This open one bedroom, dog friendly suite comes with the unique charm of exposed brick and is located on Historic Spring St. The suite boasts a queen sized bed, which opens to a living room area with pull out sofa. There is also a renovated ensuite bathroom with a glass walk in shower. The unit comes equipped with a mini fridge, microwave, hot plate, coffee station, and newly installed mini splits.

86 Spring Street is one of the best locations in Newport. You are a five minute walk to famous landmarks such as Bannisters and Bowens Wharf, Trinity and St. Mary’s Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.

Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.

Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are two off street parking spots which are on a first come, first serve basis. There are, however, paid public parking lots on Church Street, and also one on Clarke St. which are both just two blocks away. There is also the option of parking for free at another Windward Lot which is a ten minute walk away located off Broadway. Please contact us if you will be needing access to this lot.


86 Spring Street is a five unit building located on Historic Spring Street. Unit Two is a first floor unit and is the perfect retreat after a day spent wandering around downtown. The room was recently refreshed with new furniture and decor. The space is a two large rooms open to each other with a queen size bed and pullout sofa. There is a shared brick patio with a picnic table and patio furniture located in the rear of the building.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

As advertised. Tasteful decor. Impeccably clean. Beautiful old building on beautiful old street. Parking not bad to find and was able to snag a driveway spot the second day (Wednesday). Ideally located. Love that it is pet friendly. Had a great time in Newport. Three complaints though which are not insignificant: 1. Almost could not enter the premises as the instructions for the key pad could have been clearer. You need to turn the top knob where the numbers that doesn't look like a knob, and not the actual door knob. Luckily, I was able to knock on another guest's door who said he had the same problem and told me the secret to entering. I arrived in the dark with two pets, so the added stress was not ideal for beginning my stay. I did not receive the address of the property or check in information until the morning when I was leaving to pick up the rental car. That was also stressful to begin a trip and not know where I was going (nothing to program into the GPS) or how I was going to check in when I got there. 2. The air conditioning unit was a floor unit and rather noisy 3. This is the main complaint: The sheets and pillows smelled as if saturated with detergent and fabric softener and never rinsed. Gave me an immediate headache and took hours to fall asleep. I emailed the owner and requested new linens…and NEVER. HEARD. BACK. The lack of correspondence added insult to injury. Would have been a perfect stay otherwise.

In the heart of the historic district and walking distance to everything. Place had updated bathroom and kept the charm of the area. Only negative was not enough hot water for showering first day. Would stay there again. Loved it!

My family stayed in the apartment for two days over Labor Day. We were pleasantly surprised that the location was so central to town as we had never been to Newport. It was great to walk the historic neighborhood streets and then easily make our way over to the bars and restaurants. The apartment itself was clean and more spacious than a typical hotel room. While there isn't a full kitchen we were able to make do with the appliances provided such as the toaster, fridge, and coffee maker. The courtyard out back was nice as well. We enjoyed the place and would happily return.

Excellent location and very nice, updated property with traditional charm. Great location that is only 2 blocks from bars/restaurants/shopping; half a mile from waterfront at the most. Parking can be a challenge if the spaces are filled. The public lot a block away is $20 overnight; less expensive than the lot near the hotel; way less than some lots in town. AC is provided by a mobile unit but it wasn’t disruptive. I really enjoyed the space and regret not taking advantage of the little patio area.

Positive experience overall. Ideal location to downtown and neighborhood restaurants. As others have notated, the AC was extremely loud. Luckily the weather was colder we slept with the windows open and fan running. Older colonial home so the sound travels and tenants above were quite loud throughout our stay. A recommendation would be installing towel hooks in the bathroom. The unit functions well overall. Matthew was so sweet in bringing us a wine key.

My boyfriend and I decided to visit Newport to celebrate graduating from college. We could not have booked a better place! The rental was clean and the location was perfect! I will definitely be booking this rental again when I return to Newport!

We traveled from Ohio with our dog and we’re under the impression that we would be able to leave him in the room in his cage that we brought if we wanted to go to dinner. When we received the rules the morning of our check in, it was stated that we cannot leave our dog unattended at any time. This heavily affected our trip as we were not able to do some of the things we had planned. The room was not sound proof at all and we could hear any conversations/noises from all other rooms. Our room was filled with ants all over especially in the bathroom sink even though it appeared to be clean. The bedding had several black hairs on it upon our arrival. Also there was no grass for our dog to go to the bathroom. It was extremely inconvenient that we had to park over a block away to get to the room due to no parking available. During our entire stay there was not any spots available. It was in a great location and overall the room was clean. I would not recommend staying here with a dog due to the lack of soundproofing and no grass.
