live).

This place was amazing, truly couldn't find anything wrong. The whole family loved the place. We have rented several houses over the years and this was by far the best. The host has thought of everything to make this a 5 star place to stay.

Wow! The game room, pool and comfy TV room were favorite spots for my four Granddaughters! Amazing collection of beach chairs, umbrellas and toys really made our beach time fun! Beach was absolutely perfect; only a few minutes walk with the Coco Beach pier just near enough. Great grocery store and Dunkin Donuts in close walking distance was nice! Rooms are VERY large with lots of balconies! Beds were ALL
Comfy and A/C kept house at perfect temperature! A gigantic freezer/refrigerator and TWO coffee makers was a nice touch! They thought of everything! Our host responded to ALL questions and issues immediately!

We had a total of 14 people (3 families). The house was perfect for us. Location is right in the middle of a busy area and you have plenty of privacy. The pool was bigger then anticipated which was great for the kids.

We loved Pier Beach House in Cocoa Beach and will return again. With 6 adults and 4 kids (12, 6, 3, 2) the home was very comfortable and perfect for us! I had a problem entering, so I called and they responded with a solution within 10 minutes. The home had everything you can imagine. The kitchen was well organized and cabinets labelled with pots/pans/ dishes/spatulas, etc. There were also condiments, spices, sugar, foil, coffee, kitchen & laundry detergent available, so we didn’t need to purchase. The bedrooms were excellent, with comfortable sheets and beds, hangers, plenty of towels, shampoo/conditioner/soap, tp. We had 2 little ones and the pack n plays and booster seats were in great condition and used. The game room was awesome for our downtime with ping pong, foosball and arcades. When we were ready for the beach, this home had everything you would need and in great condition. Plenty of beach towels, wagon, cooler, umbrellas, sand rug, life jackets (from infant to puddle jumpers), surf boards and boogie boards. It was very close to the beach and an easy walk (not much sand got back into the house either). We loved the non-chlorine pool/hot tub and the temperature was perfect to be in. We walked to the Pier and happened to see the a rocket launch, it was totally amazing. On a scale of 1-10, we’d give it an 11! You will not be disappointed in this place.

This house has everything you need for large groups! Fits everyone comfortably, close to beach, restaurants, and grocery store. Has all the appliances, kitchen stuff, beach stuff, just seriously everything you need! Place is clean and has enough space for everyone to do what they want but all still feel included. Loved the game room, different places to hangout and enjoy your time!

We traveled from Ohio with 7 adults and 5 kids, 7 and under. The house was perfect, each family was able to have their own space and the common areas were large enough to accommodate all of us. The private pool was perfect since the weather was not the best. The kitchen is very well equipped.

Everything about this house was great! Just steps to the beach, several restaurants in walking distance. Ample space for our party of 12 (3 families). The hosts were accommodating and responsive. The house was stocked with everything you need to cook and entertain. I will be staying here again :)

This house was perfect for our families! Stayed here with our 4 kids and friends and their kids! Suitable for all ages! Owners were super accessible and quick to respond to any questions!
Our kids thoroughly enjoyed the game room and pool areas. Loved that there were two living rooms with plenty of seating. Plenty of spacious bedrooms! Very clean! Stocked well with towels/beach towels. Super handy to have the washer and dryer available for use! Beach accessories were amazing to have!! Wagon to transport the beach chairs, beach umbrellas, etc., wheeled cooler, and the kids loved having the boogie boards and surf boards! Would most definitely stay here again!!

It was a dream of mine to take our adult children and our grandchildren somewhere close to a beach. The walk to the beach was pleasant - only about a city block from the house. We all loved the beach and we all loved the pool. The sitting areas were large enough for us all and each couple had their own privacy in the bedroom they chose. We have no complaints. This home and location fulfilled my dreams!

Wonderful family stay at Coca Beach. The house was amazing and had plenty of space and amenities for the whole family. The pool area and entertainment garage were a big hit with everyone. We were lucky enough to catch a SpaceX launch while we were there, so that was an awesome bonus! Everything you need for a luxury stay is there, so we would definitely book here again.

I had my 3 children and their partners, and my 5 grandchildren join me at Casa Cocoa for a family vacation last week, and it was fantastic! The house was perfectly laid out, giving everyone their own spacious bedroom with private bathroom. The kitchen was well-equipped, and the garage/playroom was a big hit with the kids. The back yard, pool and hot tub were awesome. There were lots of floats and pool toys, and plenty of towels. We walked (one block) to the beach and the Pier several times for a change of pace. The house manager and owner were helpful and responsive to my questions about the area attractions, etc. Would definitely recommend!

I would rent this house again for any future family vacation. They have really thought of everything a family would need to have fun rain or shine. Especially the beach stuff: toys, boogie boards, surf boards. The location a block from the beach is amazing and something to note is Publix is only 2 blocks away so it's really easy to go pick up anything needed. We loved to use the bikes they provided.
The place is super organized with laminated print outs with any information and if you have questions the owners answer VERY quickly (no clue why the other reviewers said differently).

We enjoyed our stay as a family group of 9, ranging in ages from 3 to 69. The house is huge and everyone had a space of their own. The pool was a hit with the kids, as was the garage turned game room. We cooked all of our meals at the house and found the kitchen to be well stocked and we dined outside by the pool each night for dinner. My husband used a surfboard almost daily and the kids loved using the boogie boards. Thank you for a wonderful time!

The house is so big and spacious and has so many amenities! It was easy to walk or drive anywhere we wanted to go and it’s so close to the beach!! The house completely accommodated our group of 9 and would probably be a great fit for a family too, plus the host is very easy to communicate with. I loved our trip!

The house was a great size and was very well furnished with just about everything you could need. Ample amount of linens, dishes, etc. super short walk to the beach and pier and other fun bars. The beds were all super comfy and made for a great night sleep.

Absolutely loved this property! We’ve done a yearly family trip for 4 years in a few different places in FL and we will continue to return to this house. We found the perfect place!
It was laid out fantastically for our large group with two living room areas, large dinner table, king rooms with their own bathrooms and amazing outside patio and pool!
The owner and property manager are a delight to work with! We can’t wait to come back!! So much so, that we turned a normal 7 day vacation into 10 for next year because 7 just wasn’t enough time to enjoy this place!

Loved having 5 bathrooms with 4 essentially on suite (one Jack and Jill) - the landlords were great and very helpful. Pool deck with forgot and hot tub were perfect for our team times.

Our family of 8 had a wonderful time in this beautiful home - with 3 adult kids and 3 teenagers, we appreciated the space and bathrooms. The owner was especially responsive, and we enjoyed the hot tub and pool- and s’mores at the fire pit. The weather was a bit cool but we all got in the ocean at least once, and the house is so close to the beach! We loved the location as well as the house itself and will definitely return!

We had a group of 10 woman ages 37-60 & it was perfect for all of us. The pool was awesome! They also allowed us to turn up pool heater. The location was great for having beach access for those who wanted to walk to beach. We loved the fridge! Sounds silly but we’d prefer cooking in & it was huge. The owners were very responsive & great to work with.

Six good friends stayed at Casa Cocoa for 4 nights. The house was beautiful, in a great location, and we had an amazing time!
We were one block from the beach and close to great restaurants and grocery stores. The pool was a nice addition!

Leading up to the stay, I clarified about bringing our dogs since there was no weight restriction on the listing. After a few days, or was confirmed we could bring our large dogs, but they made it seem like a favor to us.
Then a few days before we checked in, they mentioned the elevator stays locked unless otherwise requested. Since we had a few senior citizens in our group, I requested for it to be unlocked. Upon arrival, the elevator was locked. I also messaged the host about the bike locks and how to use them. We ended up finding the codes for those, but regardless, the hosts communicated about the trash schedule during our stay and ignored everything we sent to them.
Additionally, upon our arrival we noticed the outside trash bins were overflowing and there was a prominent dog poo smell in the kitchen. At least the pictures and location matched the description of the property.
All of these things were relatively minor annoyances, but a few days after we received a message from the host saying what wonderful guests we were, we received a message about property damage. They claimed we did not pick up cigarette butts or dog poo, and that we broke the door frame. We thoroughly picked up after ourselves and definitely did not damage the property, but they were not willing to communicate further. The tone of their one message and payment request for damages seemed very much like a scam.
The property is great, but beware of the hosts.

Don’t look any further! This home is perfect!
This home is absolutely perfect! Everyone was extremely happy with everything. The beds were very comfortable and the sheets and bedding felt so good. The layout of the home was wonderful. We loved having the two living rooms. Plenty of space for everyone to spread out. You don’t have to bring any extras or go buy stuff to take to the ocean. Beach chairs, pool towels, boogey boards and more are supplied. The pool and backyard are also perfect size for relaxing.
